The layout was perfect for a three generation family. The beds were comfortable. The kitchen was well laid out and very well supplied with everything that we needed, even a garlic press! The house was warm and the hot water was hot. Very useful rear courtyard with an awning over the seating area, which meant it could be used in the rain. For the almost 2 year old the stairs were steep but they were OK. Good hand rails. You need to pre-order a cot and highchair. Laminate floor meant it was easy to clean up. There is a park and playground about 5-6 minutes walk from the house. Very good communication from the owner. Would happily stay there again.

Nothing worth mentioning. There were steps up to the house from the road parking, but it was possible to walk further and avoid the steps. Also a couple of steps up into the house. Mentioning for pushchairs. I would not mark the house down for this as it is not marketed as accessible.

Good size for two adults and infant. Comfortable.

Garden was a bit over grown and needed high chair and baby gate for stairs.

The host accepted our request to stay at very short notice ; we had just been let down by a booking on Airbnb . she pulled out all the stops for which we were grateful . good parking , coffee etc

Orchards home is a lovely place. The house exceeded my expectations in all ramifications. Clean and tidy. The decorations around the house makes the house more welcoming and relaxing. Easy access to train station was a plus, it makes commuting in and out of London a lot easier . I will surely rebook this property for my next vacation. Bed linen and towels were nice and clean. Good communication with host. Quick return of breakage deposit.

The house is not in Orpington. It is in St Paul's Cray. Overall the house could have been cleaner. Not to the standard a visitor would expect. There are a lot of steps to the front door and first impressionnis poor which explains no outside photos.

Lounge.

The kitchen equipment was dirty and the cooking pans worn out. No sink plug. Dirty draining tray. Grill pan filthy. Back garden derelict. Cigarette Stubbs all over the patio. No shower mat. Curtain detached from rail and ceiling paper above window in main bedroom peiling off.
