The best place ever!

It’s sooooo beautiful you can’t believe it!

Very well set in a beautiful garden , private yet easily accessible on foot to the town centre

Would be good to have an honesty system drinks menu provided in the beautiful lounge/ sitting room or in room mini fridge

The location, cleanliness, beautifully kept gardens, lovely breakfast and a very nice hospitable man in James.

The accommodation was ideally located for the town and tourist attractions. Our room overlooked St Austell with amazing views.

Private bathroom was fine but not ensuite. it was just down a corridor.

Breakfast was high quality, Cornish themed, with numerous options, the host checking daily one's choices for the following morning. Cooked food was served piping hot and with minimal, if any, waiting time. The dining room was beautifully decorated and appointed, the table set with clean, white table cloths, serviettes, silver cutlery and floral centrepiece. Fruit juice was in a decanter and an extensive range of preserves included excellent home-made Seville orange marmalade and local honey.

Not so keen on sharing break fast table but fortunately all the guests were v pleasant.

Super looking property both inside and out. Decorated ornately and oozing quality. Loved the oriental furniture etc in the dining room. Lovely Breakfast, plenty to eat and a great range on offer. Very helpful and friendly host, would definitely recommend.

Attention to detail, lovely bed linen, excellent breakfast, a quality establishment which clearly believes in high standards.

The friendly welcome and the generous breakfast.

Excellent. Made to feel very welcome. A delicious breakfast and happy for my son who lives locally to join me for a very reasonable cost. Loved the powerful shower. Comfy bed, best nights sleep for ages.

James was an excellent host. Very cosy and intimate place. Felt safe. Delicious food. Location excellent. Minutes from train station. Highly recommend staying.

Location was perfect, we were able to walk to Ivy House in five minutes from St Austell station. After a stressful journey due strike action it was lovely to arrive to a beautiful, calm house with a great host.

We would not change anything

Lovely large clean room with excellent shower. I particularly enjoyed the breakfast where all the guests sat at the same table - very sociable!

Nice house, very large, with a nice garden. Had a good view from our bedroom window. Very good breakfast in the morning. I liked how they set everyone up at one large table, so you could chat with other guests.

The bathroom was separate from the bedroom, so you had to leave the room, go along the hallway and enter your bathroom. It is your private bathroom but it is not locked, so really anyone could have used it.

The hotel is located up a private road near to the railway station so good for the train. It was really peaceful and relaxing and the gardens that the hotel are set in are lovely, so nice to have a garden to sit in on a warm summer evening. My room had its own bathroom which wasn't en suite but it was big, as was my room. The decor in the whole house is wonderful. Excellent breakfast too.

Excellent welcoming host. Gorgeous house in a good location for walking into the town. Close to the railway station too. Excellent breakfast. Seating in the garden if you wanted to be outside. Clean and tidy with tea, coffee and a bar of Cornish chocolate in the room.

No TV in the room although there was a guest sitting room with TV if you wanted to use it. Rooms could only be locked from the inside so had to be left open when unoccupied despite a safe in the room for valuables.
