It was a reasonable place to stay
The pictures made the place look much more valuable than it was. The room has rust in the room, very old property

We stayed at the hotel in the off season and there were not many people staying, so the hotel restaurant was not open for the first night of our stay. However, the hotel helped us find a small restaurant close by that served delicious jerk chicken. The second day of our stay the restaurant opened. The hotel staff were very friendly and dealt with our concerns promptly. For example we wanted a mini fridge, so they brought one in. Our security box was locked, so they opened it. San Pedro has become very noisy because of the hundreds of golf carts that drive around it. I appreciated that Mata Rocks was located further out from central San Pedro and was quiet. A huge bonus for me is the free bicycles that Mata Rocks allows its guests to borrow.
Swimming is off a dock as the water close to shore has a lot of seaweed. The hotel pool is seawater and is not big enough to swim in. But, it is great for having a dip and cool off.

The staff was very friendly and the beds were comfortable and room was clean.
The location was far from the main attractions. The resort did not reflect the pictures. The pool was very dirty and not maintained. The facility needs to be updated.

Goodish view and fair beach walk. Stiff onshore breeze a delight. No diner open, breakfast expensive. Local restaurnat 5 minutes walk ok, nothing special. Great bar charging $5 for coctails and rum.
Well down the congested strip. Taxi problem, charge high rate per individual to get there. On the other hand, its a short trip to the wonderful, spectaularly fabulous reef.

The beds were great, the property felt safe, the showers were great! Lots of closet space and hangers and great complimentary coffee in the morning. The staff over all was very friendly.
The resort had a very private feel. The had a pickle ball court.
They did not have a lot of food chooses for fruits and vegetables. No plant based/nut milk products. As vegans that made it difficult to eat there. A few simple fixes like changing the cushions at the front entrance, changing the blinds on the doors that are broken and painting around the door handles would have taken away a worn look. The person at the front desk needs to be more thorough with check in details like towel availability, housekeeping service, amenities, bikes, pickle ball court, etc.

Staff was wonderful. Very friendly and room very clean. Lunch's at the bar were very good.
The room needed upgrading. This was one of the cheaper rooms with 2 beds. Door on the bathroom was designed to be a pocket door, but they replaced is with a swing-in door that hit your knees while sitting on to toilet. A/C was old and went out twice. There was a small refrigerator, but there was room for a microwave, but they didn't have one. TV stopped working.

The staff at Mata Rocks are great, really friendly and helpful always, especially Harry and Javier. The bar/restaurant is a nice gathering spot after a day of adventure getting a few locals as well as hotel guests. Good food and accommodating with special requests. Lively but not crazy.
Not the fault of Mata Rocks but good to know when booking-- Belize is really windy, and having never been, we didn't know that. Had we known, I wouldn't have paid extra for a room with a balcony which was impossible to use due to wind. Also the property next door is not currently in use and has let a lot of seaweed and garbage build up which unfortunately was on full view from our room, #10.

The staff was great! The location was good!
The place is run down. It needs a complete make over. The door to my room #14 did not close completely. The bathroom sink drain stopper was off and left in the sink. No hot water in the evening.

Great small place that other hotels had guests come by our neat beach side bar.We went to Victoria house a few times, which has a neat bar on the beach and excellent white table cloth dinners. We also love Blue Water Grill for dinner, but that is a romantic 25 minute walk to town on beach. Don't miss coffee shop called The Baker.

Great location with really friendly and helpful staff. The property also has free kayaks, paddle boards and bikes for use.
The shower was a little tricky to get warm

The staff was really nice. Harry was very helpful. He helped us book a snorkeling tour that was AMAZING and affordable. The room had three beds, a fridge, and, a stove. The room was roomy and modern.
The shower was cold.

The posted photos on the booking site and the reality are somehow a little bit different... To start with the photos leave the idea that there is a beach in front of the hotel what it is not exactly true. It is true that the hotel is at the sea side with direct link with the water but there is not exactly a beach there. In any case the anoying smell from the algae it is not exactly pleasant... The breakfast included by default is poor.
Regarding the value, it is in line with everything else in Belize: overpriced. The prices are similar to US but what you get is similar to Guatemala (or in some cases even worst). My overall appreciation of San Pedro is poor and far away from the proclamed Madonna's "Isla Bonita". The only thing that in totally in line with expectations in San Pedro is the "Secret Beach". If you ngo to San Pedro don't miss it.

Mata Rocks Resort has got the most amazing staff a guest can ask for. Not only are they super welcoming and helpful, they are even willing to do longer hours, just for their guests to enjoy an extra game of Pickleball.
In July 2022 we had quite a lot of seaweed at the pier/beach next to the hotel, but this is a problem almost the entire island has to deal with.

The room was very comfortable with excellent house-keeping, AC and ceiling fan.
Very small, old swimming pool. Generally worn-out appearance of the buildings, bar, pool and environment. No effort is made to remove the dying brown algae that cover the beach. The algae rot and produce hydrogen sulfide, creating a very unpleasant smell.
