This is a very special place. It is a quaint and quiet bed + breakfast just outside of Tokyo, near Akabane Station. Mr. Ito and his wife are the most kind and generous hosts! They go above and beyond, and out of their way to make your stay in Japan a 10 out of 10 star experience. My husband and I ended up staying upstairs in Mr. Ito's old study room. It turned out to be perfectly comfortable and suitable for our needs. Just a heads up, the bathroom was in the hallway and very tight and small (but impeccably clean) so if you are a tall or big person, this won't be the room for you. The two beds came in handy as much needed space for those long days spent 24/7 with the partner, wink wink. The breakfast here is worth the stay alone. Mr. Ito and his wife are so accommodating and personable. I highly recommend this place to anyone looking for comfort, relaxation, and great Japanese hospitality.

It was beautiful and comfy. The owners were very kind and were willing to get us to the closest stations. Also, provided very useful information. The breakfast food was delicious and It felt like I was part of the family.

We spent three memorable days at Mokkoan, which is thoroughly clean and has a nice garden and living space. The bed room is large with comfortable beds. We also have our own private washroom. The owners are very friendly and helpful. We truly enjoyed talking and sharing our trip experience with them. Highly recommended!

The loveliest experience we’ve ever had staying at a hotel - such a sense of family and welcoming. Rooms were tidy and very pretty, along with the whole building. Convenient location in a lovely area. Would 100% recommend this hotel.

Very good value— pleasant Japanese style rooms with comfortable futons, clean restroom facilities down the hall with private toilet/shower room assigned to each guest room and Japanese style breakfast cooked as you wait: when we stayed, we enjoyed the satisfying breakfast consisting of small green salad, toast or English muffin, fresh fruit plate, juice, coffee or tea, and bacon and breakfast sausage served at a table in the kitchen. The owners delight in serving their guests and making them feel at home. We were grateful for the offer to pick us up at the train station the night we arrived as well as take us to the train station each morning we were in Tokyo. For English speaking guests who want a taste of Japanese hospitality at a very reasonable price and who prefer value and smaller properties over big and fancy, Mokkoan is a delightful place to stay. All four members of our party thoroughly enjoyed their stay and would return. Two of our party speak Japanese but the hosts are proficient in English and eager to help.

When I first read the Expedia reviews, I was optimistic but a little bit skeptical. 5 stars across the board? Really? After staying there, I can truly say that those reviews were right.
This is an amazing B&B run by the impossibly nice Ito family. The best thing about it is that you feel like you are at home with family. So it's relaxed, comfortable and easy to unwind.
There are only a small handful of rooms that the Itos make available, which adds to the homey feel of the place. I booked the non-traditional twin room, which is located on the upstairs floor. It was a very comfortable and clean room, with 2 soft Western style beds, lots of window light and the family's tree-lined garden outside as the view. You have your own personal bathroom just outside of the room, and it's very clean, modern and new, albeit tiny. But that's a very minor point.
When I first arrived, Mr. Ito was kind enough to pick me up from the Akabane station nearby, which was a really lovely gesture. The walk from their place to the station is only about 20 minutes going slow, and it's a pleasant one through a Tokyo suburb, allowing you a chance to see what life is like outside of the downtown centre.
Mornings include a nice little breakfast in the kitchen area, with plenty of conversation with Mr. and Mrs. Ito. I learned so much about them, which is why I honestly felt like I was a part of their family.

I am secretly hoping that this unique bed and breakfast does not become too popular that I will not be able to book again in the future :) A classic house with a walled garden in a quiet and interesting section of Itabashi (just a few stops from Tokyo), the Inn is a little island of calm in the middle of a bustling megalopolis. I had business nearby and found the Inn to be a welcome respite. The owners are a scientist and his charming wife, with deep roots in the neighborhood and who seem to sincerely enjoy the daily mix of domestic and foreign guest who visit the Inn and join in conversation at the breakfast table. Breakfast featured marmalade and juice from oranges from their own garden. Ii didn't get to stay in one of the tatami rooms - some facing directly into the garden- but in in one of the western style rooms. Each room its own bath (small but efficient). The neighborhood very quiet, and the owners recommended some wonderful small restaurants nearby. the Inn is near the Olympic training facility, parks and a nature viewing preserve. Definitely pleasant strolling and exploring. About a kilometer from the station, the owners offer rides as well. I will visit again, and also with my family.
