We stayed in 2 different rooms. One on the ground floor ( which was NICE because we had suitcases and there was no elevator!). I was very concerned about being booked in the lower level as I prefer seeing sunlight. But there was a very nice courtyard shared between 3 rooms and it was very nice.

Great location, spacious clean room and really helpful friendly staff Beds a little hard but personal preference. Would definitely stay again!

On the positive side the property was ideally located for walking to most tourist sites and very close to transportation links, pubs, restaurants and grocery stores. The bedroom was well appointed and comfortable and the bathroom was modern with a very nice shower. Unfortunately there were aspects that negated the positive aspects. The apartment we were given was located on the 3rd floor and there is no lift. If you have heavy luggage this is a real problem. While the bathroom was modern and had everything we needed there was a persistent smell of sewer which was somewhat nauseating. While we had large windows which gave us nice views of Castle Street below they were not insulated. We could hear all of the noise outside from the lorries that made deliveries to businesses nearby each morning between 5-5h30 am to the noisy revelers at 1 am. It was as if windows were wide open. So bring ear plugs as you will need them.

Office was open late on Friday when we arrived. Very friendly. Cgeck in was quick. Guy was great on Saturday when we came back to pick up our bags. Bed was large and comfortable.

Generally it’s good! But too small for six persons.

We left our luggage and came back at check-in time. The room was very nice.

Location is ideal, suite we had would benefit from a few improvement's. Noise from Rose Street late a night was annoying.

Overall, it was a lovely stay. The room was lovely, however bed was smaller than advertised. Also noticed, one of the (small) beds had blood on both the sheets and duvet? Very friendly staff, and I enjoyed the doors being pass code rather than pass! Nice kitchen area and there was a wide array of teas and coffee. I did find it a bit nosy, however that was more from the people above rather than staff, but the noise seemed to have echoed. Have a lovely stay, but for the price expected more!

Superb location, very central. Ten minutes walk from the train station. Gorgeous views of Edinburgh castle. I stayed with my mum and young son for the festival, the apartment is modern, bright & spacious. My mum slept on a large sofa bed in the living area. Perfect stay. We left our bags in reception the next morning until our train at 5pm. Highly recommend.

Great space in a wonderful location especially if you plan to participate in nocturnal revelry on rose st! If however you would like a quieter location it might be best to consider a back of house room or an alternate location.

Great area and lovely space. Heating didn't work though and the bed was not king size as advertised (it was two twins pushed together), garden level wifi wasn't provided in check-in instructions (had to wait until reception arrived the next day). Overall I enjoyed my stay but I was cold in the unit.

Great position in central Edinburgh. Lovely rooms and easy access to the hotel, but parking is a 15 minute walk away. Would definitely stay again.

Nice property and clean. But my apartment is located at the 3rd floor. Not really convenient. The staff are excellent and . Miceij was very helpful.

Had a Amazing stay. Right at the city center. Very pleased with the service. Comfy and comfortable beds.

The apartment had stains on settee and crumbs on toaster. Utensils not clean Radiator in bathroom was dirty. A little disappointed

We arrived around 2:30pm. Check in is from 2pm and we had a phone call around 1:30 to confirm we were still coming following the storm on Friday. We confirmed we were on route which they sounded delighted with as they’d had a few cancellations. Upon arrival we were told our room wouldn’t be ready for at least another half an hour so we should come back then, fortunately we were travelling with friends and had booked two rooms and their room although not ready, was available to leave bags in. We returned to the building around 5:30pm and were able to head to our room, the front door was unlocked and also the room had a second door that led on to the front street (castle street) which had been left unlocked, I believe this door is used by the cleaners for quick access without having to use the main reception. Anyone from outside could have entered the building and had access to our room and personal belongings, fortunately I had noticed before we headed out for the evening and locked the door. The room itself, amenities and location I can’t fault and this place has so much potential. However the second room on our booking was a box room, with no living area, it did have access to a communal back yard but I was left baffled at the price for each of the rooms being the same given the difference in space, and quality. Overall I’d say this property has great potential however I wouldn’t rush back as I think there is clearly organisational issues, and security risk unfortunately.

The location and comfort of the apartment was excellent. The joining instructions were also very clear. Would definitely use the facility again.
