No breakfast...I believe continental breakfast was advertised.
Staff not very knowledgeable about restaurants and bicycles available even though they were right outside my window.

No kettle in the room and hot water provided in lobby wasn’t always hot enough to make tea.

The area it was close to everything.
The room had a mold small to it when you enter. The parking was no good. You can hear everything from second floor couldn’t sleep. The mattress you can feel the springs. Was not very happy for the amount of price I had to pay for the room.

Gardens, chanting old world property.
Front office staff at check-in did not even greet us. He was keen to point out that we parked in the wrong spot without telling us where else to park. We were tourists from outside the US, not familiar with the town. First impression not good. Morning breakfast is served on a small table and guests have to get some stuff and then find somewhere to seat from a choice of 4 small tables and a couple of couches. When busy you are expected to eat somewhere else - where? There is a restaurant at the next room, which does not allow sitting for breakfast and you are told to leave because “the linen is not for you”!!! Pity it’s an old charming property, with bad service and attitude. Have to say that the front desk lady at check-out at least smiled. Oh and another man on the second morning said Good Morning…

I likes the architecture, gardens, comfortable bed. The grounds were really pretty and the coffee was good. The small patio outside the room was lovely too!
Room was moldy smelling, there was a large, wet spot on the carpet, and the shower was not draining. Paid extra for a quiet room and it was noisy and along a busy street. The continental breakfast had mediocre packaged baked goods. Was expecting something a little more fresh and local for the cost of the hotel.

The heater/thermostat in our room did not work. The staff was apparently aware that this was a problem (“that building is finicky”). Offered to bring us a space heater but no other compensation.

Above average "continental" breakfast, nice grounds, and a pleasant sitting area with a fireplace that warmed us on an unusually cold morning.
The sofa in the room smelled badly. Single pane windows let in street noise.

The room in the Lincoln building was not on par with other rooms we stayed in. The bathroom fixtures were sub-standard, (bathroom door didn't close all the way), and the wall heater worked when it felt like it. The building itself seemed somewhat run down, and lacked what one might expect for the price charged. It appeared to me to assume the appearance of a once graceful, but now worn out relic.

one of our favorite little hotels to stay in but def could use a little update…new carpet and spruce up the enclosed porch with some cozy rugs and fresh flowers

Charming inn, tastefully and recently decorated. Friendly, attentive staff. Nice touches such as complimentary wine by the fireplace each evening. Excellent restaurant. A lovely find. great location.
Noise from room above was very noticeable. no room safe & beds could be more comfortable.

Loved the location and the fact that they cleaned our room daily!
The walls were very thin and other guests were very noisy at night. Our bed was very hard and the pillows were very thin.

The property itself was wonderful but the room we were given faced 2 busy streets so was noisy and the ac blew directly onto the bed which was uncomfortable. I would request a room in the back of property next time.

My husband and I stayed at the Upham Hotel in September 2022 to celebrate our wedding anniversary. The Upham is a cute B&B surrounded by gardens. The flowers and roses were in bloom and they made the hotel smell so lovely. The staff is very nice and helpful. We really enjoyed our stay. I also like that there is a happy hour nightly and a continental breakfast the next morning. The adjacent restaurant is delicious. I highly recommend staying here to celebrate a special occasion.
I enjoyed my stay but if I had to choose something I didn't like, the breakfast was a simple continental breakfast with items purchased in bulk from Smart & Final and/or Costco. It would be nice if the breakfast items were more locally sourced.

It was a lovely hotel. Very English in atmosphere although in California.
I would have loved a swimming pool in the garden as we were quite a long walk from the beach which did not have sun beds so no good for sun bathing.

Happy hour and location.
Very limited parking. Too much furniture in room. Wi-fi did not work until two hours after we checked in. TV remote only worked if it was up against the TV.

The grounds are spectacular and beautifully maintained. The problem is that the rooms we stayed in, (in the Lincoln building), are old, out of date, the bathrooms were very old and just looked dirty with the old and patched shower grout. The sink did not work properly and the shower had NO water pressure. I know it is an old hotel and old building. Some people might find it charming, we did not. We loved the grounds and enjoyed sitting in the adirondack chairs in the courtyard. However, the plumbing and the condition of the rooms, especially the bathrooms is a deal breaker for us. They do have other buildings that appear newer and if I had to stay there again I would require to be in a newer building.

I loved this hotel. Friendly, cosy and breakfast being included was a bonus plus the happy hour drink. Staff were so warm. Room was gorgeous and spacious. Also made the children feel welcome.

Quiet and calm while close to the center. Nice garden. There is a happy hour everyday for guests.
