We enjoyed our time at Just Beachy. The amount of bunk bed were perfect for our group doing mission work for a college week. Loved the amount of bathrooms and the fridges on 2 floors. It was nice to wake up in the morning to an easy walk to the beach!

We stayed here off-season, November 2023, 6 adults, 3 children, and small dog. The house is perfectly located in a quiet residential area, yet just a close drive to shopping, dining, and activities. The spacious deck provided lovely ocean views and you are just steps from a beautiful uncrowded natural beach. We used the kitchen to prepare several big meals to feed 9, and appreciated the modern kitchen appliances, new coffee maker, 2 refrigerators, and extra large dining table. I read in other reviews regarding sand on the luxury vinyl plank flooring that the vacuum cleaner had a hard time picking up, so I did bring a broom, and glad I did, as sand getting on the floors is going to happen, as the home is basically sitting in the sand dunes. The living room furniture looked as though it has gotten a lot of use, but this is a home that takes pets, so I understand the upholstered furniture will not be pristine. All in all we had a great time at OBX.

Beautiful location, beautiful house, everything needed utensils and equipment was provided. Hot tub has a problem with pump 1 but still enjoyed it. Over all amazing stay!!

We stayed as a family of 11 (7 adults and 4 children under the age of 5). The space was exactly what we needed for sleeping arrangements. The beds were hit or miss, some of us found the beds to be more comfortable than others. I do recommend bringing your own pillows as we were not fans of the pillows provided. The check in process was easy, as was the check out process. There was minimal things to do the morning of check out. I contacted the property management twice, once for hot tub maintenance and once for inquiry related to sheets and broom/vacuum. They were quick to respond and resolved our concerns. The location is stunning, quiet, but close to everything.

Overall, my family and I had a great time in the OBX. During this stay, the outdoor shower head was just a trickle, but thankfully hose pipes were provided to rinse off with. The outdoor shower head definitely needs to be soaked in CLR between occupants and/or replaced each season. The grill grates should be replaced as well. One major complaint we do have is the lack of a broom. Vacuums we’re provided, but they didn’t work worth a flip. A broom would’ve been quicker and quieter for cleaning up the sand that got in the house. When we arrived the dune was not packed down as the pictures show, so be prepared to hike the hill to get to the ocean. For us, thankfully our party was able to make the trek. I would hate for someone to rent this property and not physically be able to get over the hill and enjoy the beach. Also, the pictures show a side by side washer and dryer as well as a stackable washer and dryer. This property only has the stackable washer and dryer on the second level. Also, provided was a pack and play, high chair and baby gate, which was an unexpected surprise. Be prepared for your car to be covered in sand and salt, especially if it is a windy day! One of the tables on the deck were broken when we arrived, but I imagine it was from the treacherous winds from the morning/day before. I could’ve called or emailed during my stay about these minor inconveniences, however they did not keep us from enjoying ourselves. I love how linens are provided. I would double check and make sure you have the right size sheets when you arrive. We didn’t make the beds up until we were ready for bed and found the we were given a full-size fitted sheet for one of the king beds. Again, we just made it work because we were exhausted! Overall, we had a wonderful time! We found a ton of seashells, basically swam with dolphins and seeing the bodie island light house on the way back to the house everyday was just the cherry on top!
