Friendly welcome and extremely hospitable. Without needing to ask, I was offered the facility to leave my bag on my day of departure whilst out and given a key to retrieve it later.

It was a very comfortable and warm room. Facilities for a "Budget" room exceeded my expectations. Extensive choice of breakfast, everything "Home Cooked" proper food. All this topped off by Ruth, the best Host I have encountered in 45yrs of travel. Always available, checks everything is ok, but never "In Your Face". Recommend 100%

Host was very good, friendly and accommodating. I like the ability to travel from the hotel and its nearness to Cleethorpes attractions.

It's still winter season, summer time will be a lot better.

Location great Guesthouse & room was clean Communal shower good

My train was cancelled & next alternative so rebooke later arrival. On route train from Doncaster cancelled again AND again next alternative. Instead of arriving 8pm - arrived midnight! This was communicated to landlady & I apologised. This was not mine or the guesthouse's fault. I understand the annoyance at my late arrival My room was very cold & couldnt turn heating on so asked landlady if heating was working & was told it "had" been on 3 hours that day, we dont have heating on all night & that "guests are normally asleep at midnight??? And in a unfriendly way "what do you expect from a 38 pounds a night guesthous" She put hesting - which was minimal heat - for one hour! I went to pub for 90 mins to warm up & suffered a cold night night having to use extra blanket! Late arfival not my fault I just thought landlady very unfriendly & bizarre policy / comments on heating And suffice to say I will pay double next time & gdt a hotel

Very lovely and friendly owner, with included breakfast too. She accommodated all of our needs perfectly.

There was no shower curtain for privacy for the shower in the family room. But there was another shower available in the shared bathroom with privacy if needed.

Good breakfast, proprietor very helpful, fine for solo traveller, decent value
