Visited in December during Christmas Prelude and we didn’t spent any time on the beach / except walking but was nice and distance was 3 min from my ground balcony .Breakfast was very much continental only/small area to eat but cozy w/ Christmas decorations .

Bed seams to be comfortable for one person - in our case was 2 per queen bed and mattress wasn’t even so our sleep was affected. Room was spacious with Ocean view . Temp in our room was high even after turning to 50F… maybe heating system was running 24/7 in this hotel .

The main reason I chose this place was its accessibility to the beach. But when I arrived, it was more than that! What a beautiful spot. You are literally in the middle of a beautiful neighborhood with grand homes. It is a quaint older building. However, I cannot believe how well kept and immaculate the entire place was. There is direct access to the ocean, a beautiful deck with a hot tub overlooking the ocean, a large grassy area with chairs for lounging with a misting station, beach chairs and bikes available for use. Kennebunkport shops and restaurants are a short drive or it is walkable

Beautiful location, excellent continental breakfast. The room was spacious, spotlessly clean and very comfortable.

A coffee maker in the room for early risers would be great, or have lobby coffee available earlier.

Muffins home made daily were delectable. Nice breakfast offered. Just wish they didn't take coffee away so early at 8 to 830p. And there should b coffee pots in rooms. We are early risers. Had to travel to Dunks next town over for 5 a.m. coffee. A bit inconvenient. Beach accessible from property. Staff very accommodating and friendly. Room was very clean. We smoke and smoking area two doors away to patio on side with beach view and comfy rocking chairs. Wifi available and worked great. Wonderful stay. Thank you

The doors on both ends were unlocked all night long. Felt a bit unsafe being from Boston but it's a very safe secure area.

The location was awesome. The staff was very friendly and helpful. The room was very nice.

The only thing was some type of concrete or rock sticking out of ground at corner of driveway. It was not marked and due to the shape of parking lot, we ran over it. Thankfully no damage was done.
