Excepcional apartamento en un tercer piso, este mide 105 m² más 42 m² de balcón. Todas sus habitaciones principales dan al balcón, el cual tiene vista a la playa Ponteil y a la bahía de Antibes. Cuenta con un diseño contemporáneo y con todas las comodidades para que pueda disfrutar de su estancia.

Enormous well equipped balcony and views (especially sun rise) were incredible from this wonderful 3rd floor apartment. A very caring and informative owner from booking right the way through to returning home. A few problems on check in and with en-suite building refurbishment work overrunning, but all resolved and were all unique to the date of our visit. This is by far one of the best uninterrupted water view apartments in Antibes and very well maintained. Highly recommended and we will be coming back in the near future.

The beds are so comfy we slept tight every night. Lovely kitchen and amazing balcony. We had breakfast out there in December!
New Year’s Eve fireworks were super wonderful in the bay! Close to Cannes and nice but we prefer Antibes. Groceries close by just a walk and you could Uber or taxi to large super market once a week
Restaurants were the best! And reasonable. We loved the fish/seafood one two blocks away or just go buy it from them to go. They also sell it from their store next door.
The Lebanese restaurant was another hit for us! Great, hardworking staff.
What a delightful person Ivan is to greet us! A lot of fun and yet thorough in explaining everything.

We had a great stay.We were 2 couples..it might be tight for 3 couples. A deck overlooking the Med. Wine coffee and snacks on arrival much appreciated. We cooked in a few nights…very well equipped! Check in was seamless. Easy to get around! We would book again.

Great Place/ Great Location
Booked at the last minute and owner/propety manager were very accommodating. Awesome balcony overlooking beachfront. Very modern, well stocked kitchen and even had beach towels. Very centrally located; used uber from NCE airport(32 Euros), Juan Les Pins(8) Cannes(23) and Saint Paul de Venc(32). Boulangerie and restaurants nearby were great. Pharmacie made it extremely easy to get tested for covid to return home.

Lovely apartment with gorgeous views
We spent 10 days at Royal Residence, and absolutely loved it. The views from every room in the apartment are simply stunning, and the balcony overlooking the sea is breathtaking. Many a day was spent at the nearby beach where the kids loved playing in the sand and water. We will return.

Excellent apartment in a superb location
Highly recommend staying here if you are holidaying on the Riviera. We have stayed in many apartments over the past 10 years on the Côte d'Azur and this one is the best yet.
Fantastic apartment with all of the facilities that you would need during a stay and more. Very comfortable with a superb view especially at night when the yachts are lit up and the lighthouse on the cap is on. Very quiet at night and comfortable with the air-con when its hot.
Location is great, very short walk to beaches, bars, restaurants, Antibes center, with the port and train station a 20 minute walk away. Walk to Juan les Pins is about 25 minutes or you can hop on the bus outside the door.
We would also like to thank Ivan, the property manager. He was very welcoming and helpful during our stay. We have stayed in many places and a warm and friendly welcome can set the tone for your stay. He was excellent.
We stayed in Sept for a week and would highly recommend a stay here and hope to return sometime in the near future.

This was our fourth stay in this truly magnificent apartment. To describe the view from the balcony as stunning does it no justice. Watching the sun size in the morning is bewitching; admiring the sailing flotillas is charming; counting the gin palace yachts staggering; watching the sunset over the lighthouse on the Cap a perfect end to the day.Whilst there are some great restaurants within an easy stroll, we enjoy some self catering and shopping in the Provencal Market and local boulangerie an essential part of our visit. However, what is unique about this apartment is that the kitchen knives are sharp! Such a pleasure if you cook.Then there is Ivan! Is there a better and more attentive local manager in the business. I doubt it.And witout doubt, we will be back next year.

This could be described as the ideal holiday rental: From the instructions before arrival, through the friendly, efficient and effective greeting at the property by Ivan, to the comprehensiveness of the equipment and beautifully maintained facilities - everything has been thought through to make this as easy and as comfortable as possible for the guests.
The appartment is easy to access, extremely well located for the old town and restaurants, and a few steps away from beach facilities, both public and private. The latter benefit from an excellent restaurant.
The appartment is elegant with clean lines and extremely well equipped. Ivan, the local manager, could not have been more helpful and took care to understand our requirements for the stay.

As good as it gets in Antibes
We have found Antibes to be the ideal location to enjoy the French Riviera from… and
this Apartment is the perfect base from which to do so
We have had a number of holiday rentals in Antibes over many years, from a Belle Epoch home, when our family joined us, to several apartments. This one exceeds all in comfort, style and amenity.
The Apartment cannot be faulted …location, location, location, with the Mediterranean at your front door. Furnishings and linen are top quality.
A walk to many really good restaurants, the markets, beaches and the Marina.
Parking is provided if you like to drive, but, we prefer the local buses to explore nearby villages or the train which will take you right along the scenic route of the Riviera to the Italian border.
The lovely long evenings, best enjoyed from the large balcony, start, well before peak season and continue after August.
Ivan, who will welcome you on arrival will ensure that all is well during your stay.

Beautiful apartment in the perfect location
We could not recommend this accommodation highly enough. After staying in the Antibes apartment over the course of a week in August of this year we had such an amazing holiday. The location gives very easy access to the beach, town and beautiful harbours – as well as being walking distance to Juan Le Pins. The view was spectacular and the apartment offered all of the facilities that you need to have a luxurious stay.
Every detail is taken care of with staying here, from some excellent recommendations for restaurants, which allowed us to enjoy the wonderful local cuisine, to advice on the best walking trails (which really were scenic and beautiful).
Ivan the property manager was extremely helpful and friendly, was there when we arrived to show us around, answered all of our questions and was at hand during our entire stay.
We had a really great holiday and would like to say thank you for this!

This Apartment is astoundingly good!
My wife and I spent a month here and had several guests visit during that time. We are from California and have rented numerous houses and apartments in Europe in the past. It is rare to find 3 bedrooms with 3 complete bathrooms in Europe. The place was new and clean, the view amazing and Ivan, the support person, always helpful and never in the way. The location and the property met and exceeded our expectations.

Wish we were there now...!
Just back from our second visit to this wonderful apartment, which I am sure will not be our last. Its location is fantastic, both in terms of the breathtaking views from every room, but also the proximity to a genuinely excellent bakery (2 mins), the glorious beach, and the old town with all its restaurants, the harbour, and the Picasso Museum. There are beautiful local walks nearby too, and stunning villages such as St Paul de Vence and Eze only a few minutes' drive away. The flat itself is very comfortable, contemporary, and extremely well equipped; it is light and very spacious, with all mod cons of wifi, Apple tv etc Ivan is a truly excellent local manager, who goes well out of his way to look after visitors, and Vivien is always responsive and helpful. We have loved our two out-of-season holidays here, and wholeheartedly recommend it for rest, relaxation, wonderful food, and the ever-changing beautiful views!

This is our third stay in this magnificent apartment and we are already booking the fourth.The equipment in the apartment is beyond criticism. The view is stunning - the sunrise in October brings out the David Bailey in you. Simply amongst the best boulangeries in France is only 200 yards away - right next door to a famously typical Mom & Pop French restaurant with a superb Navarin of lamb.

Located in the same building as the Hotel Royal; the apartment is simply breathtaking; Every modern amenity of home, Wi-Fi, LED TV, Apple TV through to American fridge freezer, plenty big enough to keep the wine and waters at the perfect temperature.
A near 60ft long balcony ensures that all the family can work rest and play whilst enjoying the stunning views of the sea and the Cap'd'Antibes.
We have stayed here every year, sometimes more than once; a true home from home - who needs to buy somewhere as a holiday home when you have this apartment to stay in!!!!!!!!!

Entirely deserving of its high reputation
This is a superbly-appointed apartment in a prime location. Good beaches, the town centre and the old town are all easily accessible. There are several good restaurants within very short walking distance. All-in-all a perfect holiday destination. The local manager makes the handover on arrival and departure easy for guests.

A perfect place for us sun-hungry Norwegians. I was up early every morning to watch the sunrise, and it was amazing every morning. A big apartment and an even bigger balcony made our stay perfect. 2 minutes walk to my morning-bath on the beautiful beach. The old city of Antibes is only a short walk away, with all its restaurants and shops, and lets not forget the market. We were 6 adults and there was plenty of room for everybody, everything we needed was close by and shopping in Cannes is only a short taxi-trip away. The property was clean and well-maintained, good service and i can recommend this apartment to everyone, surely i will be back. Thank you again!!

I just thought I would let you know that we were completely thrilled with the apartment. It was wonderful to need to wear sunglasses as soon as the shutters went up in the morning and to sit watching the water while having our breakfast. It was also so convenient for the beach that we were able to pop back if we had forgotten something or to prepare a picnic at lunchtime. Stunning
Having stayed in many holiday rentals in different areas this is by far my favourite. The views from the balcony and the bedrooms are stunning. It was like having the best bits of staying in a hotel but with the complete privacy and freedom of having your own place. We loved it so much that we ended up cancelling our flight just so we could stay an extra couple of days, and the owners were more than helpful in accommodating this. Can't wait to go back this summer!

An amazing apartment in a brilliant location
The apartment is beautifully furnished and decorated and has all mod cons - but nothing beats the stunning views from every room. Night and day the view is just amazing! Great for people watching too. We loved its location with great local restaurants and just a short stroll into town. The hotel Halloween Party was amazing and the kids are still talking about it. Ivan was excellent, very friendly, efficient and ready to help with any minor queries so promptly! We had a relaxing break and definitely will be back. A real find in Antibes.

The best in Antibes!
I have been staying in Antibes for 10 years now at this time of year, to work in an exhibition in Cannes, and this is simply the best apartment we have rented – by a mile. We cannot fault it. Ivan was both efficient and welcoming. Everything did what it said on the tin. Even the cooking knives were sharp – and that I can assure you is a very rare event!

The apartment is wonderful and toped all our expectations. We loved the great view over the ocean and the nice coast. It was very clean, we didn't miss anything and the contact with the owner and the person who welcomed us in Antibes was very friendly. Overall it's just fantastic.

We have stayed in several flats in Antibes, on each occasion for a month in the winter so a comfortable home, rather than just a place to sleep whilst on holiday, is important to us. In 2013 we chose this flat, despite it being more expensive than other nice properties of similar size in which we have stayed in the past, because of its sea view. That is magnificent, and the furnishings are as smart as the pictures suggest. In addition we were delighted to find several other features helping to justify the price: an efficient and quiet heating system (it provides air conditioning in summer, presumably equally successfully), a large television, very comfortable bed, a modern well equipped kitchen, & parking with easy access (rare in flats in Antibes). Also its location is excellent; the town centre which has amenities of all kinds and the picturesque old town with the Provençal market are within easy walking distance. The exception is the rail station, and that is on a bus route from the road outside. The third bedroom does not have blinds at the window (the only room without) which may not suit someone who needs complete darkness to sleep. We would definitely consider a return visit.

We travelled to Antibes from Australia with our 2 teenage boys in early January 2013.Although it was winter the weather was fantastic.
Antibes is a very special place.
The apartment is brand new and has everything to make your stay truly memorable.Before we even arrived in France the owners had made us feel very welcome with detailed information about Antibes and surrounds as well as local tips about cafes/places to visit etc.
Ivan the Manager was so helpful settling us in.
The property was impeccably presented. The kitchen is a chefs dream and the living and balcony spaces are very spacious.The outdoor dining table and lounge were great for meals and lazing in the sun - even in winter.
The views from the apartment are very special indeed.The beaches are just in front of the apartment as well as walking paths to walk off the duck and wine !
The drives around the local area and to Cannes etc were very pretty.It was excellent to park the car under the building instead of being blocks away.
Cafes and the bakery are a short walk away and then you have the old Town which is quick walk around the point with it's old lane-ways, cute houses, fresh food market, shops and great restaurants.
A special holiday in a truly wonderful part of the world made all the better by our wonderful apartment.

We arrived late at night and it was just magical to find such a stunning apartment waiting for us at the end of such a long journey. You wake up to beautiful views of the coastline which is the best start to any holiday and you have everything on your doorstep; the sandy beaches, coastal walks, Antibes markets, restaurants and bars. The apartments are well known by the locals. My brother in law who is French and lives in Nice, was so excited to come and visit us in 'those apartments', he was calling all his friends to gloat! He and my sister ended up staying the night with their kids. That evening, we all took a walk along the marina looking at the amazing super yachts and eating ice cream. We then wondered back and got a pizza from the local pizzeria - delicious! Then, off to bed and without exception, they all said it was the best night's sleep they'd ever had because of the fabulous black out shutters and wonderful air conditioning. They are now seriously looking to move back to Antibes because of their time in the apartment with us.

This beautiful apartment is five minutes walk from the centre of Antibes, is opposite a lovely beach, is superbly equipped and maintained and has magnificent views. Our party consisted of five adults and we had plenty of space to spread out and made full use of the very large balcony - what a treat to sit there and look at the views and watch the world go by! Ivan, the local manager, is a treasure and was extremely helpful and welcoming. It was very useful to have the underground garage where we could park our car. The information we received from the owner before our stay was clear, very comprehensive and useful and prepared us well for our stay. We would not hesitate to return.

We wish the owners could see our expressions when opening the window/door blinds for the first time...the view made our jaws drop...and our smiles blissful! The views, patio, proximity...made this apartment the perfect place for our stay in Antibes!
There were six of us, comfortably staying in the apartment. With the three bedrooms and three baths, we all felt it very accommodating. The kitchen, bath, laundry, were all well appointed, making our stay that much more relaxing.
There is a fantastic bakery just down the road...we had espressos, quiche, croissants and jam on the patio overlooking the coast each morning...heavenly way to start the day! After walking to the beach or enjoying a day exploring Old Town...we would relax with a glass of wine on the patio...and watch a dear older man feed the sea-gulls...every night at 8:15pm.
A couple evenings we walked into Juan les pins to enjoy the restaurants and scene. It was a lovely walk and provided some amazing dining experiences. We loved our dinner on the beach with our feet in the sand.
There was a daily market on your walk into Old Town...amazing selection of fresh fruit, vegetables, olives, oil, soaps, desserts, and more!
Old Town is very special...wonderful restaurants, shops, gelato, and on the edge of the beautiful coast! We would walk to lunch/dinner and enjoy the most amazing views! One favorite walk was to look at all the beautiful boats/yachts in the harbor...just fun to walk through after a delicious meal.
Lastly, it was a wonderful location for running the coast...breathtaking views and a great path along the Mediterranean. By far, one of the prettiest coasts I've run and enjoyed!

We have fallen in love with the Cote d'Azure, with Antibes, with the apartment at the Royal Residence, and with the Harris Family. The apartment is all new, very pleasent, with magnificent views and extremely well located within Antibes and within the Cote d'Azure. At the time of our stay the owners had a bit of a problem with the local administrator, and yet they never let us out hanging, they always came through and fixed every little issue promptly and pleasently.
We hope to go back to France, and we would definitely want to rent this property again.
