Wonderful few days in playa. The place was perfect for us!

The condo was nice. We loved the location. Able ro walk to stores, restaurants, and ferry.

We combined a work training with some family vacation time and loved this condo and it’s location in Xamen Ha. We had access to a beautiful pool with snack bar and beach front access. The condo had everything we needed to cook and enjoy every minute of our time! We will be back!!!

Everything was as I was wanting. Front desk staff were excellent in information. location is top notch. The condo was clean and very nice.

My family and I came to stay at Xaman-Ha for our first trip to Playa. We arrived at night via Playa Transfers, highly recommend using them from and back to the airport as it was flawless. The condo was a little tricky to find the first time, but once we did it was smooth sailing. The view was impeccable and the complex is incredibly well cared for. This was the cleanest VRBO I have ever stayed in! Five Star Property’s response time is amazing and their recommendations are spot on. I will look for their properties in the future. If my family and I ever go back to Playa we would stay there again but probably would avoid 5th Avenue as much as possible. Way too touristy and full of sales people yelling at you any chance they get. Did find a great coffee spot (Cafe Antoinette) and never had any issue venturing off from the main area. Very walkable around the complex and very easy to get a taxi if needed.

The view from our balcony was so beautiful! The pool and the beach were steps away, as was the main beach of Playa Del Carmen and all the shops and restos. Best of both worlds! This was such a perfect location. The condo itself is lovely, and the entire property is well kept. Our family had a wonderful experience.

This building is just steps away from the ferry pier and 5th Ave - no need for cab rides if you want to go out at night or take a day trip to Cozumel, but it is still inside the Playacar gated neighborhood. The unit location is also really good - it's on the 2nd of 3 floors, with double-wide balcony facing directly towards the beach. And the beach, while not huge, was actually there, unlike some parts of downtown Playa del Carmen where all sand had been washed away by erosion. Self check-in was fine, except that at night the lobby is not staffed and the assigned parking space was occupied by another car. Turned out not to be a big deal, I was told I can park in any empty spot - something I am not used to, coming from a city where parking is a really major issue, and assigned spots are strictly enforced with offending cars towed away within couple of hours. I suppose getting to a place with a much more relaxed attitude toward details is one of the reasons to go on vacation :) The kitchen was equipped as listed, with everything in working order. The oven turned out to have convection feature, which was a bonus for us. As expected, there was no dishwasher. There was also no electric teapot for boiling water (nor was it listed). We got one at Walmart for not too much money and left it in the condo, so if you enjoy hot tea like we do, you are welcome :)

We have stayed at Xaman Ha three times. This was the first time in this unit. We love the grounds, pools, beach, Robin the bartender is terrific, Ana at the front desk so nice & organized a great tour with a Cenote swim and snorkeling with turtles in Akumal. Unit 7115 had plenty of room but could use some TLC. All clean but just a little rough around the edges for the price. Refrigerator had issues, not cooling & leaking water, shower & faucet spigots had to be cleaned to get an adequate amount if water. The maintenance guy was right on it and helpful. Issues were all addressed but again, just kind of worn out & not as updated as other units we’ve rented.

We spent 4 weeks with two couples in January 2020. First, the condo itself. Plenty of room for two adult couples. Great views of pool and ocean (best in Xaman-ha) from kitchen, living room, and master bedroom. Well-equipped. Very clean. We lived here for 4 weeks and were very comfortable. Excellent responsiveness from owner (thanks, Ginger!) and excellent on-site management(thanks, Oscar!). An example of this was that when we arrived they were in the process of getting a new dryer. For the few days it took to get it, they did our laundry for free! This condo includes excellent maid service. The Xaman-ha complex is wonderful. While it has condos, it really operates as a resort with a beautiful pool with swim-up bar and a location right on the beach. It was so much fun watching the cruise ships come in and out of Cozumel across the water every morning and evening. Xaman-ha is a 5 minute walk to 5th avenue with all the great restaurants. It is also easy to walk to Walmart or Mega, get groceries, and take a short taxi ride back. This is a very good set-up for a long term rental. The biggest demonstration regarding how much we enjoyed our stay is that we booked four more weeks in Janaury 2021!

We had a nice stay at our condo in Playacar. The view from the living room was wonderful. We spent a lot of time on the condo patio, watching the pool and the beach nearby. Swimming in the pool or in the ocean was wonderful. It was very relaxing. We liked many things about this condo but have some complaints as well. We brought our two adult sons, each about 6 ft 3 to the condo. It turned out the small second room was way too small for two tall adult men. The beds were too short and the room was dark and dreary. My oldest son decided to go book a hotel for the week we were in Playa and pay for it himself. The other problem I had was that the kitchen needed to be better equipped if you are going to cook dinners. I would be fine for breakfast and lunch and drinking, but was not great for cooking our Christmas dinner. We also found out that the dryer did not work. Workers came by to try to look at the problem, but they were not able to fix it.Despite the problems, we had a good week in this condo.I do think that the description of the second bedroom should be a bit more clear that it is not appropriate for two adults.

We had a fantastic stay. Highly recommend this property. Ginger answered all of our questions promptly. We stayed with several friends who unanimously said that this condo was the best of all and we agree! Thanks so much- would definitely stay here again!

When are we receiving our deposit ?

We enjoyed our stay at the Xaman Ha Condos. It was a super location, close to everything yet quiet. The condos are in a gated area so we felt safe. The grounds were well kept up. It was amazing being right on the beach, and we even had our very own ruins within a couple hundred feet! The condo was tastefully decorated. Some of the kitchen items were rather worn. The bed pillows in the extra bedroom could be replaced. There was a damp smell in the bathrooms but that is probably to be expected because of the humidity. Overall, for the reasonable price and location, Xaman Ha Condos were great!

The place was beautifully decorated, with a great kitchen and all the things you need for a relaxing stay. The staff downstairs was welcoming, as usual, and the pool and beach were just as I remembered them.

When we arrived the A/C was out (these things happen in a tropical climate), so we got placed in a lower quality condo for two days while a new A/C was put in. But Ginger paid for the backup condo and refunded us the rent for the two nights that we couldn't use her condo. Her on-site management did their best to help get things fixed and even left us a bottle of wine. So we have no complaints. Her condo is very nice, probably the best in that complex - with a great view. We would stay there again and would recommend it to friends.

The unit had everything that we needed and the amenities of the condo exceeded our expectations. We have been coming to Playa every year for 10 years and we finally have found the right spot. Ginger was always available quickly by email with any questions and it was handy to have accessible management on site.

Very clean property and well maintained. Condo was clean, the only thing was the blender that didn’t work. All and all it was good.

Ginger was great to work with and the staff at the condo were very nice and attentive. Great view, pool, bar and enjoyed my morning walks on the beach. Quiet yet 2 min walk to tourist area. Would definitely come back!

I stayed at Xaman Ha a couple of years ago on a girls' getaway and instantly knew this was a place that I wanted to return to with my family. This unit was exactly what we needed for our family of 5 - me, my husband, 2 kids, and elderly father. The owner, Ginger, was fantastic to work with. She was quick and efficient in her reponses to my inquiries. She had fabulous recommendations and absolutely takes pride in her condo. The property management company that deals with day-to-day operations (cleaning, replenishments, etc.) was also phenomenal and highly professional. This condo has many things going for it, but our favorite has to be location. We spent every morning and every evening on the balcony. We had gorgeous, unobstructed views of the pool, covered patio, white sands, and turquoise waters. We literally spent hours taking in the sights and sounds. At night we watched the twinkling lights of Cozumel in the distance. We watched boaters, parasailers, sky-divers, paddle boarders, snorkelers, and swimmers. All of this from the beauty of our own condo. When we got too hot, we went down the steps, plopped down in a lounge chair or slid into the crystal clear pool. After that, we strolled the few feet to our near private sandy beach. Fabulous. One of the other things that I needed was safety. We (our taxis or private drivers) went through security before being allowed to enter our neighborhood. Xaman Ha is situated in a quiet and well manicured neighborhood. We needed to be and FEEL secure on our vacation. We needed to be able to have my father, or any of us, be safe when moving around the condominium. My overly-cautious father stretched his boundaries and walked the grounds alone. Our unit had everything that was needed...plus things that we didn't realize we would need. Ginger keeps the unit stocked with kitchen, bedroom, and bathroom items. The decor is tasteful and beautifully appointed. Without a doubt, we would love to return one day. Thank you, Ginger!

Location, location, location! Xman Ha is a perfect condo complex just steps from fantastic shopping, dining, and adventure. For people that don't want to stay at an All-Inclusive resort, this place has it all. Ginger's unit is beautifully appointed and her oversized balcony provides breathtaking views of the sea. Everyone is friendly at the complex and the transaction with Ginger was incredibly easy. She was helpful in providing detailed information - everything from transferring from the airport to insider's tips for getting out and about in the City. Xaman Ha is family-friendly, safe and a perfect launching-off spot for day trips and adventuring. We rented a car only for the days when we needed one....Hertz just a 2 minute walk. Highly recommend!

This condo development has excellent location, easy walk to everything yet out of the party noise zone, so sleep is good. Beautiful ocean views and beach is picked up daily. It's one of the older (first) developments and it's showing some age/wear, but very clean and well maintained, excellent grounds security. WE would have appreciated longer operating hours at the pool bar/snack shack--It closes up at 3-4 pm and there are no other food options in complex. Additionally the menu is very limited. Free morning coffee only extends to the contents of one smallish urn, which for some reason they don't replenish, even for people to BUY a cup. So no coffee of any persuasion available after about the first 30 minutes of breakfast service, period. No tea either. There are lots of stairs and no elevators anywhere in complex. This particular unit has had surface updates that are attractive. The owner and onsite mgmt cleaners were efficient to work with, no problems. The unit has attractive decor and well equipped kitchen . The least appealing characteristic is the 2nd BR (by front door entry). It's dark and kind of stuffy, with only one window that opens onto the common interior access corridor, so you don't want to leave curtains or glass open for either light or air. With forceful warnings throughout unit not to run AC below 84 degrees(if do and are "caught" by the cleaning mgmtstaff that drop at no preset time your $200 security deposit will be forfeited). Since weather was not oppressively hot at time we visited, this wasn't horrible, BUT in hot summer I think it would be a problem. Likely OK for kids, but adults will not be wild about this. Sheets and towels were good quality, but limited to one bath and hand towel per person (how 'bout one extra for hair?) , and no wash cloths. Nice enough bathroom shampoo, conditioner and soap. Overall nothing Fancy, but comfortable relaxed and OK value for money paid. We would do it again.

We had a wonderful time over the holidays. Ginger is terrific to work with. The condo is beautiful...both the unit itself and the grounds. It is a short, easy walk to great restaurants. We definitely plan to return !

This 2 bedroom, 2 baths unit at Xaman Ha is a beautiful unit with perhaps the best view in the 3 building complex. Extremely safe area within footsteps of the Cozumel ferry and shopping district. The employees at Guest Services, the swim-up bar (Robin), daily housekeepers and grounds crew were sincerely nice and passionate about customer service. Volleyball net setup on beach in front of complex, white sand and a beautiful sea. I would HIGHLY recommend this unit and hope to return soon. Thank you Ginger!

What a great location for a vacation. Right on the beach. Close to shopping and eating, but not so close that you hear any noise. Only the noise of the beautiful ocean. Door open every night to fall asleep to the sound of the surf. Great house with everything needed for a very comfortable stay. Booked trips from the helpful desk at the lobby. Everything was just as stated. Thanks, we had a wonderful stay!
