Thoroughly unique, very pleasant experience. Beautifully presented with high quality decor, comfortable bed and a superb, modern en-suite. We wondered what the Continental Breakfast would offer and it was very, very good. Not just a bowl of cereal. Lots of choice including fresh fruit, yoghurts, croissants and a charcuterie board of meats and cheeses.
The entry system into the building works well and is easily accessed and means that you can let yourself in at any time after 3pm without having to fix a time with the staff. We met our host at breakfast and she was friendly, courteous and very accommodating. We would certainly consider staying again and recommend it to others.

The hotel was generally dirty. The stair carpet was stained and grubby. Our bedroom was tiny and carpet covered in stains. The bathroom was very small so was the shower and shower also needed a good clean as there was black mould or hair in the shower tray.

Budget accommodation but at 4* price, (£145/night inc continental breakfast but no on-site parking.) Property location very good, close to quay, food outlets and shopping. But very quiet at night which is important. Check in by codes sent by email caught me out as I'd never heard of this method. So unpersonal - expected someone to be there during check-in time 3-5pm.
Had been allocated room 8 with a partial sea view. Given the disabled room 1, with absolutely no view. People just outside room window during the day. A great let down. Considering the price had expected luxury accommodation that matched the on-line pictures. It didn't.
Little things that could easily be put right - nowhere in the bathroom (wetroom) to put anything. Two people, only 1 easy chair - (can't see TV from bed.) Ran out of marmalade. BUT fridge in room was excellent. Could do better.

Our brief stay at “The Quay” was amazing. Last minute booking for two adults, only one room available (room 6) which was on the top floor equipped with full size well made wooden bunk beds. What a giggle I had climbing up on the top bunk! The room was well equipped with an en suite shower room, tea and coffee making facilities including a good selection of teas, coffees and even hot chocolate. Completely biscuits too! The room had a large tv, hair dryer, hand and body towels, shower gels, shampoo/comditioner etc etc. in the morning, the continental breakfast was great with a good selection of cereals, toast, fresh fruit, meats & cheeses etc.
The accommodation is ideally situated on the quayside literally moments from town with a large long and short stay car park directly opposite (£8.50 for 24hrs in the long stay when we visited).
This accommodation offers exceptional value for money, self check in and a wonderful host at breakfast, right in the heart of Wells-next-the-sea We will definitely be back.

On the whole the room was clean and the bed was comfortable although the shower space was very small. The room was advertised as a superior double room with a partial sea view. The picture attached shows the exact view. You actually have to literally hang out the window and look over to the right to even see a very limiting sea view.
There is no parking on site. Be prepared to pay day fees at 2 car parks opposite the B&B.

Lovely and clean room. Bed so comfortable and had great tea/coffee facilities. Great location and whilst you have to pay to park, parking is literally opposite. Friendly staff and the easiest check in ever! Highly recommend.

I had no expectation of anything fancy and I was not disappointed. Bunk room cleanish, bathroom clean and good hot shower. Grubby public areas and stairs. The image of the lounge on the websire must have been taken when refurbished in 2015. Clearly no cleaning or tlc lavished since. Rubber croissant for breakfast out of cellophane packet but nice cafetiere coffee. For a night away on my own on business it served a purpose but no more.

Room 5 great room with views and massive bed, coffee tea etc. All good. Unfortunately breakfast was a very basic affair unless you’re in to 10 different kinds of muesli…a packaged croissant you couldn’t warm up!.. and a hostess that was negative over everything from the amount of guests to how little help she had. We got a table but others didn’t and was told she’ll call when there was a table free..

Convenient location, quiet but close to the quay and walkway to the Wells cafe / beach. No parking at the B&B but possible on street (does get busy) or Quay car park a short walk away and only £5 for 24 hours. Close to pubs / restaurants and the Whinhill Norfolk Cider company. Room was a tastefully decorated and co-ordinated with a comfortable chair, chest of drawers and coat rack with hangers. Water was provided as well as tea/coffee making facilities. Breakfast area also had sofas that we were able to use for eating our takeaway fish and chips whilst it was wet outside. We were at the top of the house and the stairs were fairly steep but there was a downstairs room. Space in the downstairs for muddy boots / bikes etc. Convenient key coded front door for easy access. The owners and staff were polite, helpful and courteous. Room including bathroom which was a wet room were clean. Great to each have a hand as well as bath towel. Thank you.

Wells-next-the-sea is a lovely town, and The Quay has easy access to great food and the beach area, not to mention the gelato shop right next door. It’s cute and easy to access.

Perfect location. Good continental breakfast, although there was no marmalade! Excellent shower. We had the downstairs room with space for wheelchair - this meant that the sink is low and small and that the room only had space for one chair. As with many hotel and b&b bathrooms, there was inadequate shelving or flat surfaces on which to put toiletries etc.. in fact, apart from balancing things on the toilet cistern, there was no space at all. To get 5 stars the room would need two chairs and some sort of view out of the window - its location prevents this.

This is a beautiful B&B right near the town centre with a great system for self check in. Whilst it doesn't have parking it is right across the road from the long stay car park which is only £8.50 for 24 hours. Lovely communal seating and breakfast areas. Continental breakfast was great with fresh fruit, toast, croissants, cereal, meat and cheese. Our room was small but nice with comfy bed and plenty of drawer/hanging space. The owner is lovely and makes sure you have everything you need. The gelato shop RIGHT next door is amazing but dangerous 😀 Would highly recommend!

Please note there is a very steep narrow staircase for anyone staying on the first floor or higher. Other than that it is a perfectly positioned place to stay. Car parking is opposite and suggest you pay for the entire time you are staying as if you book for a part day expecting it to rollover to the next, a day finishes at midnight and you don’t want to be out at midnight topping up the meter! Friendly and helpful owner. Dog friendly. Very comfortable. Good restaurant walking distance just up the road. We would definitely stay again.

The Quay B&B is a quaint property right in the heart of the town. The parking is a car park opposite but free parking is on the road if you’re lucky enough to find a space.
The room was spacious and thoughtfully furnished. The bed comfortable.
The bathroom was small and there were some issues with the shower but they didn’t deter from the experience. The owner is aware and is sorting it.
The breakfast is continental only so it was nice to have intolerances to food catered for. And there was a space for the push bike.

We had a very nice, comfortable relaxing stay at the Quay B B. I really like the way they txt the door code to enter the B B, and the key for your room in a locker with also the code sent. Its a very old building with the usual wear and tear on some parts. But should not effect your stay. If your looking for a B B that have staff on the premises 24/7, or your looking for a 5* high spec B B this isnt the place for you. However if you want a warm friendly, comfortable place to just relax after lots of walking then the Quay would be ideal. We are definitely going to be booking again.

A delightful property, unmanned, quiet, and in a nice location. Beware that parking is in the public carpark opposite, only free between 18:00 and 08:00. A continental breakfast is available from 08:30, so I didn't get to sample it as I had to leave at that time. Didn't see a soul, but this was a comfortable and reasonably priced, nicely decorated seaside guesthouse.
