Our group had a great time close to beach,pool,nice place only downfall loud music playing till 1:30am from the weekend weddings

overall it was great. the location with house facing the beach is fabulous. there was an issue with washer/dryer cabinet being locked. we called several times and was told they had to get us a key to the cabinet. that never happened so when the housekeeper came to clean she opened it and told us the washer didn't work, only the dryer. there were also dirty dishes in the cabinets.

Our group had an absolutely wonderful experience at this Villa. So clean, comfortable, relaxing! All appliances worked perfectly. Plenty of options for showering and space to put clothing, get ready for a day on the beach (steps away) or to town. Still hearing the sound of the waves and remembering the unbelievable sunsets! Axel is the Man. Very responsive and helpful. The food and drinks we bought at the resort were excellent! Check in and out was a breeze! Everyone was so kind and helpful. We would definitely stay here again!

We travelled to Ixtapa from Canada as a family of 5 (husband/wife and three adult children) and have been to the area multiple times over the past 10 years spent entirely at all-inclusive resorts. This was our first time renting a condo and after spending 10 days over Xmas/New Years, we are definitely sold on condo living in Ixtapa. The pictures provided are accurate, the condo is clean and spacious, has all the amenities and sleeps three adult couples quite comfortably. Not sure I would add a 4th adult couple but kids/teenagers for sure, as the condo does sleep 10 with bunks and pull outs. The owners are good at getting back to you if asked questions, and Axel (property rep) and Carmen (housekeeper) are awesome! We had one maintenance hiccup with the gas stove, but Axel was on it, and it was fixed the same day. The only other issue (if we can call it that) was we had planned to have the condo’s other staff member cook for us over the 10 days, but she was on holidays. Only advice would be to ensure this is lined up before you arrive, as it took some time to find a replacement cook who unfortunately was only available for the last half of our trip. Understandable given the holiday season. However, Rosa Elia was wonderful and prepared two meals for our family that were amazing! Having someone local to the area come in and provide a food and cultural experience to our family was incredible and would highly recommend! For those that have never travelled to Ixtapa, the beach is the best and the condo makes it even better being only 25 steps away. We did not use the pool, as we spent our time on the beach, but it was very busy and line-ups at the bar could be very long. We were grateful to just pop into the condo to top up our beverages! We would definitely consider returning! Thank you to Axel, Carmen, Rosa Elia and Lisa/Jeff for letting us stay in your little piece of paradise. We had a wonderful trip!

Great location, right on the beach, and close to shopping and restaurants. Property managers were great.

The location of the villa is perfect and is steps to the pool and beach. The sunset views from the ocean front patio and balcony are beautiful. The villa provided lots of space for our family to relax inside and out. Walking distance to restaurants, markets and a small grocery store which was very convenient. Axel the property manager was very responsive to anything we needed. The only downfall is the pool was very busy and there were two weddings in front of the villa during our stay. We enjoyed this long awaited vacation. Thank you.

Who wants to do dishes by hand when there 6 or more people? We had 10. I like to cook outside especially when I have so many guests that’s why I’m upset about no grill being there. We almost ran out of toilet paper and we’re told go to the front desk for the TP and water when we ran out. The front desk had no idea what we were talking about. We also had to provide our own water after the jug went empty. There’s what seems to be mold around all the edges where water comes from. I.e. sinks, toilets, showers etc. Let’s hope I get one of the 4 nights refunded. Probably not though, because like I said before, there’s no communication after you fully pay.

We had a very fun and busy week - deep and inshore fishing, Picante evening sail, snorkeling Ixtapa Island, surfing Las Saladitas, dining at Kau Kan, Tentaciones and El Faro and shopping in Ixtapa and Zihua. Take the family to Ixtapa as often as possible. We live in Houston TX. And my wife's family lives in Mexico. So we try to get together for family time, and the accommodation s were perfect for the amount of people we had as well as price. This was definitely our best stay, will be visiting again!

We liked the size of the condo, it fit our group. Location next to the beach and bar were great although it was noisy late into the night when there were weddings at the hotel. There were also issues with the sewer line but other than that we had a great vacation.

Tesoro is wonderful! Everything was run wonderfully lots of activities for kids. The beach was fabulous! The waves were perfect for boogie boarders. Tim Sullivan made the check in procesa easy and the house fit all nine of us easy. The kitchen had everything we needed to cook. All in all a wonderful trip!

Overall our stay at the villa was excellent. Both the manager (Tim) and the cleaning lady (Mari) were very friendly and helpful. The only thing was that one if the bathrooms downstairs had a funky smell. Don't know if it was because it was not cleaned or it's natural smell.

First class property, first class service by all. The condo exceeded our expectations with the roominess, comfort, and location, location, location. Owners were super responsive, Tim was great, he made us feel welcome and helped us, and Marie took excellent care of us with such a kind heart and incredible cook. We were so impressed and our family had an incredible time. This is a rare property as far as having everything at your fingertips and you would be lucky to stay here.

The owner Lisa will get right back to your emails with any questions you have. The manager Tim is there and always available and will help if any issues come up. Mari is amazing and she will cook you the most delicious meal and keep the house clean. The house is perfect for 3 couples, its roomy, comfy, decorated nicely, stocked with towles and all the kitchen items you need to cook. The beach is just steps away and you have use of all the covered lounge chairs. There is a bar as you walk down the steps to the beach which is real convienent. The only negative is the resport pool is right next to the house, from 8-8 it is full of people. They loud music and announcements run all day. So if your looking for beach peace and quiet you have to go away from the house and resort. I would definatly recommend the house we loved it, the pictures are true, and just a 10 min walk into town so great location to shopping, transportation and restaurants

Overall the place was great- right on the beach- lots of room. We chose the all inclusive option- which was great - we had two teenage boys with us, who were quite happy to eat 5 times a day. Only complaints - the wifi was pretty bad and the resort was VERY busy - the pool was often jammed packed with people. The staff at the resort were all very helpful and courteous.

Villa #12 in Tesoro Ixtapa Resort and Villas is a jewel of a vacation rental located in the heart of Ixtapa Beach and Hotel Row. The beach is literally just feet away from the villa and the resort swimming pool is just as close. But the icing on the cake is Mari who is the person responsible for keeping the villa spic and span. She is also available, for a very reasonable fee, to assist with the grocery shopping and cooking. Her repertoire is ample and demeanor is always delightful.

The pictures pretty much tell the story. The six of us stayed in Villa 12 at Tesoro for two weeks and really enjoyed ourselves. The Villa is well equipped. Everything you would want to make your stay comfortable. Tim was very quick to respond in the event we needed anything at all. So thanks Tim. We had the pleasure of meeting Marie ( Mary ), who is the housekeeper and also will cook some amazing meals for you plus her niece Aurora who helped out on occasion. They are both very special people and certainly made our stay that much more enjoyable. We would highly recommend any groups or families staying at Villa 12 take advantage and have Marie cook a meal for them. You won’t be disappointed. A special thanks to Marie and Aurora. Villa 12 is literally right on the beach. From your deck you have a perfect view of the ocean, the beach and at night time gorgeous sunsets. The waves where perhaps higher than what we felt comfortable swimming in right in front of Villa 12 but a short walk to the north or south from the Villa provided good opportunities to swim in the ocean. And for those that prefer swimming in the pool, the one at Tesero is awesome. The resort and grounds at Tesero where very nice and well maintained. All the workers in the Tesero where very friendly and welcoming. A special thanks to Dailey, Mario, Carlos and Jeronimo. And a special thank-you to Jeff and Lisa for letting us rent Villa 12. We hope to visit Villa 12 sometime in the future Deb, Kelly, Don, Adeline, Deb and Ron ( Saskatoon, Saskatchewan ).

We loved our time there! We packed a lot of things into our trip and ventured out but I think my favorite part was our time spent hanging out at the villa. Maria cooked for us and it was amazing! The last day my husband got very hurt as he walked through the sliding glass door (it had just been open a few seconds before so he thought it still was) and the entire door shattered on him. The resort staff were all there right away helping to clean up and helping with the bleeding. We took an ambulance to a clinic and he had over 60 stitches. Tim Sullivan went to pick up my daughters and met me there. He stayed and helped with translation and then gave us a ride back to the villa. He also came by the next morning to check on us...very kind. It was scary but could have been much worse and he is now healing. Thanks for letting us stay in your beautiful villa!
