We've stayed at Villa Potenziani multiple times now and we love it. The location, just outside Rieti, is surrounded by green and the property itself is stunning, with beautiful frescoes in every hall. Rooms and bathrooms are huge and very comfortable and the breakfast has everything you could want. And the pool is lovely, set aside in the property gardens - it's very large and with plenty of loungers. There's even a little snack bar by the pool, very convenient. We hope to be back soon!

I was a bit disappointed with the Wifi. I work in the technology field and could not connect at all at the hotel due to poor connectivity. The wifi did not work at all. In addition to the wifi situation, the Air Conditioning did not work the entire time. When I complained about it, I was told that it is due to the weather. For seven night I had to suffer from intense heat in the room. Another issue I gave was the issue with toilet paper 🧻. I had to request it as the room did not have a roll. I would not recommend this hotel to any family and friends. I had a bad experience.

Elegant period hotel in historic mansion overlooking Rieti. It is 3 Km within a large park location....which the entry road was, unfortunately, most difficult to locate. Very tranquil setting with spacious rooms and excellent and helpful staff. Very good breakfast.

Typical hard Italian bed and pillow which I personally find uncomfortable. Large attractive room but without a suitable table or desk to write on.

The listing said “full bar” but there was no bar. They did serve beverages on request and in the restaurant with dinner.

We're regulars at the Potenziani as it is a great place to stay. Clean, spacious rooms, excellent staff and a wonderful view over Rieti.

Lovely, historic hotel in an old mansion. Gorgeous, parklike grounds, really wonderful outside sitting areas to enjoy peace and tranquility. The dining room is really special, though we didn't eat there. Staff was really friendly and helpful, and the pool was large and pleasant. Very clean rooms. Well worth staying at for these things.

The rooms need a little tending to. New bedding and fresh coat of paint. Some of the dated decor could go, and the rooms would be much improved.

We had a lovely stay at Villa Potenziani. Everything was perfect and the team was super friendly. The Villa is wonderful, and perfectly located in the middle of nature. A dream.

... but my room clearly needed some refurbishing ...
