Great location in Ocho Rios, pretty much everything was in walking distance or a 5-10 minute ride, right next to the beach and has a few bars on site along with a restaurant.

This property is in the heart of Ochi with so much within walking distance. The unit was equipped with everything I needed for my stay. Wifi worked good, bed was comfy, upstairs loft was an added bonus. Chenessa is an excellent host and Shelly the housekeeper was amazing also...she kept the place sparkling and smelling fresh.

I would give this location a three star because of how quick communication was with the owner with check in......but the overall experience was not good. I’ll start with the good. Really nice location, meaning the room was located in a great part of town. Directly by margarita ville and duns river. The building itself it really dated but it’s in the middle of everything so I understand. Quick check in. That’s really it for the good. The bad, the rooms were very dark, lighting needs updating. You can’t sit comfortably on the balcony, the chairs take up most the space. Kitchen decent, bathroom hot water didn’t work.....overall the place was ok but updates are needed. What ruined the experience for us was the housekeeper Shelby (or Shelly), I had to give her a cash deposit upon arrival, it was incase of any damages. We paid the deposit and was told we would get it back on departure day. Shelby was aware which day were leaving. She requested that if we wanted to stay more nights that we could pay her directly, I felt that was unprofessional. She then proceeded to tell me how the owners have broken up but still doing business together. I kept trying to get her to stop communication because I felt uncomfortable discussing there business. On the departure morning I called to get my deposit, the house keeper then stated that I should of reminded her, so she could of given it to us the night before. She then explained she doesn’t work on Sundays, she then told us to leave the keys on the counter and turn off everything and that she would get to it Monday! We thought it wasn’t a good idea to leave the door unlocked but she insisted...... so we told her we would be back in two days because we were heading to another place. She said she would have our deposit then. Two days later I called her (housekeeper) to let her know that we were on the property......She then hit us with....Have you spoken to the owners? We said No why, she explains that there were iron burn marks on the sofas......and that she couldn’t return the deposit!!My husband was livid!!! WE NEVER EVEN USED AN IRON!! We couldn’t believe it! I then made her show me the iron burn.... THERE WAS NO IRON BURN....on any of the sofas! Shelby point at a small dark spot that my husband wiped off by brushing it with his hand. We couldn’t believe this woman was trying to keep our deposit and once I said I was calling the owners she then proceeded to give us the deposit! Dont Recommend at all!

This was the perfect villa for me and my little family! The owner communicated with me for months rescheduling due to the pandemic. Ms. Shelley was such a great help and everyone checked on us during our stay. The home is very clean, kitchen has all you need and bathroom is adorable. Thank you again for your hospitality. I will be back soon.

the property were not very clean the apartment very dated the rug in the living area was dirty and the owner did not communicate with the housekeeper about my arrival.

Relaxing, well kept grounds, perfect location, staff pleasant with a willingness to be of assistance. Excellent security. Only issue was the final night, when the DJ decided to play music containing lewd lyrics about the female anatomy even though there were at least 3 young girls present. Made us leave the pool are. They should know better. Other than that, excellent

My mother in law stayed at this condo for five nights and she enjoyed every bit of it. Chenessa the owner is such a pleasure to work with and the condo is in excellent condition. The place is absolutely beautiful and the pictures does it no justice. The price is amazing and this will not be the last time that we will stay at this property. Clean, convenient and surpassed our expectation. Close to beach access, shopping and attractions. Awesome bargain for the money especially if you're not looking for all inclusive stay.

This place was the worst, little ants were everywhere, no hot water for showering and after I bought food to cook the stove didn't work , it was an electric stove that wasn't electrically connected. Terrible

The apartment was cozy and clean & peaceful ..its located close to everything in town so you never need to take a cab. We also felt very safe with the 24hr security. Its actually more spacious than what the pictures potrayed..only downfall would be the cable I think we only had 1 channel and the wifi sucks ..but otherwise it was good.

Apartment was actually better that shown in pictures. In a great location in the heart of Ocho Rios and on well maintained grounds. The owner was prompt in replying to all my queries and the housekeeper Stephanie was very helpful during our stay. This is a great alternative to the all inclusive and gives you the opportunity to see the real jamaica.

Your condo was exactly what was stated in the description and pictures. It was modern, updated, clean and spacious! The master bed (king) was very comfortable. I loved the easy access to the beach, although 6$ a day to rent a chair while staying at a resort on the beach, I'm not used to paying. We ate offsite each day.. but enjoy the sand bar (club/bar) on property. I would stay again anytime visiting Ocho Rios! Thank you again for accommodating our last minute reservation! And as everyone else stated before, Stephanie the housekeeper was very nice and helpful!

My mother and I only stayed for one night but it was just what we needed and would have also been great for a longer stay. The apartment was clean and cozy and the beds were very comfortable. The amenities were exactly as advertised and the housekeeper Lulu made both check in and check-out a breeze. Thank you for a wonderful stay!

I thoroughly enjoyed my stay at Sandcastles E35. It was my first time renting a villa in Jamaica, and it won't be my last. The entire unit was very modern, clean and comfortable. The owners were responsive to all of my inquiries in a timely manner. I want to say Thank you, for making my stay memorable.

From the check-in to check-out was just awesome. Lulu is just someone that is toooo special. She checked me in, and checked on me during the week, and checked me out. She is certainly a jewel. The condo itself was a little smaller than I usually rent in other places, but okay just the same. It was extremely clean (Lulu) and comfortable. The man that takes care of the pool and pool area works nonstop and it shows. He is on his job! But you must eat at the restaurant upstairs. This is a MUST! The owner is so accommodating, the food is exceptionally good, the service, oh WOW!!!! Awesome!!!!! I eat out a lot and good service is always impressive to me. The food, the service, the seating, the owner, everything was totally awesome. I shall return…….Forgot to mention. My mother-in-law was actually the one who enjoyed the stay. She had a PHENOMENAL EXPERIENCE. She had no complaints about the property or the staff and was sure to take advantage of the long list of amenities.

My husband, sister and I stayed in this lovely, updated condo in the Sandcastles complex for two nights, while attending my son's wedding in early March. This condo has been completely updated in the past several years and is lovely, immaculate and well-equipped (altho we didn't cook there, except for our morning coffee)! Beds are some of the best I have slept in while traveling, however, I would suggest bringing your own hair dryer. The entire complex is an older facility but very well kept and the people are friendly and helpful. There is also very good security there. We had several wonderful meals in the restaurant on the premises. Meals are prepared to order and are excellent. Fruits and veggies served are grown on the island and very fresh. Try the fish with coconut sauce - it's one of the house specialties. There is also a lovely updated bar/restaurant on the premises (this is separate from the restaurant itself). Chenessa, the manager of the condo, is extremely helpful and we felt the price was right! The beach is very close and the Dunns River Falls (one of the premiere attractions) is also about 15 mins away. I can't imagine anyone not enjoying this condo!

I stayed over the weekend with my aunt. It was nice and perfect for what we needed. I even cooked in the apartment and had all the supplies needed. It was a very cute apartment and suited us just fine as we had our own separate areas. Nice and updated. The only thing I would suggest is for house keeping to check in more, maybe every other day to check on linen or trash to be taken out. Wifi wasn't the best, and I was unable to get any work done. But a perfect location and nice place overall.

The property looks just like the pictures. The kitchen is well organized. This apartment is right on the beach, perfect location. Also near shops, grocery store and the bank. There was a little mess up with the booking dates but ower cleared it up. I would go back to this place again!
