- I did not notice I booked a smoking room and reception changed it for me, they were very helpful. - Wifi connection was good. - Although I am not familiar with Japanese breakfast and could not eat much because of that, breakfast had a good variety of food and most importantly all the food I tried was really tasty!

Breakfast ends at 9am, a bit early for people on vacation. Also, many people go around 8:30am, line up for breakfast and dishes/coffee finish quite quickly. Staff replaces it quickly as well but you have to line up again. It was so busy and I could not eat most of the food anyways, so I did not bother getting back into the long queue and ended up having soup and rice only. As a foreigner who did not pay enough attention to the location, do not let distance from Narita mistake you. 1 hr ride from the airport is average for where I live but apparently not for Tokyo. Beware, the hotel is not in Tokyo 😁It will cost you an hour and around $10-$12 (one way) for commute. So pay attention to the location!

Wonderful view of the Sakura trees and the river at the park. Very clean and quiet hotel. The location was just near the station and the staff was super friendly.

Breakfast was a bit chaotic. What used to be the best thing about Japanese hotels was the hotel staff and their attentiveness to detail. Post COVID it is all DIY. Hopefully that will revert back after time.

Really clean hotel with nice staff who mostly speaks English. The free breakfast and drinks are also positives.

The rooms are quite small .

This is probably the best Japanese business hotel I have used in many years. The room is pretty standard, as most are, but everything else is exceptional. A beautiful view, incredibly friendly and kind staff, a quiet location that still has many shops and restaurants on the doorstep, and a minute's walk from Misatochou station. Then the lovely breakfast buffet every morning and the incredible cleanliness! If you want a simple hotel experience where everything is done well and with a good atmosphere, this hotel is brilliant.

There isn't anything I didn't like, but if I was to think of potential issues for others, maybe note that the train line (Tsukuba Express) is a little more pricey than the JR. However, the hotel is great value, so it all evens out.
