Across from the beach.

Perfect for our family! Could use a tv in every bedroom and the floors should be cleaned EVERY time someone checks out. Other than those minor details everything we needed to “play house” for the weekend and enjoy each others company was here!! Love this place and will be staying again!!!

It was great. The suite was very cute and the location was convenient. We will most likely stay here again in the future. I highly recommend bringing citronella candles if you’re going to sit out front for any length of time because being so close to the beach the no-seeums are no joke! Lol!!!

We had a really good experience other than the parking issue. I think people in other rooms had parties with friends over and took over the parking spaces. Had a big jacked up truck backed up in front of our room door and almost couldn't get out the door and we had to park down the other end of lot.

I wasn’t gonna leave a bad comment regarding this place because at the end of the day I had a great time with my family, but it’s definitely false advertisement. It looks nothing like what I expected to see. There were several people that commented the same thing I have videos. I have pictures of broken items and now when I woke up, I find a message from the Property manager stating that they were going to charge me for two hand towels that were too dirty. That was actually coffee that I cleaned trying to be nice that pissed me off to the point that now I am gonna leave a nasty review there were several things that were broken. I informed them as soon as I got there to the hotel or the motel because it’s not a hotel it’s a motel big difference from a suite. My kid even got bedbugs in the process.

This property is a converted motel with an excellent location in New Smyrna Beach. Just walk across the street a way and you are at the beach! We enjoyed our stay there. Jeremy was very responsive to our needs. (One of us was staying on the couch and needed a blanket, and there weren't any hangers in the closet, so he brought them by). However, the sofa couch was a torture chamber for my adult daughter. She barely slept the whole time we were there. And as a cook, the kitchen was just a suggestion The wifi was also spotty and slow. All in all, I would stay there again even with these hiccups. Probably not with three people in the unit, though.

Staff is excellent but property needs refresh. It is also very noisy - use of bathroom water next door is loud.

2 night stay. Easy check in via text and lockbox. Kitchen equipped enough to cook anything. A/C worked well, pool was nice. Not many people staying these 2 days so it was nice and quiet. The only downfall was the furniture in common area. Old, stained and nasty. Sat on our own fold out chairs. Replace that gross furniture and this is a returnable property!

The only negative thing is when I arrived back after dinner Friday and Saturday night there was no parking space for me

The place had a great brand new pool. The management was easy to get a hold of and responded to questions instantly. The only downside was the air conditioner broke and a few other maintenance issues during our stay but the management had workers out the next day and the suites are getting renovated in the next couple of weeks. This is a great place that you can just walk to the beach. The kitchen is stocked with items so you can cook and have coffee. There are beach towels ready for use. Enjoyed our stay.

The property needs some improvements. They include:
new pool furniture, welcome information in room with information about motel and area. Where to get towels, password to laundry facility, recommendations for beaches, dinner, activities. The room needs hangars and a bureau for clothing. There was no place to unpack. The couch was dirty and very uncomfortable. The bed was also not comfortable. Although the room was clean and smelled fresh on arrival, holes in ceiling near AC unit and bathroom needed work. The contactless arrival would have been fine if communication was clearer. Expedia had amenities listed the property didn’t have. There were no bars on the property. Jeremy was very nice and responsive through text.

The room was nice and clean. Location wasn't the absolute best as there was a lot of traffic noise, but parking was great and free, easy in and out of property. The AC was down in our suite but Jeremy fixed us right up with a portable unit

Enjoyed our stay. My only complaint was about another tenant playing music extremely loud for hours. Loud was an understatement honestly. I did stay during bikeweek and I have zero problems with bikes and some noise but this was extreme. I felt the property managers should have asked them to tone it down a bit or move it inside. Overall very nice place to stay.

2 min walk to beach cool tiki bar. Never met employees. Coded door to get in , text when u checkout. Smart TVs and WiFi. Quiet and clean and cool beach vibe. Jeremy was easy going and flexible. Pool was getting facelift

We had a problem with the AC but Jeremy ( the hotel manager) is a fantastic guy went above and beyond to make sure we were comfortable and happy....we we'll be back!!

we selected this hotel and one important criteria was the pool-- it was torn up, construction on going. we discussed this many times with the manager who promised to compensate this. Naturally we have heard nothing from them. Very disappointing

Ocean 11 Suites was an average place to stay. Jeremy was helpful. The pool was not heated & under renovation. Kitchen had basics. Heat was so-so.

I stayed here three nights in January and was very impressed with this unit. Beautiful and comfortable. The manager was very helpful and I would definitely stay here again.
