La vicinanza al centro di urbino

Niente di positivo
1) Check-in comunicato fino alle ore 20:00, sono arrivata alle ore 19:30 e non c'era personale, ero chiusa di fuori. Ho dovuto fare il check-in DA SOLA con un totem esterno. Non si sono neanche scusati per aver mandato una comunicazione errata.
2) Mi hanno fatto pagare il doppio della tassa di soggiorno (3€ invece di 1,5€)
3) Sono rimasta senza acqua: il mio frigo-bar era vuoto
4) I sanitari del bagno erano sporchi
5) I riscaldamenti erano spenti
6) Nella stanza c'era un gradino!! Veramente pericoloso per la notte
7) La bella vista che fanno vedere nelle foto NON C'E'. La mia stanza dava su di un vicolo
8) Stanze molto rumorose: si sente qualsiasi rumore da parte degli altri ospiti
9) Il parcheggio di Santa Lucia è a 400 metri con forti pendenze in salita e discesa. Menomale che non avevo valigie con me.
Un'esperienza così disastrosa non mi era mai capitata. Né in Italia né all'estero.
Tutto questo con un costo da hotel 4 stelle, ma un servizio inesistente e uno stabile mal tenuto.

perché ci hanno invitato il codice errato della cassetta per ritiro chiavi; fortunatamente è passato un dipendente da lì e ha potuto chiamare l'addetto e fornirci numero corretto in tempi brevi, altrimenti non vi era nessuno in struttura per chiedere ed erano circa le 18

The hotel is in a very strategic position. The person-less check-in, even if with some difficulties, is quite handy. The style of decor is in line with the atmosphere and quite well thought.
The person-less check-in had some logistic issues. We booked a room for 2, but there were towels just for 1 person. In the morning, at 9 o' clock, the reception was empty, so we had to check-out on our own, ravaging through the documents behind the desk: inexistent hospitality, understandable for a room rental, but not acceptable for a hotel.

The hotel is located in a superb neighbourhood within the historic centre. It is a quiet place and the room was spacious and comfortable enough.
It was a surprise that our room category went without breakfast and thus we could not use the common facilities of the hotel. From our window, there was no view of the Ducal palace and the hills.

The view from our room
The breakfast was very very bad there was only stale bread no fruit , microwaved croissants old cakes , coffee undrinkable that was all that was on offer
The waiter was dirty , indifferent - everything was very shabby and dark no staff at reception just the waiter
Parking was a 20 minute walk from the hotel up a very steep hill parking near to drop off our bags was impossible
The aircon in the room did not work the fridge did not work the bathroom was old and needs updating
No toilet paper the towels were not refreshed
It is not a hotel only a B and B with no restsurant
Booking.com should be ashamed of themselves for offering this place

Excellent location in the middle of town, short walking distance to everything. The property itself is quiet, quaint, and home-like, very relaxing and stress-free. The breakfast is simple, but this being Italy one should only judge the prima colazione based on the cappuccino, which was excellent. Urbino center is car free, so it was a bit of a hike from the parking garage to the hotel, but as we were only staying one night it wasn't too difficult. Having a covered parking in the heat of the summer is a plus.
Finding the reception was a bit difficult, as there are numerous signs that lead you to think you're at the entrance but aren't. Since it's a small town, you are hard pressed to not eventually figure it out. We had the typical issues of trying to communicate with the manager/owner who only spoke Italian (which we don't), but he definitely gets an A for effort as he really tried to explain things.

Dark gloomy clutterd entrance -strange internal building decisions such as fire escape -supermarket a minute away-never got the
The view could have been superb but the window had strange metal crossing beams -never got to like turquoise metal ceiling

Receptionist not at all welcoming, shower head fitting broken so had to hold up with one hand, toilet roll holder broken, beds very uncomfortable, kettle provided but no whats for tea or coffee bags or milk or cups so useless, bed on a level higher than
The floor so dangerous in the night if you need to go to toilet. Receptionist at breakfast unhelpful and scruffily dressed so all in all a total dump.

The staff were very kind and helpful and they made sure all of our needs were met. The view from our room was spectacular!
