Got to the hotel and was told that the room we reserved was unavailable. The front desk staff scolded me for not calling the motel directly and booking through hotels.com. This staff member was extremely unprofessional and not helpful in the least bit. All parking was street parking.

Stay was fine where property is locked has deleprable homes feels like your in the movie the hood

Not a bad place for the price, the manager in charge couldn't find our reservation at first and was a bit strange in general. We stayed two nights, after the first the manager knocked asking if we were leaving.. I had to remind him we paid for two nights.

Not vary clean beds stained no kitchen sinks dirty shower didn't have hit water and needs to be cleaned

This is the worst place I have ever seen. By no definition is it a hotel. It is best described as a very low-end weekly apartment. Highlights: Frayed mis-matched towels, trash can that says”beer cans only”, “office” that might be where someone lives, beds that are at least a decade past needing replacement, and much more. Manager suggested he would let Travelocity know that he canceled so we could get a refund. We were there about five minutes. Now they refuse to acknowledge that they suggested that they would let us cancel. I beg the city of Fort Walton to inspect this establishment, because it would be shut down.

Place not worth the price and the extra money. Not even at half the price. The manager was great and helpful.

Check in begins at 3PM, we arrived at the beach early in the day, s decided to spend the day on the sand. We arrived at the hotel at 8, and saw the property has no parking area, other than on the road, which is more like an alley way. The hotel looked more like bates motel than anything suitable. Even then, we attempted to check in. We were then told that the room wouldn’t be ready for another hour, at 9PM. After advising that is unacceptable, as we were ready to crash for the night, he owner finally said he would give a full refund. He then told Expedia I was requesting the refund for ‘not close to family’, when we didn’t even have family in the area. He tired to make it out that I canceled for my own reasons, when it was him who didn’t have the property ready.

This motel is under remodel. The manager, Tim makes up for any remodel in progress. Anything we asked for, he immediately took care of. We felt very safe. The price of the rooms gave us money in our pockets to use for other things. We will return to Gipson Inn on our next trip to Florida.

TLDR The property is clean and in a great location. I would definitely stay here again. Unlike what I read in previous reviews, we saw no bugs during our stay. The property is undergoing renovations and it was clear that Tim is trying to make this a nice place to stay. It was meticulously clean, and only a mile from the beach. The condition of the property reminds me more of a hostel than your typical hotel (Think India House in NOLA without the murals). If you are looking for your typical beach hotel experience, stay elsewhere. If you want a sizable room that is close to the beach and don’t care about fancy soaps and stuff, this is a great option. -A/C works great -flat screen tv -mini fridge and microwave -a kitchenette is about to be installed My recommendation to the owner is to get some mirrors, and upgrade the towels and sheets to white. Keep up the great work! I’m looking forward to staying here again.

I liked the family dynamics. I like location. Helpful.

NO HOT WATER, AFTER ASKING FOR IT TO BE FIXED, COCKROACHES EVERYWHERE, CUT THE TRIP SHORT DUE TO SEEING COCKROACHES CRAWLING OUT OF OUR CLEAN CLOTHES. NEVER AGAIN WOULD WE GO THERE OR RECOMMEND

Beds were absolutely horrible, holes in walls, bar of used soap ( with hair stuck to it) provided in bathroom, which was nasty dirty. Fridge shelves were all broken out and bottom was full of water. Unlisted additional $40 required at check in while gentleman inferred he really didn't want us there.

The doorbell was out of order and there was a number posted on the door for entry. I called the number and received no answer. I called Expedia who canceled the reservation allowing me to stay at another hotel. The next day, I received the following from this hotel:"you really no how fabricate stories. Are you a lawyer. I suggest on your next stay look for a 5 star hotel with bigger wallet and they have problems."

It is a room and a bed. If you dont have alot of cash and want a good day or two and dont want to spend 400 dollars a night this is ur bet. Its exactly what you pay for not a dollar more or less. Very nice guy and very talkative and helpful you will like owner alot. Its lack luster but its exactly what i wanted to to enjoy a day a beach sleep in a bed and go home.

Celing fan and floors dirty. Old sofa. I only used the room to sleep.

Prepaid through Expedia but found the room to be uninhabitable (exposed wiring, bare ceiling light bulbs, unopened crates in room, spoiled sofa with a blanket over it, Toilets on the ground outside the room). Was invited to cancel, and did, but was later refused a refund.
