Great location, staff were very helpful. Couldn't fault it. It is at the top of the Spanish steps but you can leave in the other direction if you want to avoid the steps (or call a cab!). Would definitely go back

Incredible location right at the top of the Spanish steps! *Note: if steps are not for you, this won’t be either. The metro is at the bottom of them. They very kindly let us check in super early, around 10am, so we could nap after our flight. The room with the patio is a MUST! Wish we’d stayed longer to use it more! Decent continental breakfast but they do have an excellent espresso machine. Extremely friendly staff. Would stay here anytime.

COMPLETE NIGHTMARE!!! The place is so filthy, we didn’t check in and it was 11pm with my 80 year old Mom in the car! The photos are 20 years old. It’s disgusting and when I spoke to the owner over the phone, he yelled at me and hung up. We are now in litigation.

The hotel is well-located, next to Spagna metro station and up the Spanish stairs. Friendly service and ok breakfast (for Italian standards). Price was also best one could get at similar location. The minuses come mainly for the non-existent soundproofing of the rooms, one coukd hear everything and everyone from the neighbouring rooms. The room was otherwise clean but there was dust on the floor, which made it somewhat unpleasant.

Great room, clean & modern. Great view overlooking city of Rome. Breakfast was very good. Location was great in every aspect. I especially liked that it was right next to the Spagna Metro stop. Easy to get to & from airport on public transportation.

We had a great stay in this hotel. Excellent location, extremely clean and great service ! The checkin and check out was very pleasant and staff was extremely friendly and very helpful.
This hotel will be our choice for Rome visits from now on and both my wife and I heavily recommend it!

Very noise , couldn’t sleep due to the activities of trash and bottle waste during the night.

Very disappointed. Found the area of the hotel inconvenient for us. Didn’t realize the rooms were all over the place. We were with friends and we each had a different place and some were very hard to get to, stairs no elevator etc…
Wish we had researched it more. We also had walking disabilities and it was very far to walk if you didn’t use the Spanish Steps.

Cannot recommend this location enough! Although we stayed in the Grand Apartment unit (a large 1 bedroom suite with 2 bathrooms, couch/sitting area and kitchenette). The only thing you have to know going into it, is there are no elevators, and the stairwell entrance is unique/narrow in spots with angled landings. So if you have large or heavy roller bag luggage, it could be tricky navigating. However, we packed carry on rollers only and the suite was perfect! Not to mention I felt like I was staying in a 4-5 star suite for the price of a 2-3. The walk ability (next to Spanish Steps) and myriad shopping and eateries made it a delightful place to stay.

Best location to stay in. Within walking distance to everything. Spanish Steps are just outside the door and our view from our room of Rome with St. Peter’s Basilica was breathtaking.

Well located, charming at the top of the Spanish Steps, in Piazza Trinità dei Monti. We had a beautiful view of the Vatican from our room. Beautiful view from the terrace where we had our breakfast. Staff was amazing. I recommend it without hesitation.

Our favorite place, the best location, walk to everywhere, rooftop terrace breakfast wonderful, rooms and a/c great! The best is the staff, truly make you feel like your home in Rome! Hope to see you again next year

The hotel had a lot to offer and the room was really nice. It’s at the top of the Spanish steps so a bit of a walk up and down to everything but a taxi station is right in front so it’s easy to get around.

Was in Rome for just one night after a cruise. Picked this location based on other reviews. It was right beside the Spanish stairs with a close walk to lots of sites, shopping and restaurants. The taxi dropped us right in front of the very cute boutique hotel. Our room was spacious and comfortable. Excellent breakfast buffet on the roof terrace. We took a limo to airport in the morning for 60 Euro. Highly recommend and would stay again.

We loved the panoramic room with its large porch and enjoyed being right on top of the Spanish steps. This is a great hotel with exceptional staff.
