we loved the owners and their son, they were so friendly and outgoing. the breakfast was also really good and the home is beautiful!

This inn is impeccably maintained and sparkling clean. The property is exquisite and the innkeepers are friendly and helpful. Wonderful breakfast too. A perfect location, walking distance to the Cliff Walk, many of the cottages, the beach, and downtown Newport.

Breakfast each morning was different, and tasted great! The room was clean and comfortable, and I was delighted to see that the property had a manicured private courtyard. The house was interesting with regard to its architecture; I even took photos of the common areas to share with family and friends. Also, Don and the two ladies who assisted him were warm, welcoming, kind, and helpful. Parking was easily accessible and the location is perfect for tourists looking to explore Newport.

I wish we didn't have so much trouble picking up WiFi signals in the house, but we were easily able to use tablets and phones on cellular data instead.

It was a quiet place to relax and the location was great.

Delicious breakfast, friendly staff, quiet room, beautiful house near all of the mansions. The staff were so helpful, they got me into a dress with a major zipper malfunction. Everyone went above and beyond to make sure we had a wonderful visit to Newport.

It was charming home in a beautiful area. The room was quaint and clean. Don was an amazing host and breakfast was phenomenal!

The owner was very accommodating to our vegetarian requests and the breakfast was delicious! It was a special treat to grab a sweet and tea from the dining room upon arrival and relax in the alcove near the fireplace. The house was beautiful and I would highly recommend staying here which was in close proximity to the mansions.

We had a lovely stay at the Ivy Lodge, a beautiful Victorian home lovingly restored as a B&B. Although our room was small, it was comfortable and the jetted bathroom tub was huge (neither of us tried it, but it looked very relaxing). The gardens on the property are pretty and well-maintained and the neighborhood is easy to walk around. The Elms is a short (5 minute) walk away. The staff was friendly and helpful (even lugging my gigantic suitcase up to our third-floor room for me!).

We were a bit disappointed in the included breakfast; the food tasted fine, but there were no options for what to eat. The offering during our stay was baked eggs, which were not cooked all the way through and it would have been nice to have a secondary option of fully cooked eggs or something else.

Incredible breakfasts, wonderful host & great location make this bed & breakfast a hit!!
