The location was excellent, and the room was OK but expensive and dirty.

The staff were friendly, but the room was dirty upon arrival. It looks like they hadn't cleaned up properly. The bath mat had hairs all over it, and in one drawer was a pizza box with moldy slices of pizza and fries. The hot spa pool was quite dirty, and the main pool was closed once we arrived as they said the water was too dirty and had algae build up. On the last day we stayed, the hot spa pool had been cleaned, and the water was clear; the first two days we were there, the water was very cloudy, so it must have been filthy (we thought it was just thermal water). The hotel did offer the option to go to one of their other hotels in the city to use a swimming pool, but we ended up just going to the beach. Overall, for the price, I wouldn't recommend staying here.

Noisy, constant sound of kids running around upstairs. Bed had no support. At check in they took an additional deposit that is not highlighted on their T&C despite them claiming it is, and could not say what it was for (we had already paid up front). They still advertised the spa treatments but not that fact they are closed for over a month. Parking is not near the rooms so try to check in when its not raining.

The bar was closed 2 hours earlier than what they advertised, and by then, it was too late to make other arrangements as town was too far away. So, a very early night. Boring unhappy 🙁

The room was not exactly like the picture of the room we thought we booked. We therefore felt the daily rate was overpriced. There was mould in the bathroom in a number of places and this contributed to a smell in the room, which required a window or door to be opened at all times. They tried to service our room at 5 pm in the day, which was a bit late really, as we had just returned back from being out. The other members of our group were not impressed at all. I also queried with the resort the rooms that were allocated to our of 3 couples group. There has been no response from the resort.

Enjoyed buffet style meals the variety was amazing. Great atmosphere at hotel.

The location was beautiful.

The complex needs modernisation, bathrooms need to be upgraded. The restaurant also needs modernisation and to move towards serving less food but of a higher quality.

Beautiful main building, the gorgeous grounds, and the location of the hotel are the best in Paihia. There is a beautiful pool and spa with incredible views of the Bay of Islands. You need a car if you wish to stay here. Paihia town is quite far. Waitangi treaty grounds are right next door. Excellent value for the room rate.

The rooms and overall interiors of the hotel have seen better days. This place could use a good refurbishment to bring it up to date with modern hotels in the area. Beds far too soft.

We were reluctant to shower as the water smelled bad. Mentioned to front desk, who told us they'd have maintenance check it out the next day (no good to us as we were checking out the next day!). No offer to move us to a different room or discount our stay. Pretty unimpressed when I paid >$300 a night. Definitely won't be back nor will I recommend

Trickle of a shower, beds were not made up correctly (missing top sheets), broken lock on door, bathroom and mugs were not clean, fire sprinkler had hair hanging from it.

Beautiful setting, great location, amazing pool, comfortable beds, nice linen.

Pool was out of order, laundry was out of order, rooms were very dated (particularly the bathroom), with grouting needing to be replaced at a minimum.

The view was amazing!! The room was nice but not the greatest the pool was great definitely good for family's with kids. Staff are nice.

The rooms have no kitchenette but have a jug cups and a fridge. The funny thing is you don't have a sink to fill your jug up and wash your cup, you have to fill it up in the bathroom which for hygienic purposes is gross.. The sliding door in the room was jammed so with a little rough tug you could get it open the side blinds were broken so you couldn't open those..The sheets on a bed we had were ripped and had stains, the bathroom had little brown spots around the sink which we cleaned our own self, the buffet is over priced and has the most blandest food ever.. mussels tasted like watery rubber same as the tasteless shrimp and also not much options for the price you pay. wouldn't recommend 4/10
