Nikos is a great family run hotel with friendly staff at a modest price. Are there more luxurious hotels, yes, however, not worth the money. Nikos clicks are the important points, great location and views, clean facility, family owned and operated, and close to town. Don’t waste your money anywhere else unless you want the experience of staying in an actual cave.

Absolutely BEAUTIFUL place with an impeccable view. The hosts were amazing and we loved the quiet at night, service available 24/7 and friendliness of our hosts. The place is also walking distance to everything. Thank you for a great stay. We will be back!

Nikos Villas is located in a beautiful area of Santorini. However, in order to get there one must travel via bus or taxi/shuttle service up the steep mountain and then back down at the end of the stay. Matina, the lobby representative, is an exceptional person and employee! She gave us superior advice and information, and she is extremely kind and helpful. The rest of the employees were wonderful as well! It is a very nice place to stay!

Cons: rooms are dated. Had to turn water heater on 40mins before use. Lotta stairs but if you want a view your going to have stairs in Oia.
Pros: everything else was fantastic. Youre paying for the view which is amazing. Spent more time on the porch than the room. Staff, pool, pool bar, location, breakfast all great.

Lovely superior villa with stunning views of the Caldera and only a short walk into the centre of Oia. Loved having breakfast delivered to our balcony each day. A big thank you to Dimitris for looking after us, always there with a smile and nothing was too much trouble. Also to Andreas who served us our food/drink at the pool. It’s the second time we’ve stayed here and it didn’t disappoint at all. Look forward to staying again xx

We absolutely love this beautiful place, we arrived to Santorini from night flight very tired, hotel arranged taxi for us and driver was waiting for us with my name on a paper, so it was very easy to find him, as soon as we arrived to our hotel they gave us our room right away, we were so happy 😃 that we can go and have some rest after very tiring night, they helped us taking suitcases to our room and when I saw this huge, beautiful suite, I thought it was a dream, what a beautiful room with very beautiful caldera view, very clean and bed is very comfortable, next day they brought our breakfast to our room and we enjoyed on our balcony, all stuff in hotel is very helpful and very nice, I am very thankful to each of them to help us have absolutely the best stay and I wished we stayed longer in this amazing place. I don’t have not even one single thing to say negative and I am traveling a lot and this place is just amazing within walking distance to caldera.

We absolutely loved our stay at Nikos Villas!!! The hotel and location was a dream- beautiful vistas on both sides of Oia, very friendly and hospitable staff and wonderful breakfasts! It was also about a 2-3 minute walk from the busy downtown area if Oia so quieter but still convenient. We hope to return again!

We highly recommend staying at Nikos Villas! The hotel offers incredible views, amazing hospitality, and a delicious breakfast served right outside your door every morning. The hotel is nicely located outside all of the hustle bustle of Oia so you avoid all the tourists and there is a bus stop right outside the path which was a nice surprise! The customer service was incredible, from letting us check in early, upgrading our room, to even getting us chess pieces so we could play, we felt incredibly cared for. A few recommendations I have for the property would be to install a full length mirror in the rooms and add a few hooks to hang towels in the bathroom. Would stay here again in a heartbeat!

We stayed at two luxury properties for a 5 day stay in Santorini and while neither disappointed, Nikos Villas Hotel was by far the favourite. It was far more reasonably priced, but the location and views onto the Caldera were awe-inspiring and beat hands down the more modern, whitewashed, jacuzzi and 'luxury' alternative we stayed at. This traditional hotel combines a rich history and warm welcome, with well maintained and extremely comfortable accommodation. I would visit again and again despite the immense number of competing properties. The staff were wonderful, the breakfast offering superb and the facilities delightful. The Caldera View rooms along with the poolside offer a perfect spot to take in the sunset without having to join the throngs of tourists so this really was the best of the best.

Nikos Villas was a really wonderful experience for us. The property is immaculate and the people running it so lovely. Communication with them was excellent, anything we needed was answered within minutes.
The property is located only a few minutes walk from the centre of Oia which is great because it’s quiet and away from the herds of people that come from the constant cruise ship traffic.
We were given a menu for breakfast choices that were delivered for us to eat on our private patio. I would absolutely stay here again and I would recommend this property to everyone. Just look at the pictures!

Nikos Villa felt like home away from home. The staff or the Nikos team was very attentive & accommodating. Quiet and you have the best view of the caldera; sunrise & sunset are simply magical. If you get tired of walking in the center of Oia you can just stay at the poolside & enjoy the stunning view. Almost the same food for breakfast ( we stayed 6 days) but the fresh bread, freshly squeeze orange juice, greek yogurt & coffee are the best! The best of all, it was walking distance to everything.
