Online pictures of facility are very nice but not quite true
The room had a few not working items. Broken shower head, sink handle fell off every time the water was turned off and refrigerator didn’t work. I had to ask twice for a refrigerator replacement. Even when late check out was granted we had multiple loud knocks on the door before the granted time.
From day 1 we arrived we noticed room service trays outside our neighbors door and remained there for 3 days.

The pool (which was the reason we selected Dream Downtown) was awesome, and the location at the edge of both Chelsea and meatpacking district was great. Chris at the front desk was helpful after all of our problems.
Where do I start? Arrived and told our room wouldn't be ready until 5pm because a Hyatt Global member was granted an extra late checkout (4:30). So I'm basically paying for the last 2 hours of their stay since check in is at 3pm. They offered us a downgraded room with no compensation other than to wave city resort fee. Went back at 4 to see if they had checked out and we could get in the room yet and were told no they decided to stay another night...in OUR room! We had purposely booked a pool ACCESS room so we could walk right out our door to the pool deck. Once we finally go into the room, half the day was gone so the pool access all day was mostly wasted. They did end up giving us a larger room which was nice, but then the following day we could not get out of our room to the pool because they had a padlock on our gate to the pool area. Chairs are first come first serve, so sitting behind a locked gate when the pool opened watching every other guest walk in from the lobby and grab chairs and spots by the pool while I stood behind my gate was beyond frustrating when I specifically booked an ACCESS room for this exact purpose. called security multiple times to get unlocked and then received attitude when they finally came and let us out of our room. To compensate for everything they gave us a measly 1 drink each at the pool. The only helpful person on day 2 was Chris at the front desk who on the second day tried his best to help us.

Excellent location! Lots of shops, restaurants and the subway within walking distance. Chelsea Market is just steps away and Little Island and The Highline are easy accessible. We stayed in the winter but looks like it would be lots of fun when the pool is open.

The location was excellent. The lobby/ hotel lounge and bar area were very aesthetically pleasing. The bathroom and shower in our room was super nice.
The beds were stiff, the pillows were flat and uncomfortable. There was no room in the fridge for our food/drinks we brought because it was taken up with stuff from the bar. Only one very small waste basket in the room. The room rates seemed high based on value.

I had to listen to EDM bass emanating from the night club until 4 am. It shook my bed. I got bad sleep as a result for several of the nights.

Great location fun! Saturday night I requested a quiet room. It was away from the elevator but could hear the slightest club sounds. But let face it I was in NYC! Love it. Not too loud. I appreciate being put in non club side. Great time!

Uncomfortable bed and pillows. Really disappointed in the bed and pillow quality to be honest… it looks good but it just felt old and uncomfortable. I could feel the springs. Pillows were basic and old. Not what I expected but also wasn’t a complete nightmare. Just not what you would get at most hotels for the price. The hotel is very loud. I was told upon check-in and decided to stay in the room since we were a few floors down from the rooftop club. However, the bass reverberates through the entire hotel. We managed, but I was surprised about how loud it was. Honestly do not recommend anyone to stay here unless they are trying to party. Most people probably would hate the bass. Earplugs don’t help, you need noise canceling headphones and white noise. The vibe of the club was also not for me. The crowd was annoying lol…. You know the type.

I pre-paid for the 3-nights as per my booking. However I was not informed that they will charge USD150 per night (total 3-nights @ USD450). The charged my VISA debit card USD450 and when I checked out they said they amount will be refunded, credited to my card within 3- 6 days. I has been over a week now and I have not received my refund. I emailed all the emails that i have including booking.com but to date I have not received a reply and the status of the refund. Please assist me with this matter as it is a serious breach of customer's payments.

The location was brilliant and the hotel had everything we needed. The roof top bar was a great place to hang out and the room we had was very roomy and the view of the Empire State Building from the window was an unexpected pleasure.

No coffee machine or kettle in room meaning had to spend more money on coffees in the coffee shop in the lobby on top of all the other expenses New York has would’ve been a nice touch. Coffee was lovely from the coffee shop though!!

The room was tiny only can fit 1 person. it's so easy to hear other people talking in the hallway its not sound proof. on top of my head, there was a club that from Thurs-Sat they are open until 4 am which made it impossible to sleep. when house cleaners clean the rooms you can hear it and it is impossible to sleep with the vacuum noises. Overall it's a very very very basic hotel I would pay max $50 per night for this hotel. Terrible.

Everything, the lobby is fake-nice and the rooms are falling apart and nasty. The lights barely work in the rooms, the outlets don’t all work, and the rooms are missing simple things like water and a trash can.

Should come with a warning label that this is a club/party hotel. We had loud bass pumping into our hotel room until at least 2 am from the rooftop club.

The location was great. The rooms and view from the 11th floor were great.
The hours for pool use were extremely restricted for hotel guests. The rooftop was inaccessible to us as a family. In our room on the 11th floor, the noise from the nightclub above was unbearably loud all night- and we wore earplugs. Once the loud, base driven music died down at 5am, furniture was moved around until 6.30-7 am. We had a sign in the room and a mysterious dead dial referring to noise cancelling function but that was a promise that wasn’t delivered- the technician never made it to the room and reception didn’t pursue it. It was not ok that we were not given advanced notice of the extent to which the noise could be heard on that floor. We should have been offered another room- I had booked months ahead and had asked to be on the same floor as our kids. They were on the 4th floor we were on the 11th. There was only one elevator in service. The second was broken and the third reserved for the club. In general, it felt like hotel guests were a necessary inconvenience to pay the rent while the focus was on the club-goers who brought in cash revenues. Too bad- it was too expensive for just a good location.

The room was fine, if anything the beds were a little small for 2 people (Queen Size). The shower & bathroom were great and generally the room was kept in good order. Location was good and worked for us.
The fridge in the room could have been better, unable to remove mini bar product to chill what we wanted (not practical). Possibly not that family friendly in terms of vibe, no real concierge available to assist
Customer service on arrival was V.Poor - room not ready at 15.00 and only ready at 17.00, no real explanation offered on why other than we are fully booked and busy. No offer of a drink, sit and relax on us whilst we sort etc, no compensation offered & in the end I had to go and chase or follow up for the room as no one contacted me as I was advised would happen - not the best start to our stay!

Had a pool
You Cannot enter to the nightclub as is not part of the hotel and the pool from 11 to 6 they receive people from outside the hotel.. they rent the lounges chairs and you cannot eat and they cannot serve you around the pool as you did not pay for a lounge chair, but anyone that was an outsider that had pay for the chair.. they did serve them around the pool area.. how is that possible??? If we are actually getting a room there we should be a good treatment.. I was not pleased with it.
