This inn is right on Main Street in Hyannis across from Winter Street. It has free parking and there are plenty of restaurants on Main Street to cover breakfast, lunch and dinner. The rooms are clean, have TV and a fridge. It is only a 15 minute walk to the harbour and the ferries to Nantucket and Martha's Vineyard.
We knew when we booked that there wasn't breakfast included. We stayed three nights and when the inn was fuller someone left a note on our rental car that they damaged the door when opening their own door. So free parking doesn't prevent damage or protects the car. The car park was a bit tight.

Great location, close to ferry, clean even though an older motel. Staff was very friendly! Quiet at night despite prime location.
Carpets need replacing. More outlets or extension cords are needed around beds.

It's an older place, but very comfortable and the staff was very responsive and friendly. Like being home. Room was clean, bed was exceptionally comfortable. Air conditioning was excellent, bathroom toiletries were wonderful! They even had makeup remover for the ladies! The water power in the shower was awesome and kept the temperature. Really enjoyed my stay will definitely recommend to family and friends! Nicely kept grounds with beautiful flowers hanging from the balcony. Adirondack chairs outside your room to sit and enjoy the sea air and seagulls. Thanks Cape Cod Inn!

Being bamed or smoking when we did not. No proof was shown of said smoking.

The location was pretty much in the centre of town. The bed was comfy.
It was pretty old and shabby. The stairwell to our room was extremely narrow and difficult.
The bathroom wasn’t actually dirty but grout and silicone missing everywhere which made it feel dirty and uninviting.
would probably go elsewhere and pay a little more next time.

This is our second time this year staying at this inn and we love this place! The location is dead center in the middle of everything which is super convenient and the staff are really sweet! Definitely returning next year! ❤️

Great parking, close to everything, pretty quiet. Nice person at the front desk.
No stopper in sink, no mat for the tub and some of the top surfaces could have been dusted a bit more.
