Fantastic stay with a lovely sea view from room 10. Ideal location across the road from the beach and i360 plus close to The Lanes. All staff were so helpful and breakfast was enjoyable. We had a delcious meal at The Regency next door the first evening

We have really enjoyed our stay at this lovely hotel with its fantastic location, just two minutes away from the beach, and unblocked side view of the sea front, spacious 4 beds room with very comfy and super clean beds and en-suite bathroom & full English breakfast is included ... will definitely be coming back soon ...

Staff are really friendly and accommodating. Excellent service especially at breakfast. Very close to the beach, clean room. The only downside is, there was no wifi in the room. It was only available in the lounge. I guess this is ok if you’re avoiding to use the internet as a part of your holiday. Otherwise, great place to stay! Very approachable staff.

Beautiful old style city hotel in a great location for shopping, Brighton Pier and the lanes. Would highly recommend and is reasonably priced as well.

It was just like being at Faulty Towers Hotel, needs an update on all bedding, furniture and cleaning !!!! Staff were very helpful.

You won’t be disappointed fab breakfast great choice clean room restaurant next door as well staff on hand 24 hours 2 minutes from the beach 10/10 would stay there again no faults and a lift great views perfect and shopping around the corner 😊😊😊😊😊

Great location, very generously sized room with amazing sea views - we were pleasantly surprised! Good hospitality and unlimited breakfast. The only issue was that the lining had been cut out of the curtains so sunlight came pouring in at 6am disturbing our sleep.Disappointing as the hotel could buy blackout liners for about £30! Overall great value for money and would stay again.

The room was excellent, with amazing views. The bathroom was small, but had enough space for one person at a time to use it. The only comment I would make is that the kettle was too big to get under the tap in the sink, so we had to climb into the bath to fill it. Other than that, it was marvellous - excellent value for the money paid. I was pleased that breakfast was still provided - both hot and cold - despite the current restrictions in place for Covid-19.

Quick and easy to check in. Good location of seafront hotel. The staffs are friendly. However the hotel is a bit outdated and dirty. No air conditioning in room and restaurants. Very hard to get to sleep in hot summer regards to this. Very pricey for 2 star hotel.

Stayed for 3 nights whilst I participated in the Brighton Half Marathon. Hotel a little tired looking in places ( bedroom curtains needed to be replaced as ripped - maybe due to windows being so high you can’t open and close them easily ) but rooms very clean & the bed was really comfy. Staff very friendly. Breakfast sufficient for my needs. My room had a partial sea view which was great even though it was blowing a hoolie most days ! Would I stay here again ? Yes I would x

The Beach Hotel was great value for money and in a perfect location for seeing everything. The staff were friendly and helpful and the room spacious and clean. Some parts of the hotel were a little tired and in need of refurbishment and I feel the reception area could be a little more prominent and welcoming. This overall did not detract from a pleasant stay.

Came down for the marathon weekend and got a lovely welcome from reception, had a very comfortable two nights in a nice firm bed with plenty of pillows, and a really nice breakfast each morning. Couldn't fault it.

Hotel has a great view and a great location by the sea. Though the carpet that stains your socks, stains in bed sheets and smell of constant fish can be a minus. I'd recommend here someone wanting a one nights stay that's cheap and couldn't care less about quality. Also the elevator is a very one sketchy one that feels like it will give out at any moment.

Loved this place. People there made the difference. Most helpful. They really tried to make your visit pleasant. It is right across from beach. Huge park/lawn in middle if square. Regency Square. We plan on going back. Quaint but well kept up without loosing 1800's feel.

Everything we needed. room was big enough for the 5 of us. Had a good nights sleep.

The location of this hotel is fantastic - especially for the conference centre. Preston street behind the hotel is a great place to eat. The view is amazing. The room was spotless and there was loads of free coffee .But - breakfast was poor, the dining room was cramped and the tables not cleared. Only one of the 4 beds in my room was horizontal and the curtains did not close. The stairs were rickety and frankly the stairwells are dirty. The lift is one of the most frightening I have ever experienced. It was not cheap either, but it is a 2 star hotel in a great location.

Hotel is a lovely old building, but needs some considerable re decoration and refurbishment, ie; rooms are large and spacious but need modernising, bathroom very 1970's some skirting boards missing. The breakfast is poor and needs to be put on a larger scale if number of guests increased. Food and service was fine though!Reception and restaurant staff were very courteous and accommodating.

Great hotel on a budget. All the staff are absolutely lovely and we had a very large twin room with ensuite and breakfast at a very reasonable price. The building is a little tired but all areas are very clean and the location is perfect for getting.... everywhere! Recommended.

When i arrived in this room it smelt like as tho somthing had died and rotted away. Itwas like that the following day too.

We stayed at The Beach Hotel for one night for my Birthday. The location of the Hotel was perfect, right beside the seafront and within walking distance of the pier/bars on the beach. On arriving at the hotel (after parking in the very handy underground carpark right opposite the hotel) we received a warm and friendly welcome. We had booked a double room and were actually given a lovely large family room. The room was at the front of the hotel on the 3rd floor with fantastic views over the promenade and sea. The only slight downsides were that the landing lights were left on overnight and shone through the glass panel at the top of the door and the floor was very creaky above us. The decor is in serious need of freshening up but all the areas were clean. Breakfast had a good variety of both cereals and cooked breakfast to choose from. The reception area had a leaflet rack with lots of ideas for days out locally as well as the use of a pc. Overall we were very happy with our stay and would definitely look to stay here if staying overnight in Brighton again!

Fine if you can't find something else. Bath was dirty. Bed was lumpy. Carpets need to be replaced throughout.

excellent location. Rooms were fine, however the stairs/hallway/landing were badly in need of renovation, and cleaning.

Well situated next to Brighton Seafront very close to the Brighton Centre, five minutes walk from the town centre and about ten minutes to the Lanes. We had a super room; good pictures, comfortable chairs and plenty of space with a wonderful sea view and we thoroughly enjoyed the jacuzzi bath.
