Gorgeous spot and lovely people who own it

The bed was a bit ifft

+ the owner is a nice guy who lives downstairs trying his best but there are some flaws + at least he speaks quite okaying English + the location is in interesting Italian countryside quite close to Rome and very good for a chillout and relax + the views from the balcony are breathtaking and there's strong potential in this property, lovely garden with olive trees and so on + fully equipped kitchen with normal size fridge, gas hob (no oven) + wifi + spacious room and balcony + Sabina Craft brewery - if you have a chance please do pay them a visit as their production is exceptional!

- not even a small table on a balcony, there was one on the front terrace but that was too big, dirty and full of spider nets. - terribly uncomfortable beds (not suitable for sleeping a human being I'd say) and dirty bedlinen with spills of "something" on it. We had to take off the mattresses, sleep on the floor to avoid spine injuries and use our own sheets and blankets. - there is literally NO PARKING there. Sure you can (and have to) park the car on the opposite side of the main road next to the church in a steep hill one would be afraid the vehicle might roll roof down on side in a strong wind and you can barely open a door how steep the hill is. Also there is no lack of parking space on the property grounds but unfortunately not available for the guests... - I believe the position is wrong in the map, it's the third of fourth house on right hand side after a town sign coming up the hill. - some electrical installation (almost all) would be qualified dangerous, sockets coming off the wall, no ground wires even in the bathroom, lights with bulbs out... - narrow steel staircase leading to an apartment. - the cleanliness and sanitary safety is questionable and only little effort (if any at all) was made to make it any better before our arrival. We have done a proper cleaning ourselves on our second day and fixed some broken equipment for the good of traveling community and we hope this effort will not end in just pushing the room price (already high for the value) even higher.

The view is amazing. Simple apartment, but very good value for money.

The view from the terrace was magic!! A lovely italian family. The apartment was simple had everything one needs.
