Buzzing coming from air con unit for entirety of stay made sleep incredibly difficult. Other than that no issues.

Check-in experience wasn't great...no one to greet us at reception, so had to wait a few minutes before someone called to us they wouldn't be long. Lady on reception did not smile, and was not helpful when we asked to change rooms, being told the hotel was fully booked at 5pm so changing room was not possible (we had a problem with our room which was overlooking a very noisy residential area). Coming from a hotel background myself, I know not all guests would be checked in by 5pm, so a switch to another room should have been very possible). The hotel from the outside looked very run down and there was visible water damage on the inside ceilings, including in our room's bathroom.
In our room, the bathroom was just seprated by glass pannels (very 1960s/70s?!) Which did not reach the ground, with no lock or handle on door, so absolutely no privacy whatsoever! Was however very clean, I could not fault this. Shower leaked all over the floor when on, so ground was dangerous after use, and any floor towels were soaked through.
We tried to call down to reception from our room, but did not manage to get through (possibly no one there yet again?). When we headed downstairs to ask the lady on reception regarding booking a taxi, we were very abruptly told there would be no possibility of getting a taxi at that time. We explained we did not need one now, and so were grunted at and a card simply passed to us without any further word.

On check in i was told the following no lift no aircon no fan and no windows that open. The room was really hot and struggled to sleep on both nights.

The lifts were out of action, the AC was not working throughout the hotel, the room we had didn’t have any windows that opened, and it smelled musty. the bathroom was substandard. We checked out and asked for a refund 10 mins after checking in.

This was the worst hotel stay I have experienced. No aircon, broken and was told it wouldn’t be fixed until Jan! No hot water and the toilet didn’t flush properly. Dogs barking outside all night. Terrible. Avoid at all costs.

We booked a standard room for a couple, when we arrived we had been allocated a twin room…not awful but not a great start to a lovely weekend away.
The air con was broken…which we were informed of at check in but, no alternative was offered, a room with a window that could open AND let in air…more on this.
It has been a very warm weekend, outside temps hitting close to 30 degrees.
The room did have a window but it opened into a small atrium used for storage and, it seems, a group of pigeons who were trapped in there.
So the view was of a wall and some empty water bottles, with a window that opened into a small space with a glass room that let air hotter than the sun into the room.
No cold water offered or any extra fans…we did have one but the plug sockets don’t exist on the side of the room with the beds in.
Finally, room 134 is opposite an office…presumably the house keeping staff office, both mornings we were woken by groups of staff being very loud outside and with us being able to hear their loud and inappropriate conversations with their office door open…probably because they were also very hot in there too 🙄
All in all, it was horrendous. Unbearably hot, pigeons throwing themselves at a glass roof all night and loud staff.
It’s a shame because the hotel itself is actually lovely with gardens and is in a great location.

The break was spoilt by the fact that the hotels air conditioning was not working. The room we were placed in was unbearably hot to the point that it made us feel unwell. We had a single fan which offered some relief but only to one side of the bed. There wasnt a socket at the other side of the bed, so the offer of an extra fan was futile.
When we spoke with reception about the problem, they acknowledged it was an ongoing problem for rooms where the windows didnt open. They said we should imagine how the cleaners felt who had to work in there. It's a bit irrelevant to us really considering that we had paid to stay in the room.
The room itself was clean and had all that was needed, the tv was a little on the small side but did the job. A fridge would have been a nice touch as the drinks we had were soon too warm to be palatable.
The sink in the bathroom has a design flaw, so when the tap is turned on the water hits the front of the basin and soaks the person stood washing their hands. Luckily we had a spare change of clothing!
The shower was a disaster. In the middle of the night it turned itself on. The sound of running water was loud enough to wake us and was a bit unsettling. The next morning looking forward to a shower after a night in the sauna room, we found that the temperature lever was broken and that it was set to ice cold. If it was a couple of degrees warmer it would probably have been a relief but it was really just too cold to be bearable.

The staff, were lovely, I felt really sorry for them as they seemed understaffed. They tried their best.
The first room I stayed in was absolutely fine. The fact that the air conditioning did not work for the only and most hottest part of the year well probably get was unfortunate for me!!! The key cards, I had to keep , reactivating every day , to actually get back in room !! Then the shower was cold, and I mean ice cold! No hot water or pressure. So cold, but I was wet, so continued, ended up with a splitting headache.
Complained. And was upgraded, with the promise of a warm shower in the morning. This room also had no air conditioning working and unbelievably as an executive room ,it also had no windows to open. Even hotter.... Morning shower that was guaranteed, did not happen , same again. This time I was able to use a dressing gown, and call reception , who sent the caretaker. After four visits to room shower was fixed. I missed breakfast , so ordered porridge. This was rice pudding ,that arrived, nice but definitely not porridge. Decided Saturday morning to come home. I couldn't bear another hot night and wanted my own cool bedroom and my own bed. I won't be staying here again. Very stressful. A very needed holiday, should not be that.

I arrived for my booked and paid for stay, to be told they had no rooms available and i was turned away. The staff are appallingly rude and i will be taking this further

Our stay was disappointing. The room had a bad smell like garbage on entry the window was open. The bathroom had obviously had a leak previously and the was a huge stain on the ceiling(see pic) also the shower had some sort of brown liquid leaking down the tiles which was really unpleasant and I therefore didn’t use the shower(see pic). Overall a poor quality room that obviously needs maintenance.

Overall facilities were nice with a nice garden area at the front reception. Room wise I wasn’t happy as it had a musty smell like damp as shower is pretty much adjacent to the bed.

Room size was below my expectations but it was still decent. Complete put off was the glass-walled toilet that was almost touching the bed. The toilet door didn't have any locking facility and it was a real struggle to use the same due to lack of privacy. The Glass wall had a big crack and I had informed the front desk already post check-in. The breakfast spread could have been much better. The private car park is lavish and this is a huge plus.

First stay here and I enjoyed it. I stayed in a premium room and it's actually good value for money considering the size of the room. I had a huge, modern bathroom and probably the biggest bath I've had the pleasure of sitting in! Having complimentary water and a few snacks in the room was a nice touch too. There is a little noise from the A road it's by but not significant enough to keep me awake. There is. Tesco express just around the corner which is super handy plus a Shell Garage over the road which has a reasonable supply of essentials. I ll stay again.

This hotel checked me out a day early while I found another parties items in my room. The room was prepaid for two nights. After resolving issue, I noticed an extra night hotel charge on my credit card which they have still not refunded me after two weeks.

Checked in by this very rude woman called Jode. When we arrived at reception she looked through us and just said ‘name’.
The hotel itself was comfy and the lady in reception when we checked out on Sunday morning was lovely.

I was given a disabled access room, ironically on the second floor. The bathroom was a wet room, no bath, where the angled tiled floor failed to contain the water, which ran towards the door, resulting in large puddles at its entrance. It’s clearly been going on for some time as the door frame base is swollen from water ingress and been painted over. There was severe wear in the carpet in one corner. A small thing but the devil is in the detail, the power cable for the wall mounted TV hung down. But the elephant in the room so to speak was the dirty brown staining running ceiling to floor from an obvious roof leak down one wall. I saw it was a dated building but to be honest, I expected better from Holiday Inn.

Rooms we’re uncomfortably warm and the air conditioning was faulty, moved to two different rooms with the same fault

We were somehow allocated a disabled persons room. On leaving my partner queried the allocation at reception and was told I picked that room. I checked my booking I did not. Although comfortable , the disabled facilities were not exactly usable for us, and there was evidence of water pooling / leakage damage inside and outside of the wet room ( mould growing).
We had breakfast which was ample and pleasant. We did arrive back after 2am from a night out and had to ring security to let us in.

Very pleasant reception when booking in and booking their restaurant - most helpful. Rooms were very clean and tidy with plenty of space. Our only issue was that the bathroom was divided from the rest of the room by a glass wall, which lit up the whole room when the bathroom was used at night. I’m sure it is a cost effective way of dividing a room, but not very practical if one of a couple needs to use the bathroom in the middle of the night. Food at the hotel was very simple but good and tasty, including the breakfast. Service was also very good, although a bit patronising to be referred to as ‘my lovely’ several times! Would book again though.

Rooms for function attended were good. At around 5/6am my pregnant partner and I were awoken by a horrible medium pitched droning noise. I can only assume it was coming from the air con/heating system on the roof. And considering I booked an executive room I didn't expect to have our sleep disturbed in such a head ache inducing way.

At this particular hotel you may get an iron but not an ironing board. You may get a body wash bottle in the shower but no actual body wash. You will get a bathroom door but it might not close. Also look out for the comedy sticker on the sink taps that says “Caution! High water pressure” as the water dribbles out. Also be aware that the breakfast hot plates stop being replenished about 30 mins before breakfast finishes.
But the complimentary KitKat was a nice touch.

The site needs some work, broken windows at reception, toilet in my room was working properly but apart from that my stay was pleasant room was clean staff were helpful and friendly, dinner was lovely.

Had a very nice stay. Staff were very good. Rooms were first class. The knly fault was the curry I had on Friday night in the restaurant. It was very poor and done in a mircowave. Breakfast was very good, with a good choice of food. Would stay again.

Water didn’t run away very well in the shower but I believe this is an ongoing problem as not the first time this has happened on a stay in the hotel. Would have mentioned it at reception in the morning but was not going to wait in the already 4 person queue

Chose this hotel for convenience for a pre-arranged commitment to attend too. The staff were fine and overall, the hotel was adequate - but having used many holiday inn hotels before - this one really did look like an old former hotel re-purposed for a holiday inn. Nothing woeful - just tired looking.

Central location giving easy access to routes toward Canterbury, Dover etc & into London via train. Twin bedroom, clean, comfortable. Good option for short stay, onward travel. Couple of slight negatives - car park entrance, easy once you find it ! Issue with window in my room, either did not seal properly or problem somewhere around frame. Room almost directly over entrance with courtyard dining/drinking area below meant could hear everything as if window open. Not a big inconvenience for me personally but suggest is a maintenance issue which warrants further investigation. Overall very happy with stay & would definitely use this property again.
