The hotel is at a convenient distance from the centre of Brighton but homeless people reside in the park opposite. The bed was hard and the room too hot so it wasn’t easy to sleep. The staff however were delightful and the breakfast excellent.

Very nice stay in Brighton would stay there again when we visit again.

Our deluxe room had a cracked sink and blinds that were falling down. Breakfast was ok but expensive for what it was & there are lots of much better independent options locally. Good location to explore Brighton though and staff were very friendly.

From checking in to leaving the staff were so amazing, the gentleman who checked us in was so polite and helpful, the room was clean and warm, tea and coffee facilities available and they encouraged you to use all the facilities, breakfast was great, lots of choice, and again the waiting staff were smiling with a warm welcome and could not do enough for you, the breakfast room was spotless and the tables were cleaned as soon as guests left, the room was warm and inviting and the decoration lovely! The guest house is also placed in a superb place for all Brighton attractions, less then a 10 minute walk from the pier, if we visit Brighton again we will definitely being staying there.

I got a great rate on a huge room with beautiful bay window and a view of the sea. Couldn’t believe my luck. Would return even at full rate. Clean, comfortable, nice decor. Staff were friendly and really helpful with a billing issue with Expedia. Highly recommend.

The location is perfect — walk to the pier, even the mall, lots of restaurants around. Staff very friendly and helpful. The only thing is the cleaning the room is inconsistent— sometimes they forget the bottled water, sometimes they forget to change the towel even if their rules are followed (towel in shower means change; towel hanging means will use again); sometimes they forget to replenish soap and toilet paper. I stayed there for a week snd every day was a different thing missing. Overall though, will definitely stay there again

We loved staying here. The manager Danielle couldn't have been more helpful and friendly. We got early checkin at 2pm and the complementary Prosecco was chilled and ready in the room which was great as it was raining cats and dogs when we arrived. Parking is a little challenging but we did find a space on a street close to the hotel luckily. Room was lovely, shower great and bed super comfortable. Breakfast looked and tasted delicious. Would definitely recommend a stay here.

The property is very nice. The rooms are smaller than they look in the photos but otherwise, very nice and clean. Great shower and bedding. I gave it 4 star as when booking it was not very clear that anything that you want to use is an additional cost. The additional charges are premium!

Booked 2nts 2 rooms stay Rooms was spacious clean with AC Bathroom clean with fresh towels and bonus waterfall shower. Complimentary tea and coffee and water bottles. Staff was very helpful polite. We also ask for special request for ground floor as one of our family member was elderly, they accommodated our needs. Kids too enjoy the comfortable rooms Recommend for all ages. Our second visit to the Charm Hotel and the lady who checked us in remembered us! The welcome from all the staff was friendly and the service was excellent. The hotel serves a very good buffet breakfast and is ideally situated in Kemp Town, minutes from the sea and within a short walk of all Brighton has to offer. Very good value for money. We will definitely book there again.

The hotel was beautiful, the staff excellent and very helpful- I would totally recommend a stay here and got 2 hour late check out on VIP and Prosecco in the room. Brighton was fab! Would certainly stay here again in wonderful Ki g balcony room. Allisin

Walking distance to the beach and pier. It's an old building but has been refurbished to a good standard. Wonky stair case adds to the charm. We stayed at the family attic rooms. It has no lift. I'd stay here again.

We enjoyed a great stay. Clean and pleasant room, slept well in a comfortable bed. Bathroom was compact but had all you needed, good shower. Well stocked amenity tray with plentiful supplies. Appreciated the air conditioning in the room which is a bonus. Fabulous breakfast served in a great dining area, even some outside (covered) tables.
