Third stay in the last few weeks and third dog-friendly room. All immaculate, well-appointed and beautifully recently retro-renovated in Art Deco style. Staff all very friendly and helpful. Only issue we had was a rogue resident in the adjacent room deciding to noisily run a bath at 2am, waking us up! Won't put us off returning though

Great hotel now it has been refurbished. Excellent quality rooms and facilities.
Restaurant lets it down with limited and expensive menu.
Sauces needed with meals to overcome dryness.
Limited choice was a let down.

I Stayed here last year when it was very tired. I hadn't realised i'd booked the same place. It was a lovely surprise to find it has been completely renovated into lovely hotel that is very worthy of its sea front location. My only gripe would be that breakfast was very expensive.

Fantastic hotel with great staff. I've stayed here twice now and will definitely be staying again next time I'm in the area. The rooms are stylish, well proportioned, clean and very comfortable. The little treat you receive in your room on arrival is a lovely touch. The restaurant and bar offer great food and drink with a very friendly and professional service. The undercliff walk right next to hotel is fantastic for an evening walk after dinner. I love this place and will definitely stay again when I am back in the area.

Stunning view and in v close priximity to the sea. The rooms with balconies are too shared so i suggest using partitions in between. Mattresses are not that comfy for me but that might be me not liking spring pockets. The rooms are squeaky clean even the shower! have never seen such cleanliness and care for detail. No dust no old stains no mould! Well done to the cleaners team!

The staffs are all excelent, warm and supportive. The family room we booked was clean enough and with nice furnitures but had no window. But still ok.
The hotel is old style so there was no lift which was quite difficult for tourists like us carrying a large suitcases, but the staff had kindly supported us. No air conditioner in the room

The hotel was excellent newly refurbished. My room was very good BUT it was next to a very noisy, loud vent system which spoilt the stay. It was so loud i had to turn up the TV volume very high.

The stay at this Hotel was good. The service by the staff was excellent but I really don’t know why because I found out that the Hotel is closing at the end of August 2023 for modernisation. The employees have been left in limbo without jobs apart from one person who has found employment. I think this is a very bad attitude from this hotel chain to not help these people to find other jobs. They have the cheek to say that when the hotel reopens there is a job for them. It’s an absolute disgraceful attitude by this hotel.

It is right on the English Channel. The view off our balcony was very beautiful. It was a historical hotel which I liked very much.

We arrived from at 9am coming in on an overnight flight from the US (plus train into Brighton and bus to Rottingdean). The hotel staff graciously offered to get our room ready in an hour so we could get settled. The setting is picturesque, the town is tiny and quaint with lovely shops, cafes and pubs. The room was large and comfortable, the hotel food was great and reasonably priced, there’s a bus stop right outside the hotel door with frequent buses to Brighton. This was a completely random find via Google maps, looking to be close to Brighton but not right in the madness and we were so impressed, we can’t wait to go back!!

The service and food was good , great views from the balcony , the building is a bit tired and a window cleaner wouldn't go a miss but its getting a £6 million pound upgrade in August and i will definitely go back.

My mother took my 4yr old son and I for a couple of nights here as she had stayed before and loved it with my late father. Although the building is worn (it's being renovated at the end of Aug), the value for money is great, location is perfect, staff are lovely, bus stop right outside straight to Brighton, the room was big, the only complaint I really had was that the water wasn't cool/cold enough for washing. Honestly though, we loved it and can't wait to go back next year. Thank you to all the staff for a lovely few days

Nice dining area and food as you would expect. Could do with some maintenance.

Appalling condition of toilets. Moss growing along the back of the cracked porcelaine sinks. Inside doors of cubicles were black with uncleaned dirt. Cigarette butts and rubbish accumulated on sea facing balcony. Under sinks in bathroom filthy.

First. The really lovely team of staff. Every one of them helpful and attentive. Second the location in the heart of Rottingdean. Third the excellent bedroom with panoramic views and well furnished. Fourth the very convenient parking. Important for my wife who is presently on crutches .

Stayed for Pride and really enjoyed it, had a view of the beach and the sea. Easily could get the bus to and from Brighton from the stop just outside the hotel. Really quiet location.
Breakfast was excellent with very friendly and helpful staff. Free parking which was very handy. The room itself was large and had everything we needed.
We have both said that we would stay there again.

Very basic hotel, but ok for someone not too fussed. I loved the fact you could take a dog. Terribly shabby service though, struggled with much luggage in front of five staff, asked for help and got mine until I was 3/4 of the way to the room. Asked for a taxi and whilst it was called no one told me it was there waiting at the side so I waited at the front and it left. Really appealing service at the bun restaurant too.

Lovely large, clean, family room. Woken all night by the noisy air conditioner (only noticed at night and no instructions available). Then woken at 9am after a poor night’s sleep by incessant hammering as the room next door was having a new door frame installed… very noisy. Not relaxing. Only two cups for four people and two sachets of sugar. Could be better.

Arrived at 7pm, limited parking but found a space behind the bus stop so entered thro the bar area and had to ask bar staff how I book in. Signage and arrow outside to indicate hotel entrance would help. There was no-one at the reception desk and no bell to ring. I entered my car registration on the screen to obtain free parking which was a bonus otherwise it was a £10 charge. I waited a while, read all the signs and saw an out of hours number so dialed but there was no answer. A man eventually appeared from the entrance behind me, no welcoming smile at all. I later saw him collecting glasses from the outside seating, so he was helping the bar staff, so fair enough. I signed the appropriate form, was given my key and went upstairs. The single room was larger than expected, and the bed was a large single and wasn't crammed in a corner, everything was very clean with a spacious bathroom. I had to go out and was worried there wouldn't be a parking space but on returning around 9.30 it was fine do parked close to the entrance. Unfortunately, I couldn't get the shower to work so had a bath, made a cup of tea but there was only 1 tea bag provided so I couldn't have a drink when I woke, 2 tea bags would be nice but maybe it was an oversight. I slept very well, it was so comfortable and quiet even though the hotel was on a main road, there was no street or bar noise. Overall, it was a good stay and I definitely would stay here again.
