This was the worst experience of my life. The room was absolutely disgusting—filthy, with broken fixtures, peeling wallpaper, and a radiator that looked like it had fecal stains on it. The shower was unusable, the door was cracked, and the windows were in terrible condition. I was horrified to find out that refugees had previously stayed here, something I was not informed about when booking. The reviews online are completely misleading and do not reflect the true state of this hotel. The staff were incredibly rude and did nothing to address the situation. We were left with no choice but to drive home that night, ruining our holiday as we couldn't find another hotel at such short notice. I wouldn’t let a pet stay in this place, let alone a person. Avoid this hotel at all costs.

Widow broke carpet stunk and stained bathroom looks like it’s been there for 60 year and the staff was not helpful at all did not get into the hotel room untill 4:30 pm when check in was at 3 car park felt like my car was going to get robbed and door looks like it was kicked in and the room smelt funny I bought my own air freshener to make the room smell okay and booked the “hotel” only to find out it was a domestic violence shelter explaining the atrocious room Sincerely Karen

The carpet had paint all over it, dirty quilt cover, curtains also paint on TV very hard to watch connection bad, the hotel had no name on front of property very confusing

Only liked the location

The room didn't come across as Appealing very outdated, the room was dirty with dust. One morning we had no hot water and it was just a trickle of water coming out. There was no floor mate in the bathroom and had to put an old t shirt down to step on to, ran out of toilet paper at night and towls not changed The desk looked like it came out of a skip.

New owners no name on the front off the hotel took me 30mins to find it no parking had to go pay in car park costing me more money then they told me after that I could park in another hotel down the road no breakfast so u couldnt eat in the hotel I no it wasn’t a b n b but had to go walk about to get a sandwich AND I DONT THINK I WILL BE BOOKING WITH YOU AGAIN I have been with u for a long time but for 121 pounds not worth it

Guy on reception very friendly,hotel close to beach/arcades/pier etc,nice clean bed and towels,kettle in room with stuff to make a drink,tv,toilet roll provided and mini soaps/shampoo in bathroom,overall ok budget hotel good stay for the money not for those that expect luxury

Honestly I booked for my brother and his partner and toddler. The feed back they gave me was excellent. I can’t lie I was a little concerned after reading reviews but they told me the reviews are nothing like the stay. Positive vibes.

Me and my partner booked this hotel very late at night and were able to check in late. Staff were so friendly on arrival and went above and beyond. There was an issue with my banking when I went to make the payment so they allowed me to pay partially and pay the rest later. The room had all necessary provisions eg. kettle, coffee/tea and toiletries. Great value for money, can’t understand why people complain when paying such a low price for a sea front hotel! Rooms may be basic but was clean and tidy.

No card machine to pay, however explained they were getting one and allowed bank transfer.

It’s quite nice inside there’s still work ongoing but it didn’t bother us

Staff were really friendly and accommodating. The location was perfect and the price was cheap. Perfect for what we needed which was one night and somewhere to sleep after a day and night in Skegness before getting up and heading home. We were able to check in early too which was fantastic.

The decor is dated and the rooms are very basic, which was fine for us but people need to be made aware of this. Our double bed was slightly smaller than a standard double which was ok for us but may be an issue for others.

That it was close to all amenities

Absolutely disgusting.3 rooms booked costing around £200 My daughters and my granddaughters room was fiilthy. Carpets were covered in stains, and the bathroom was filthy. The beds wasn't fit for purpose... no shower door or curtain. No TV remote, and no TV Ariel, wardrobe which was dirty and view out the window was awful. The list is endless. The place stinks... Fake reviews and photos I booked it with an 8 rating. It's now a 2 and poor The outside is horrendous, too.. Building was used for immigration purposes. Should be closed down until it's had full refurbishment...very disappointed. Booking.com needs to sort this out !.. I'm not posh, but this place is not acceptable. My son stayed in the harbour hotel, which is next door, and that's exactly the same. Very poor. Don't expect to find a nice sign outside with a sea side hotel it's a bit of paper stuck to the door....Good luck!

It was in a great location. They are modernising it at the moment which it is in need of.

We asked for a wheelchair accessible room and we’re told twice that this was fine. When we arrived we were told they didn’t have any wheelchair accessible rooms! The staff were very good and apologetic though and we just managed as best we could.

Not clean. Asthmatic people should probably avoid, they spray strong aerosol just as you check in. Couldn’t open the patio door to air the room out. Was very loud, unclean and we had to leave due the aerosol triggering my asthma. They only offered another room which I couldn’t accept due to the risk to my health. They lied when I complained and said we was offered a new accommodation I certainly was not offered a different location.

Cheap price but great value for money, staff were really friendly and helpful.

We eat out all the time, I liked everything about here the staff is very friendly, helpful and omar is very helpful and kind he made our stay very pleasant🙂 definitely coming again and I would recommend this hotel to anybody

Everything this place should be shut down room was dirty carpets all stained we had no curtains when we got there windows were broken u cldnt shut them tv didn't work bed had no legs on so frame was on the floor dirty linen all over the floor outside our room no tea coffee facilities in room although it was advertised there should have been this place should not be open it needs shuting down I've requested a refund for this place as I had to book someone else at this minute

There was not a single thing to like about this property.

The external was grubby and run down. The reception was like an abandoned building and smelt of cigarettes. The rooms were filthy with stained carpets, mucky marks in the bath, hairs in the plug holes, carpets had not been hoovered, the glass in the windows was nearly falling out, clean towels had stains on them, dodgy wiring in the rooms, sliding wardrobes with only 1 door on that fell into the wardrobe, smallest tv in the room that did not work, tiles missing on the bathroom walls, loose screws found on the floor that children nearly stood on with no shoes on. Loud whistling noise when toilet was flushed. There was a kettle and a cup but nothing to make a drink with, so pointless. Express check in was a load of rubbish as we didn’t get our rooms till 4.35pm. It was not fit for families. This property was not as advertised!!!

The location was ok. The only staff member we actually spoke too was apologetic.

Checked in at 3:30, greeted with a long que and a hallway full of boxes, to then be told the cleaner hasn’t been round yet and the room hadn’t been cleaned. Every hall way and even the bottom of the stair case (only way to get upstairs, lift isn’t working) was blocked by boxes, tool boxes, general rubbish. Walked into the room to firstly notice the sea view we were told we were going to have looked a lot more like balcony’s, stair cases, fire exists and men (some staff) staring into the room, secondly (we knew the cleaner hadn’t been round) toilet was black, none of the beds made. We put our stuff down, took our valuables and left for the afternoon. We got back around 8 ish, beds had been made and that was about it. The floor was filthy, the draws on the bedside table had left over tobacco and wrappers, the shower had a used razor and empty bottle of shampoo, we were given no toilet paper, no WiFi. The bathroom door doesn’t close properly nor does it have a working lock, shower was mouldy and did not feel safe, tv wires hanging off the wall, not to mention the tv didn’t even work. The room was absolutely nothing as described and nothing like the pictures what so ever. It was tiny and the bathroom was ridiculous! Also stated on booking.com was electric kettle and tea and coffee maker - surprise surprise none of those either. We woke up very early got the hell out of there and only came back to sleep, we checked out @ 8 with no staff around to answer any questions or talk to us. When looking for help generally on our way in or out, it was very difficult - we only saw 3 staff members during our time and they spent a lot of time crowded talking quite loudly in their own language making them feel very unapproachable.

The owner couldn’t be more accommodating as a new owner only having the hotel open for two days
