SPA SERVICE:
- We can set up a Spa Station upon request. This service is provided by independent professionals, we can assist you with making a reservation.

POOL USE:
Heated pool is available as an additional service. Please notice at least 24 hours to add pool service. The pool needs 6 hours to heat up.
-March to October at $125 per day,
-November to Febuary at $150 per day,
with a minimum requirement of 2 days.

GUESS ACCESS
Guests have full access to the entire house. There are a couple of locked storage closets inside the home as well as no access to the garage. There are a total 5 parking spots on the driveway.

ADDITIONAL NOTICE
Please note that the pool walls show signs of age with stains from tree sap, peeled plaster, and calcium on the tiles. Despite this, the water remains pristine, undergoing 8 hours of filtration daily.

To ensure a peaceful and enjoyable stay for all guests, we kindly request adherence to the following house rules:

1. NO PARTIES are permitted within the premises of the house.
2. The maximum occupancy is limited to 14 people.
3. Please respect quiet hours and refrain from excessive noise after 10 pm.

These guidelines are in place to maintain a serene atmosphere and uphold the comfort of both guests and neighbors. Thank you for your cooperation in making your stay a pleasant one.

*City Ordinance: Quiet Hours 10pm-9am (please NO loud noise to disturb the neighbors)

*No Outdoor DJ equipment or speakers allowed. Small portable speakers are allowed at low level during non quiet time hours.

*You must be 25 years or older to book this home. Account holder must be present for check in.

*No 3rd party bookings allowed.

*No commercial vehicle parking (RV's, Semis, Extra Long Trucks)

*Any furniture that is moved and not put back in its original place upon check out will result in a fine (fines begin at $125)

*Any napkins, cups, or any kind of trash left in the pool from guests will result in a fine (Fines begin at $125)

***Please read these House Rules VERY CAREFULLY***

Absolutely NO DRUG PARTIES are allowed on the property. If such activity is discovered, we will report it to the authorities and you will be immediately removed from the premises.

PLEASE NOTE BEFORE BOOKING: We are bound to enforce a Zero Tolerance Policy for noise disturbances, over occupancy or house parties. Violations of the terms of this agreement may result in fines from $500.00 up to three (3) times the rental amount, as well as forfeiture of security deposits and immediate termination of occupancy with no refunds. All adult groups must be approved by owner prior to finalizing reservations.

ABSOLUTELY No Parties or Large Gatherings of any kind are allowed in the home, or you will be subject to immediate eviction. Please note: We are very serious about this rule. DO NOT BOOK OUR HOME IF YOUR PLAN IS TO THROW A PARTY.

CAPACITY: The property shall not be used at any time by more than the number of adults and children as per your reservation. The maximum occupancy for this unit is 14 guests at any time. Any additional guests over occupancy can result in an eviction or a fee of $100 per additional guest per night.

SMOKING: is not permitted in any part of the Premises except for the back yard. Failure to comply with non-smoking policy will result in a penalty of $300 minimum and we reserve the right to evict Guest right away. Again smoking is not allowed inside the house, in front of the house, or in any public area of the neighborhood. Guest will incur an additional charge for cleaning and deodorizing if any evidence of smoking is found. No refund either for the rent or any other fee the renter has paid for this property will apply.

PETS: Pets are not allowed within the premises as they pose a liability and will incur a $500.00 penalty.

AMENITIES: The property is fully furnished, and includes ready-made beds, 1 set of bath towels per guest, and an equipped kitchen. Furnishings and amenities are not new and may exhibit signs of wear and tear. Amenities and furnishings are subject to change, and may or may not be the exact same as represented due to replacement, substitution or other reasons. Management provides a starter kit which includes toiletry items, soaps, dish detergent, laundry soap, shampoo, toilet paper, paper towels, and other dispensable items. Since a limited supply is provided, Guest should plan to shop to replenish these items if necessary. Amenities are available for free use if stated in the listings. Guest may NOT get compensation for any out-of-service of amenities for maintenance reasons NOT under management control. No compensation will be given for temporary outage of pool, electricity, kitchen appliances, gas, or water. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible. The operation and maintenance of these utilities is out of our control.

MINORS: Guests under 21 years of age must be accompanied by a parent or legal guardian.

QUIETNESS: Guests shall not make or allow any excessive noise in the home nor permit any actions which will interfere with the rights, comforts or conveniences of neighbors. Quiet time is 10:00 pm to 9:00 am. This means no outdoor activities (you may be outside so long as you do not disturb the peace and quiet of the neighborhood.). Activities in the house should not be audible outside. Use of the pool, BBQ and games in the backyard must end by 10:00 pm. Guests are at risk of fines and fees for excessive noise violation.

TRASH: Guest is responsible for picking up and bagging all trash in the trash bin and throw trash in trash cans.

KITCHEN DISPOSAL: Kitchen disposal is only for liquids. Solids like fruits or vegetable peels will damage the disposal and clog the drain. Guest will be responsible for the repair costs associated with dumping of non-liquid waste.

HOUSEKEEPING: NO DAILY MAID SERVICE -Cleaning fee includes departure clean only. Daily maid service is not included in the rental rate. However, maid service can be ordered at an additional cost. Contact me for more information.

LOST ITEMS: We bear no responsibility for lost, stolen, or abandoned items. If any items are left behind, we will send them back to you. However, any items not claimed within 30 days will not be stored.

AIR CONDITIONING / HEATING: Guest agrees that Air conditioning shall not be set below 68 degrees and heat shall not be set above 78, and that the fan setting shall be "Auto". Doors and windows shall be closed when either heat or air conditioning is in operation. There are no refunds for lack of, or malfunctioning HVAC units.

This property was everything we imagined and more. The renter was easy to communicate with, and the house came with several amenities that made it easier for people who are traveling. The house had so many things that you could enjoy time there with family. I would definitely recommend this property to anyone who is traveling with family. Not to forget the amazing view along with an amazing pool!
