Bedroom arrangement: Some of the upstairs bedrooms have been converted from large closets into bedrooms to maximize sleeping areas for guests. Upon reaching the top of the stairs, you'll be in a open loft/living area that includes a queen bed and sofa that makes into a full bed. Accessed from the loft area and located at the southeast corner of the home is a bedroom with a full bed. Off of this bedroom is another bedroom that includes a queen bed, which must be accessed by passing through the full bedroom first. Accessed from the loft and located at the northwest corner of the house is a queen bedroom with an ensuite full bathroom that includes a walk-in shower. Off of this bedroom is another bedroom that includes a full bed, which must be accessed by passing through the queen bedroom first. The upstairs bathroom can only be accessed by passing through the queen bedroom at the northwest corner of the house.

House Rules as Required by the City of Fredericksburg's Short Term Rental Ordinance
- Observe the City of Fredericksburg Quiet Hours (10pm to 7am in residential zones). No music of any kind after 10 pm.
- The City of Fredericksburg is a Dark Sky Community with outdoor lighting restrictions. All outdoor lighting is encouraged to be turned off when no one is present to use the light.
- Observe the designated on-site and off-site parking spaces.
- Place all trash in designated containers.
