The moment I pressed reserve on booking.com, I received 6 looooong text messages and same number of emails, some saying that the property did not honor reservations done through booking.com.
To avoid cancellation of the pending reservation, personal info of all guests plus credit card info had to be entered in a form they sent through a link.
That was the 1st thing we did not appreciate. We do our booking through booking.com because we trust their web security.
Some of the many messages gave detailed instructions about entry and house rules.
Too much to read and go through.
Also ... Beware ... It is a very old house.
The floor squeakes with every step. You feel uncomfortable walking in your room specially during the night.
There was no staff onsite. The house being that old is a little spooky specially at night.

Love the look of the house inside and out. Bed was really comfy for me not so much my husband. Value for what we paid was nice
Did not like getting a notice of a $300 rental security deposit charge after we booked and paid for the room. Not our cup of tea having to share a bathroom with other people. My husband wish he had a chair in our room which was really small. The door on our room squeaked everytime we opened and closed it.

Historic, quiet and conveniently located
The booking process is way too onerous. Multiple emails. Separate registration after booking with bookings.com required as a renter. With this you approve a $300 security deposit. If you don’t sign you cannot check in. Steve was responsive to emails but there is no one on the property. Not a very comforting environment. We checked into the historic room with in room bathroom. It was not clear prior to selection that there is no showering capability. None. We ended up using the common shower.

The 3rd party registration process was redundant, and overly complex. Numerous annoying emails with too many details.. SIMPLIFY and eliminate redundancy.
There was no staff that we saw.

I love the victorian feel of it!! The bed slept AWESOME!!! The ambiance was fantastic!! Close to downtown!! So quiet and homey feel. It was the best..loved it..the price too!!

The location was great for seeing Sioux Falls - within walking distance of the river and downtown - the house is on a street of other historic houses which are fun to see - there is a washing machine and dryer on the premises which was a great boon - the hosts recommendations for things to do especially restaurants were excellent
The room was quite dark and the very Victorian decor a little oppressive - while it was grand to have a washer and dryer the credit card function didn’t work very well - there were maybe a few too many steps to check in though everything was clearly explained

Beautiful restored home. I booked last minute and Steve (the owner) was a great help. Lots of common space to relax and meet other people. Location was nuce quiet area. Blue Room was perfect for my one night stay. Would be perfect for more if needed.

The place is beautiful. It's worth traveling to South Dakota just to see it. A real architectural peace of art. The owners take great care of it and protect it, a lot of attention to detail.
If the deposit will not be requested and sending a million messages a day will be stopped, it will be 10/10.

This a beautifully restored and decorated property in the historic heart of Sioux Falls, with all modern amenities.
The check-in/check-out process process was entirely virtual (by text); once I figured that out, it was great.

be careful when booking, you will get overcharged. bed in red room was very uncomfortable. not a good night sleep after a very long drive.

Very nice room, beautiful multiple common areas. We had a glass of wine in the beautiful parlor in front of the fireplace while other guests were out. Modern kitchen is wonderful, if you plan to have meals there. House would be great for extended family groups. The decor and restoration are done very well. Absolutely don't miss touring the Pettigrew House museum right next door.
Lots of info and instructions communicated via text. I'm of an older generation with poor eyesight who likes to print it all out ahead of time. But we had no issues. Also minor, would have appreciated a box of Kleenex in the room.

I loved the decor being modern but still had a Victorian Era feel! The access to restaurants and local attractions was within minutes! Had pleasant conversations with a wonderful couple that was also renting for the weekend, so I didn't feel alone in a big house. I would love to visit their other properties based on my experience. Far better than a common hotel room with stiff and stale sheets.
That I could only stay for one evening! It would have been awesome to have met other interesting travelers seeking a respite from their journeys.

beautiful house, you feel removed from the present when you walk in, you are surrounded with beautiful old but comfortable furniture.
and so close to downtown, you don‘t need the car, walk less than 15 min.

I loved the Victorian style and feeling I was back in the 1800s; the wrap around porch was perfect. The paintings and artifacts were amazing

Super nice area, and VERY historical! The house is VERY interesting. Bright and clean.
Quite alone and I didn't see any other clients and/or the management. It would have been nice to actually talk with a REAL person and that's most always the reason I choose lodgings like this rather than a hotel/motel. Still, I'd stay there again.
