We very much enjoyed our stay for our annual September family get together. We have been to a several places on the island the last 10 years but the Beach breeze home is a new favorite. The only reason we did not give it 5/5 is because we never got the wifi password to work, the main kitchen fridge had a foul odor to it despite being empty and clean upon arrival. We never found the remote to the TV in the garage and there was a chipped wine glass that could have been dangerous if used. The host was very responsive when the home lost power and we were out for a few hours but I know that was not in their control but we appreciated the quick communication. Overall I changed my rating to 5/5 because the home was so spacious with great amenities for a family vacation.

The house was great with plenty of room for all of us. We had five teenage boys with us for a senior trip. Deck around the upstairs was great. Location was perfect as it’s only a two minute walk to the beach. The pool area was a little less than we had hoped for but it worked. Overall great stay.

House looked just like pictures. Lots of construction on street so vehicles, dumpsters and construction materials nearby, but not noisy. Just a bit unsightly.
Arrived and was very disappointed that the pool was filthy. Color of water was lime green. Hot tub was not heating. Those were the only reasons we rented the house. However, one call to management company (Gerold) and he dispatched someone to address issues. We missed out on the pool and hot tub the first day, but they jumped on it and added chemicals to pool and fixed the hot tub. Second day was great.
House is great. Served us perfectly. Kitchen and bathrooms all nice and fully stocked.
Would definitely recommend. Just ask that amenities have been inspected before arrival.

The house was great, clean, well stocked (with the exception of dishwasher soap, could have used a bit more), so close to the beach and decorated well and with a beach vibe. My friends and husband celebrated my 50th birthday last weekend and we loved our trip so much! The hot tub wasn't working when we got there, but, was resolved the next day. Communication with the rental property was fast and easy. Def recommend this house and all it had to offer. Thank you!

We loved our stay! Bunk beds were great for the teens to stay together. Beautiful kitchen with open layout so we could all hang out together while we cooked. The hot tub was a big sell for us and got used every day (once we called and maintenance came out and turned the heat on for us….which happened very quickly). Game room was fun, although the shuffle board is unusable at this point, and should not be included as a selling point. Beautiful house with private pool and hot tub, and a great place for us to vacation!

Vacation home was nice and clean. Amenities were all as listed on vrbo. The overall process of booking, checkin with Franke Rentals has been smooth. Kids enjoyed the game room and several board game options available. We like the proximity to the beach!
Lower floor may feel little claustrophobic for people. One bed room has two bunk beds to sleep 6 in total, with little ventilation so kids complained it was hot. However Rental Property mgmt provided additional fans that really helped so kids had some sleep.
Overall we thoroughly enjoyed our stay and made some good memories.

This house was absolutely amazing! It was very close to the beach! Our family had a lot of fun playing ping pong after dinner every night! Check in was easy and hostess was very nice!

The property is located at a nice location very closer to a beautiful beach. Quite comfortable for a stay of 8 people. One area of improvement could be better care of the basement rooms (we found live cockroaches when we checked in, which was addressed promptly).

This was sour family Christmas trip and the house was beautiful! It was so spacious and beautifully decorated! The pool and hot tub was so fun for all of us! The game room was used nightly for foosball tournaments and shuffleboard tournaments! We had so much fun! I think everything we needed to cook for our family was in the house!! I would recommend this house to everyone!!

That being said house fans were very dusty (to where you can see it hanging from the fans), master bathroom mirrors were covered in toothpaste and spit marks, and there was no skimmer for the pool . There was a pole for what looked like a skimmer to clean pool but no head on it .

This house is awesome. The pictures are exactly what the house looks like in person. The house was very clean and well equip with dishes, glasses pots pans beach towels chairs toys, etc. Property manager was amazing. The checked on us before we checked in and kept in touch a few times during the stay. The rooms are spacious and comfortable. The house is a half block to the beach - so convenient. We would stay again!

The house was perfect for our family stay. It was clean, well equipped with what we needed. The pool was clean and great for the younger kids, the adults in the group liked the hot tub. We had a couple minor issues that required contacting the management, and Gerald responded quickly with resolutions of the issues.

The house is very close walk to Beach. Love to walk on Gulf Blvd in the mornings which is very close to the house. My family really enjoyed our stay. The House has a play room in the garage that my kids enjoyed.

Everything was as portrayed in the listing. Nice place. Pool and hot tube were big hits. We had a few small maintenance items that need to be addressed, door latch on bedroom door and sink and shower drain running slow and finally plugged. If back in the area again, I would definitely look to rent again.

Soaking up sun

Excellent time at South Padre Island
Our stay at South Padre was enhanced by our excellent accommodations. Our VRBO home was so close to the beach that it was less than a 5-minute walk. The house had numerous beach toys and two wagons to load our beach chairs, beverages and all our needs for our time at the beach.
We had plenty of room for four adults and two children. The house was equipped with more than what we needed. Thanks to Bill and Mike for helping to make our vacation such a memorable experience.

Great place for a quality family vacation
House was spotless and had everything we needed for a relaxing family vacation. Plenty of room for 4 adults and 4 kids. Keypad lock made check in so easy. Plenty of beach toys, chairs, and towels. Pool and hot tub were perfect and we enjoyed them even in February. Game room was fun for all. Very easy walk to the beach. Neighborhood was quiet and we felt safe. Would definitely stay at this property or any of the owners other properties in the future.

Wonderful Vacation
We stayed at Mike & Bill's house for a week and had a great time. The house was clean and beautifully decorated. The kitchen was well stocked with anything you might need to cook a great meal for a night inside. There were a few colder days when we stayed, but the house had a wide variety of games and activities to keep all of us entertained. The house is also located near many restaurants, activities and the beach - we easily walked to many.

A fun week with friends
The house was very nice! 12 of us stayed for a week and had a blast! The house was everything that was promised. The owners kept in touch several times leading up to our stay, giving us updates on making the house even better that advertised. Would definitely stay in one of their homes again, and recomend to others to rent with them as well!!

The house is well kept and very clean. The decor and furnishings are lovely. Mike and Bill are so easy to work with. They were available every time I emailed or called. We had bad weather but definitely had a great place to hang out.

perfect family get away - regardless of weather
Decided on this property given the variability of weather at South Padre during winter season. House had everything needed to enjoy family time even if it was freezing and cold. We lucked out with great weather and the amenities provided anything we needed for the beach to relax or have fun. This is a 5 star property and if you are a food nut and want to cook a top notch dinner, this kitchen is outfitted for anything you need. Family with 3 older teenagers found this property one of the best we have stayed in, affording time apart, but more importantly MANY opportunities to connect over food, games, pool and the many other amenities provided.

We had a wonderful stay in this home. We had 5 people and had plenty of room to move and have our own space. The home is very well appointed, and had everything we needed. We utilized the pool and hot tub a lot and also had fun in the game room on a rainy day. Just a quick walk to the beach! Great communication from the owners. Great experience!
