Fran at Mulberry Bed and Breakfast was so warm and hospitable and truly made our stay an amazing one! She is already missed and we can’t wait to go back there! The house was so charming and very clean and nice !

Our hostess Fran was very hospitable and sweet. The bedroom was nicely sized with a comfortable bed and faux fireplace, which Fran lit at turn down service. Little extras, like sweets on your pillow at night were a nice touch. Breakfast was tasty and the place is conveniently located at the beginning of Cape Cod- perfect for day exploring.

Fran was the best. Very friendly and accommodating. My wife is gluten free and Fran made sure she bought gluten free pancake mix etc. Great cook too. I highly recommend this B&B

This is a one of a kind stay with a warm host who is a gem of a person! Fran’s kindness and hospitality will make you feel at home. Breakfast is top notch and her house is well decorated and spot clean. Highly recommend as a mid way pit stop for Provincetown and Cape Cod travel.

Fran is a wonderful host – kind and sweet. Staying at her place feels like being at home. Her breakfasts were amazing! The bedroom and bathroom are both clean. I highly recommend this place!

The setting is in a circa 1847 home with lovely period features and furnishings. If you are looking for a sterile and boring motel setting, look elsewhere. Mulberry House is aesthetically pleasing and Fran, the hostess, really makes her guests feel special, comfortable, and at home. A most enjoyable stay!!

This was JUST like staying over at Grandma’s house! The decor, the welcome, and the breakfast. It was a treat to visit with other guests around the table every morning. A fun experience!
There is a cat - which I didn’t realize - but my allergies weren’t too bad with Zyrtec.
It’s not the most comfortable bed, but again, neither was grandma’s. The atmosphere and welcome make the other things comfortable enough. I hope we get to return ☺️

We stayed 2 nights there as the beginning of our cape cod vacation . Our vacation started very frustrating as Air Canada delayed our flight and even lost our luggage . We turned out hopeful when we checked into Mulberry B & B. Such a warm and cosy place with a wonderful and accommodating host , Francis who even cooked us delicious breakfast every morning . She is also very helpful in our process of retrieving our luggage back . This Mulberry B & B was like home away from home to us . It deserves our 100% recommendation

I had a great stay with Fran at Mulberry Bed & Breakfast. She is a wonderful host - nothing was too much trouble and I was really made to feel at home. And her breakfasts were great - home made blueberry pancakes are to die for!
I had a nice spacious room with a really comfortable bed which was great for me as I get back-ache from beds that are unsupportive. The locality is nice and Fran has plenty of parking. The property is easy to reach from Boston - just an hour's drive.
I have no hesitation in recommending Mulberry B&B - you will be very well looked after.

It was my first time staying at a B&B, and I don't think I like the experience (having to socialize and share a bathroom, no A/C, etc.) The propriatress was nice though, if a bit chatty, and the house was cute.

This is a great 170 year old home. The hostess (Fran)was a pleasure to talk with. The room was clean and comfortable (as was the rest of her home). She has 2 friendly cats one with huge thumbs.
As for what I did not like, I can't think of a thing.
We had a great time and will definitely go back.

Fran is a fantastic woman and her house is very homely! It's clean and comfortable, feels like staying with family rather than just your average B&B. I would book again in an instant just to hear some of Frans stories and have breakfast with her :) couldn't recommend her enough

Mulberry B&B truly has that Cape Cod look and feel—quilts, small rooms, nooks and crannies, picturesque landscaping out back. Fran the owner greeted us before we even made it to the front door, and she was undoubtedly the reason why our stay was wonderful. She was welcoming & warm and kept us well fed at breakfast time.
We highly recommend if you need a quiet weekend away from the hustle and bustle. We will definitely visit Fran—and it—again!
