I was there with my wife and two teenage children visiting from the US and the room was very clean and comfortable beds. Billy at the front desk was great and he helped us with several questions about the local area. We got a unit with a hot tub in the back garden and that was a great experience!! It was a really nice room at a very reasonable price!

Very clean and nicely refreshed motel in Rotorua. About a 20 minute walk to the main dining area or a 3 minute drive. Service was nice and friendly and parking was easy. Would recommend for a short stay in Rotorua.

My family and I had a relaxing 2 night stay. The beds are comfy and I love how spacious the room is. Kitchenette had everything we needed. Staff is friendly and very communicative, since we were going to check in after reception closed we followed the instruction for self check in. I highly recommend Thermal Oaks Motel!

Well located and very easy friendly check in. The hotel is a little tried and could do with a bit of love. But we enjoyed our stay and if you know what you’re paying for it’s fine. Easy walk into town for dinner and a big supermarket just down the road.

The 2 bedroom accommodation was clean and tidy, and parking was easy right outside. Not far from Rotorua cbd (2 mins drive and 25 mins walk).
One thing that would have been appreciated is foldout luggage stands for the two bedrooms (one in each wardrobe).

The staff was wonderful. The room was clean and spacious and just fine for the one night we needed it. I struggle with this review, because I do I have other points a preference in Roturua. The building is older and quite basic and the rooms are very spare. The spa is a bit of a cage/cell. Stairs are carved wood difficult to navigate in bifocals. To my spoiled American self, the issue may be that this doesn’t seem a 3.5 star hotel—it felt more 2.5. But, again, clean and comfortable and welcoming.
