For me it is important to have a few questions answered BEFORE booking. Strangely not every owner is up for it, but with Veronika no problem. In fact she bent over backwards to help where ever she could. I couldn't think of a better host! Thank you, Veronika!

We found a few places downstairs (or in the corner of the stair case) where a full length mirror could be fitted 😉 Also there is plenty of room for a bigger bed, but if you like to snuggle onto each other, then you have a winner 😉

The location was good for my needs.

Could not plug in bedside lamp (European plug) The light to help find the key box made No1 invisible. Had to use my phone torch. No instructions (so, no access) to wifi or heating operations No handbook Bathroom door handle came off. Reported. Not repaired. Provided a hair dryer but nowhere with a mirror to see what you were doing Lid came off the bin when pedal operated - not fixed on Spoke to host by phone but never met her (considering she was on site and I was alone female traveller)

kettle could do with a descale and no welcome letter with general info, eg WIFI (had to message property to enquire)

Really nice spacious flat. Very clean and tidy with nice furnishings. Private entrance. Helpful host.

Breakfast bar was nice, just a few breakfast bars, milk, juice and cereal! Pretty town near the centre, within walking distance to the local train station. Host is very responsive and was happy to clarify questions.

No oven in there, but that’s about it - room was a little warm but it was also a heatwave that weekend!

really nicely hidden at the back of the property giving you privacy. we had everything we needed and more. always love coming to stay at the Oak Tree. perfect location, close to town. shop is just around the corner and restaurants are about 10-15 minutes walk away. i read some reviews about the sofa bed being very uncomfortable but to be honest I slept well. the studio was clean and well equipped. it seems like they think of everything anybody could possibly need. staff is very friendly and welcoming.

No curtains on 2 small windows making room too light. Kept banging head due to sloping ceiling.

Tea coffee juice cereal milk toiletries were provided. Clean, quiet, easy access, good facilities.

Minor things like the ceilings are a bit low and a working bedside lamp would have been good. Wifi was weak/slow but a good mobile signal compensated

There is no sink or running water up stairs which makes cooking and washing up difficult. It was very hot during my stay and the room just very warm with little air flow but the hosts did provide a fan upon request. A little far out of the main town.

Lovely little apartment clean and well kept. Good location. We were at the Yoga Festival in Henley which was 15 minute drive away. Off road parking and easy key safe system.

We had a 3 night stay and i was on the sofa bed. It was very uncomfortable. I certainly would not have wanted to sleep on it for more than three nights. There was no sink so we had to fill the kettle and washing up bowl from the bathroom tap. This was ok and worked just a little odd!.

There was no welcome pack and I was basically told it wasn't necessary. No instructions for the coffee machine, washing machine etc. I was informed that the coffee machine was industry standard and therefore no instructions needed - I have never used one so found this to be patronising. Shower leaked (which I fixed). Bed very uncomfortable. Sofa so low I couldn't use it. No blinds on the three windows. Only water downstairs in the bathroom. Owner rude and unhelpful and called me disingenuous for criticising her! Apparently I should have phoned her to ask all the questions I had - I would have made at least 5 phone calls when a welcome pack would have covered everything! Plastic window frame on the bathroom (not UPVC - plastic) and generally a place that could be nice but wasn't. I booked for 6 nights, stayed 2 - and although I asked, no refund of any kind was forthcoming. I asked for 2 nights not 4 as I wanted to be fair - silly me!
