The location is idyllic, the rooms well appointed with clever use of space and functions. The dining area is cozy allowing multiple groups to feel as though they are the only ones there.
There is nothing we did not like.

Everything tutto bene.

The view is priceless. The restaurant is wonderfully, and the staff are very friendly and helpful. The pool is refreshing on a hot summer day, and the poolside bar ensures that you can have a drink or a snack while relaxing. The location makes everything in Umbria accessible (if you have a car), even though it’s a bit tricky getting up the steep hills. It is a mountain farm after all.
The air conditioning in the rooms was too week, and we were very uncomfortable and unable to sleep well with the heat. The air trickles out of a vent in each room, and there is no way to adjust it. There are no screens on the windows or nets so you can’t open the windows unless you like mosquitoes.

The pool was great. It is a charming place. Most of the staff were friendly.
The stairway from the main level to the parking lot was not maintained and downright dangerous. Maybe the groundskeepers don’t work in the summertime? Lots of manicuring needed. Not just for visuals but the plants scratch legs and cars! The Wi-Fi was non existent, and when we asked about it, we were told it was because there were so many people using it! Um… And the air conditioning was barely passable. Our room was close to the kitchen venting system and some nights we couldn’t open the windows because of the smoke.

The location was fantastic if you are looking for a quiet, yet immersive experience in Italy. The property is an old farm, with chickens and other animals close by, but still has that amenities that you would want. The restaurant on site is amazing and I can understand why people come from far away to eat there.
The roads to the property can be tricky, especially if you come across another car travelling in the opposite direction.

this place is secluded with an incredible view of Umbria below.
Tv service was unavailable at our visit time in late March.

The views are magnificent; the staff is exceptionally helpful and friendly. The room was basic but comfortable. I was there only for one night, to meet up with friends, but it appears to be an excellent “base” for visiting any number of nearby, interesting towns.

The view is incredible - overlooking the valley below Assisi and the restaurant onsite had many choices for dinner and was welcome respite from a day of touring Assisi's basilicas. The breakfast in the morning included many treats plus hard boiled eggs, yogurt and juices and various granolas with a fresh fruit salad.
Would have liked more protein options at breakfast such as meats and cheeses.

Staff was great, restaurant for breakfast and dinner were wonderful.
I wish the shower had more water pressure.

This is a wonderful place to stay if you have a car. It has a wonderful view of the valley below, and you’re in the midst of an olive grove too. The restaurant on the premises is top-notch, and the breakfast served in the morning has a huge variety of things to choose from, including many sweets that are made on the premises. And the staff was always very helpful.
The only slight criticism I have concerns the drive up to the property. If you have an automatic transmission, it should be no problem. But if you’re not well acquainted with a manual transmission, it could be a bit of a challenge. It’s not so much the narrowness of some of the roads or the several turns, but rather the steepness of some of the grades. Fortunately, the road is paved all the way to the very top, where it then levels off and becomes a long gravel driveway.

The view is wonderful, the location is ok, relatively close to Assisi, but a bit difficult to reach. The breakfast is good, although overpriced.
The staff was quite rude (except for the great guy serving breakfast), uncommunicative, and bordering on insulting. Our room was not ready when we arrived, although we arrived later than expected, and called 2 hours ahead of our arrival. The staff made it seem, throughout our stay, like they were doing us a favor by letting us stay there. The food we had for dinner was not very good. The cleanliness of the pool and outside areas needs to be improved, and also the smell - the poultry cages are too close to the pool and the building and in July the smell is horrible. So, we couldn’t really enjoy our view and our time from the very, very strong smell. Also, while we were having dinner on the terrace there was a terrible smell of trash, so even there we couldn’t really enjoy either the food or the view. And for the amount of money we paid and for the fact that it’s an isolated location, so particularly if you arrive during the weekend, you literally have nowhere to go buy things, there should be a small amount of coffee, sugar, tea, water, really the bare minimum. And perhaps an offer of a shot of Amaro on the house (a tradition in Italy), particularly as they produce it, it is a custom and we spent a lot of money there. The level of hospitality was not good - no one asked us how we are doing, if we need anything, or if we liked our stay. They just wanted us to pay. We came with high hopes but we left very disappointed.

The location (great view and close to Assisi), friendly owners, nice and clean swimmingpool. Good restaurant
Kitchen was basic, a watercooker would have been nice.

Unbelievable views, beautifully kept grounds and pool area, excellent breakfast and dinner on site, lovely staff. Wonderfully fragrant soaps made on site provided in rooms and for sale. Complete silence at night for a good night's sleep.
Mattresses could stand to be upgraded. Wifi is non existent. Although the there are many signs announcing the direction and location of the property, guests need to be aware that the drive can be a bit dodgy for persons not used to driving in on country roads in Italy. Location is worth it though!

Very spacious room, with very nice, modern bathroom/shower. Restaurant on-site was amazing. Breakfast in the morning had many delicious choices, and dinner in the restaurant was wonderful and surprisingly affordable. The restaurant uses many products from their own farm. All staff very friendly and helpful. The views during the day, and at night, are simply spectacular!
It was not a problem for us, but some drivers might not be comfortable with driving the steep, narrow roads that bring you to this property,

Everything. Staff (including Lina the border collie) were extremely friendly and helpful. The restaurant served some of the best food we had in 1 month of travelling in Italy. Breathtaking view in the morning
The drive up the hill in one lane only. Not straight forward when another car is coming towards you...

It was an unexpected wonder. The views, the food, the area, the people working there were all wonderful. Can we come to stay?
That they didn’t offer us a chance to work there for the rest of our lives.

Our first visit in
Umbria couldn’t have been more fantastic. The place was calm, relaxing and perfectly located on the top of the hill - between Assisi and Spello. Mandrie served excellent and homemade food from their own production. We enjoyed every meal. The staff were very welcoming and took care of their guests in a personal way. The facilities were great and the service impeccable. It was a big pleasure to stay there. We will be back!

Nothing, everything was pefect!
