The location was near the beach.

Staff were rude in response to an incident that may have occured on their premises, and also refused my request to call someone as a matter of urgency as I had lost my phone. Other insights: Room felt dated and the bathroom/toilet facilities are shared with many other customers. The owners do not allow customers to bring people back to their room at any time of the day even briefly.

Great location and the info book in the room was lovely and detailed. The hosts were warm and welcoming. Breakfast was yummy and had vegetarian options as well. Also the rooms are really good and you don't hear other residents except when the bedroom door shuts as they are heavy.

It was very hot in the top room, this is out of their control but just to note for any travelers. There was a fan in the room so this helped a little but the sash windows Don't stay open unless you wedge something under them.

The location is perfect, 5 mins from everything but still on a nice quiet street. The staff was amazing, very kind and helpful. Breakfast was awesome and made to order. The room was neat and very clean and comfortable. I would 100% stay here again.

We were told it was a shared bathroom, but didn't expect to share with 4 other rooms, the decor was tired, for the money being charged, we expected a lot more, this is the second time we have booked with booking.com and both times the hotel has been poor, do you do your homework first before you recommend them to people

Everything about our stay was amazing, rooms were decorated to a high standard & extremely clean with excellent facilities. Breakfast was fantastic, good selection of buffet & then good choice of hot food. Our hosts were friendly, accommodating & couldn't do enough for us. Would definitely stay here again.

The room was tidy and clean. The bed was comfortable. The staff were friendly and helpful. The bathrooms and facilities were clean. The room was not en suite but that was advertised when I booked so was not a problem.

Nothing not to like - though worth mentioning that this is a fairly basic hotel. Perfectly fine though for a short stay in Brighton - and perfect for this trip.

It was dirty in places,the mattress cover was badly stained, couldn't keep window open , kept sliding down,hard bed, shower didn't work only a dribble, very nosiey

Lady was very pleasant and welcoming and sorted room key problem immediately. Room was comfortable and shower was excellent.

Had been looking forward to cooked breakfast reviewed well on line. Unfortunately this was not available. This was made clear when booking. The room got very hot a couple if times but I couldn't safely open the window.

Very handy location for seafront, and friendly helpful staff. Rooms are well dressed.

They informed me rooms wouldn't be serviced due to covid which is understandable I suppose,but the bathroom facilities were not the cleanest on arrival (someone else hair down plughole wasn't too nice) and ran out of soap and clean towels.

On our welcome we met a lady that welcomed us and chatted about the facilities etc. Also was able to open the window wide, especially in this heat it was appreciated.

Mainly the bed, it needs replacing ASAP it is very creeky, so much so that every time myself or my wife turned over it would wake the other up, I was genuine worried it would break. Definitely on the last legs, I tried calling the hotel 3 times to ask if anything could be done but no answer, with no reception, I wasn’t able to contact the staff which was worrying as if there was an emergency there would be no one I could speak with. Along with this the water pressure on the shower was very weak and the room was outdated with the carpet fraying in the corners. I’m not one to complain but was very disappointed by the bed, my wife has back problems and the bed really wasn’t up to scratch and the fact I couldn’t speak to anyone about this wasn’t good especially when I paid £195 for two nights, I would expect more for this amount. **I'm disappointed that the response didnt include an apology, I wasnt provided with a mobile and used the landline each time, its a shame the owner doesnt hold their hands up and except that what was provided wasnt what it should be but instead puts the blame on me because I didnt ring a mobile number that I wasnt provided with. If there is a mobile number you should make it easier to find or at least but a voicemail on the landline.
