The proprietors declined to offer us breakfast although we thought we had booked breakfast. However there was an adequate cafe within 1 Kilometer of the property.

It's a comfortable and clean appartment and the hosts are very welcoming. It's in a quiet country location but guests need to be aware that breakfast is no longer provided. There are however nearby cafes that serve breakfast. Would recommend The Barn Cafe.

Nice big bed & nice to have a kitchen area to boil kettle.
Good to have our own front door to our area of the b& b.
Breakfast not impressive. Microwave is not a good way to heat the obviously cheap croissants & chocolate bread we were left.
Kitchen made it clear which cupboards & facilities we could & couldn't use but it made it very obvious we were in someone else's kitchen! For example we weren't allowed to use the oven.
Happier if it had been a little cheaper & had no breakfast.

Great breakfast arrangements, fresh fruit, yoghurts, cereals, croissants, orange juice and toast.
Throw rugs were a bit of a nuisance and a potential trip hazard.

Very pretty, we were made very welcome by Sarah. The kitchen was well stocked, the room was lovely & clean.
The mattresses on the beds were not very comfortable.

The hosts were very welcoming and nothing was to much trouble.
They supplied a superb continental breakfast, which had great choices on offer.
Would highly recommend, especially if you are looking for peace and tranquillity.

The location and the friendliness of the hosts. The continental breakfast was very good and their garden was lovely.
Bed was a little uncomfortable and would have really liked a dressing table or uncluttered space for personal effects.

Spacious rooms, table to sit at in kitchen for breakfast and a well stocked self service continental breakfast - the fresh berries were a lovely surprise. Being a self contained unit just for us made it feel far more Covid secure than a hotel. Beautiful grounds in a very peaceful rural area.

This is a perfect get away for a night or two. Very peaceful, in a lovely setting. Made to feel very welcome. A very generous breakfast. Would definitely recommend and would go back.
For a longer stay a sitting area would be nice. However, we were not there very much and as a base it was perfect. We couldn't fault anything in the house at all.

Pretty courtyard to sit out in sunshine.
A little bit hard to find, but otherwise good location within 5 miles of Woodbridge & Sutton Hoo.

The facilities were homely and v spacious and the host had thought of almost everything one could possibly need.
The self service breakfast was generous and varied.
The garden was delightful but due to the poor weather we weren't able to make the most of the outdoors area.
A full kitchen was part of the facility but guests not allowed to use the cooker which if I was staying for longer I would prefer.

We were made to feel very welcome and at home. Breakfast was continental and topped up all week. The hosts were very attentive to our needs, providing information on great circular walks in the beautiful surrounding countryside and insight into the local history and area. We thoroughly enjoyed our stay.

The gardens were beautiful ideal for a wedding reception. Sarah and her husband very welcoming they have been helpful suggesting places to visit etc
Due to Covid reg. We could only use microwave and continental breakfast which was lovely and so much variety. May be when it's all lifted you can have a full English breakfast. Fantastic find will visit again

Lovely room with comfy beds and bedding. Continental break provided was good (fresh fruit, yogurts, milk, coffee and croissants). A good base to visit various areas in Suffolk!
