The location
We were a family of 3 adults planning a 5 day stay in Kyoto. We had booked the room at this property based on their claim that it was suitable for 3 adults. In reality it was a small room with enough floor space for the 3 futons and no space for our luggage (3 suitcases , haversacks) and footwear). Moreover there was no space to hang our jackets, keep our clothes nor were there any chairs. The only option was to lie /sit down on the floor or stand uncomfortably in the middle of a congested room. We asked the reception staff for a larger room and were told that this was the largest room. It was obviously not possible for us to continue our stay in such cramped lodging and we decided to change hotels. We also spoke to the Booking.com staff who were quite helpful. This hotel unfortunately was not willing to cancel our reservation and insisted on charging 80% of room rent for day 2 and 50% for days 2&3. We are therefore unjustly forced to pay the property a significant amount for them dishonestly misrepresenting the size of the room. I hope the money can be recovered and that we are not required to bear this unreasonable loss since it’s tantamount to us paying >CHF 800 for a single nights stay in an uncomfortable room. This property needs to be held accountable and asked to reimburse the amount

We liked the location. The availability of smoking rooms was great. Overall most staff was nice. The fact that there is coffee, vending machines and laundry in basement was great. Also, great to have a cafe right in the building.
The beds were on the floor, this was not evident from pictures on Booking. You should make this more obvious. But they were comfortable. The room size is too small, but managable. There can be more places to hang things. As beds on the floor, one needs more tables or hanging space to put things onto.
Some staff (a lady) were very nice and helpful, one lady esp helped us book cabs. One male staff was totally unhelpful.

Located next to many bus stations, great room very nice bathroom, with separated place for toilet, shower etc, place to take off your shoes, very nice view, staff helpful at all times.

The rooms were beautiful, always kept clean. The tatami was pretty, and the staff were lovely. Most staff spoke very good English. Very friendly and helpful staff.
The futon was not particularly comfortable. My partner and I stacked 2 futons on top of each other, and it was a bit better. Have slept on much more comfortable futons.

Great location, near to 2 train stations make moving around very easy and lots of restaurants are within walking distance. Room is very clean and functional and the staff were exceptional. Highly recommended.

Location was perfect for Gion area and really enjoyed sleeping on the floor beds - I would argue that it was more comfortable than my bed at home!

Great location + the room was very clean. The plastic-based tatami imitation is a great mix between a japanese looks and comfort.
They have an annex which I passed by on the way to the hotel, only to be sent back there. It didn't matter much because I only had a backpack, but if I had been with kids and many suitcases it might have been a problem. They should tell beforehand which building to go to.

Lovely, cozy hotel that feels both comfortable and luxurious, although very simple. Amazing value for money! Compared to many hotels I've been to around this range, the room looks nicer, feels nicer, and has good amenities. For those unfamiliar, the area is right around many of the shopping attractions in Kyoto (as well as Nishiki market), and a great place to hang out. There is also a convenience store very close by.
Nothing in particular sticks out as unpleasant, although I have to say the shower was a little weird to figure out (for some reason the handle, at least in my room, was outside the bathtub and pretty low, so bending to adjust the temperature was uncomfortable), but it was a very minor detail.

The room is modern and surprisingly big. Location is nice, close to everything. Staff was kind too: I asked if I could bring my bicycle to my room, and they let me after I covered it with the ringo bag (the bag used for transporting it on trains).
The bakery on the first floor wasn't open in the morning.

Just a block away from a bus several stops from Kyoto station. The hotel was in the middle of everything: food, shopping, sightseeing. Could not have asked for better combination of location, ease of access, and value.
If I had to levy one complaint, the pillows could have been softer. But considering the amount of hiking around Kyoto's attractions, what my head was resting on was the least of my worries.
