very nice quite place with an amazing view. the family was amazing that were hosting the place. if you have a car then the location is very close to pisa.

needs updating, alot of spiders and spider webs on the ceiling behind the closet and I didn’t even dare to look under the bed.

Very happy that the ground floor apartment is for the most part wheelchair accessible. Though, the accessibility of the path and the entrance to the pool could be improved.

The place was spacious. The host was friendly and caring. We had a parking spot. The location was good, close to town.

We prefer thicker bed mattresses. WiFi was not as good as we expected; it would disconnect frequently.

Amazing property and location in Lucca, with breathtaking views and you can tell immediately that it is well maintained and carefully managed. Andrea and Vanessa are great hosts, they are so sweet and polite and make you feel welcome immediately. Pool is very big and relaxing. Very clean apartment, with perfectly functioning amenities, overall an exceptional experience, we will for sure be back!

This place and this host is best I ever met! Location is perfect, close to every significant location in the area! On site facilities are superb! A lot magnificent and authentic restaurants within a travel of 5 minutes. But the most important is Andrea the owner - perfect person! Highly recommended!

The interior was ok but just that. Bed in the second bedroom was very small, really only suitable for 1 person. Taking a shower meant the whole bathroom floor was soaking, toilet seat didn’t seem to match the (wheel chair accessible) toilet. No oven or dishwasher in the kitchen. Pool was still closed (a heads up prior to arriving would have been nice). I guess for the price and location we expected a little bit more luxury. But if your looking for views and space then this is for you.

Tenuta San Giovanni Lucca is a lovely place to stay. The hosts are very nice and hospitable. They help with many ideas and tips to make the holiday an unforgettable experience. Tenuta is located just outside Lucca, in a quiet area. Perfect for relaxation. From there you can easily get to Pisa, Florence and Siena. It is also centrally located for excursions to the sea or the mountains

Large bedsrooms with comfortable beds. Very nice bathrooms, private for every room. Friendly and helpful staff. Large pool.

Social area very small - almost non existing in the appartment.

This review relates only to the ground floor of the ‘dependancel’ which is completely built in between a barn and the house of the neighbours. The neighbours have direct access to the 'terrace' which is no more than a courtyard with disappointing views: the view on the mountains is obstructed by the the awning. However you can't control the screen yourself as the operating switch is at the neigbours' property. And even more bizarre: the neighbours have 2 cameras that are aimed at that courtyard. When I reported to the owner that we did not feel comfortable with this, he offered to move into another apartment (without any further explanation about the presence of the cameras, of which at least 1 seemed to be active, given the glowing sensor lights when movement was detected). The facilities and equipment do not match the Booking.com description. No trace of an oven, coffee maker, toaster, washing machine, tumble dryer. The equipment of the kitchenette is below standard: not a single pan lid, clean cutting board, serving spoons, etc.. Several appliances were dirty and greasy. The free toiletries are limited to a small bottle of shampoo and body lotion for 2 people for 4 days (and no trace of bathrobe/slippers either). In general, the state of maintenance and cleanliness is not at a satisfying level : the door giving access to the courtyard does not close, the shower head is no longer height-adjustable on the rod and the bed is of questionable and back aching quality. Dust can be found about anywhere. And to put the above in perspective, I've posted over 50 reviews on Booking.com in the last few years, with many high marks because the accommodations met our expectations which were based on the online descriptions. This is the lowest rating I've ever given. I hope that the owner will understand this particular apartment needs a real check-up and matches with a correct online description,

Family friendly, swimming pool

The kitchen didn’t equipped properly; there was not kettle and the coffee machine was required specific capsules you could not find it in supermarket.

Absolutely loved our 2 nights stay here. Easy check in / out … HUGE apartment .. tasteful place all in all .. we were greeted with a warm welcome and a bottle of house wine , the beds were comfy , the place spotless , close to Luca town by car , 5-7 minutes walk from a lovely Gelateria where we got our breakfast daily , lovely pool and scenery .. Andrea sent us a welcome message with all the info we needed .. highly recommend this warm place .

Andrea and his mother were very helpful. The pool was great for kids. Central location close to Lucca. They also have a charger for electric cars.

Andrea and Vanessa were perfect hosts. We got plenty of great tips from them and the place is just lovely, especially with small kids. Andrea took care of everything. We‘ll definitely come again.

Tenuta San Giovanni is located in a quiet valley between Pisa and Lucca, very convenient for visiting both by car, and Andrea provided helpful inside info on what to visit and where to eat. The annex accommodation was comfortable, spacious and came with unusual historic features.

I hadn’t appreciated Tenuta San Giovanni is entirely self-catering, but there is a good cafe for breakfast very nearby.
