When we first came here, we thought this property was gorgeous and we were looking forward to a relaxing, yet short, vacation. We both work hard - I’m an attorney and my partner works in tech, and we wanted an opportunity to get away with our dogs, commune with nature, and truly rest before diving back into our demanding work schedules. We had the property to ourselves, read all of the directions and welcome packet several times, and realised there was a property upstairs, but assumed the owners rented out the basement apartment when they were out of town. We had the property to ourselves, read all of the directions and welcome packet several times, and realised there was a property upstairs, but assumed the owners rented out the basement apartment when they were out of town. Later on, when hearing someone walking around upstairs, we learned that there was another occupant - this not clear from the listing, despite the listing saying you could enjoy 2.5 acres of land. We enjoyed our stay until then, but if we visit Ellicottville again, we'll likely stay elsewhere that is not a shared location.

We had a wonderful stay for a long weekend to celebrate our anniversary. The listing was just as described, a cozy basement apartment with walk out. We did have guest staying above us as well, we could hear them moving around, but no other noise. The outdoor space was great for our pup to run around and we enjoyed the fire pit 2 nights (watch out for poison ivy growing on some of the wood). The kitchen had what we needed for a couple of quick breakfasts and we appreciated the extra pillows in the closet. We enjoyed the downtown, but it wasn’t as lively as we had hoped, and we never had an outstanding meal.We had hoped for more patio spaces and bars. We did enjoy Steelbound Brewery, and 12 Gates of EVL. We would highly recommend checking out Ellicottville Distillery, just outside of town. We hiked in Rock City State Park and the Griffis Sculpture Park was a fun a little find. All around a great weekend!!

Rob & Lisa have such a wonderful vacation home. Clean & perfectly set up with everything you’ll need. Prior to check in, they were very communicative and made sure instructions were clear. We will be staying here again for sure !!

Great little apartment. Nicely decorated, very clean and cute. had a fire outside both nights and had plenty of wood. Great little place to stay only a 2 minute drive into town.

Everything about our stay exceeded our expectations. Location is lovely and very close to Ellicottville. We were very comfortable for our entire stay!

My husband and I wanted a quick nearby (2-3 hours away getaway. This place was beautiful and large back yard. It was just as described and near the village of Ellicottville. Place was very clean and owner was great at communicating everything we needed to know. Thank you for an amazing stay.

What an adorable place. Very comfortable. Bed was comfortable. Had all the basic necessities. Private. Quiet. Beautiful scenery. Relatively easy access and close enough to town. Loved it! I hope to revisit in near future

This is an incredibly charming property with breathtaking views! Definitely does not feel like you are in a lower level location. It was super clean and the photos do not do it justice. Very spacious yet super cozy! The communication with Rob the host was superior and I am looking forward to returning for another stay! You will not be disappointed booking this beautiful property. :)

This was one of the best rentals we have stayed in. It’s cozy, comfortable and very well decorated. It has a well stocked kitchen. The place was clean, check in was easy, the owners were very helpful when we had a problem with the internet. It’s perfect location for Eville and Holiday Valley. And the outside property is beautiful!! We had a storm while we were there, and someone came to shovel the steps early in the morning. As far as the noise from the upstairs unit, we only heard some footsteps on the floor above, but we did not think the sounds were loud at all, as stated in other reviews. We recommend staying here and hope to stay here again.

Great location and place. Everything you needed was provided. Decor was fun and updated. Water smelled heavily of sulfur. Unit had a whole house water filter but is was unplugged and not working. People were noisy upstairs both nights into 12:30/1:00 in the morning which interrupted our sleep.

The perfect little home to come back to at the end of a long day on the slopes. Cozy, clean, and comfortable. Just a short drive to town and Holiday Valley. We can't wait to come back soon! Thank you Rob and Lisa for opening up your home to us.

Cozy, Clean ,Comfortable ,Charming bungalow. We loved the quiet and beautiful surroundings. A lovely get-a-way place to enjoy whatever you want to do in Ellicottville. Close to town with great restaurants, shopping and of course skiing,...We loved it....

Nice accommodation close to the attractive town of Ellicottville. As advertised, clean and comfortable bed, with large backyard which the dog enjoyed.

It was the perfect weekend getaway, secluded but 2 minutes away from town. Property was clean and had all the amenities listed.

From start to finish, Rob was so easy and great to work with. I had great communication through booking, check in and check out. The house was very clean, everything was easily stated to follow the rules throughout our stay. The property is gorgeous, and the backyard view is a dream. We built a fire in the pit and it made the stay even better. Can’t wait to come back.

The accommodations are so warm and comfy - very well decorated, and very welcoming. The only downside was hearing the people walking in the unit above us. Otherwise, stay was wonderful, and we would stay again!

Our family of two adults and two children booked this cozy space for a ski weekend getaway. The space is nicely updated, well decorated, and clean. Parking is provided on the premise and the space comes well equipped with kitchen essentials such as cookware, a toaster oven, and a coffee machine. The location is convenient and a close driving distance to downtown Ellicotville and Holiday Valley. This is a basement apartment so if guests are booked in the space above, you will be able to hear them walking around, chatting, and playing music. Lastly, the water smelled quite strong of sulfur which can be off putting if you are sensitive to smells.
