50 feet from the front door of my room to a beautiful stretch of the Atlantic Ocean!
Room was cozy and a little dated, but was very clean and had everything we needed for a 3 night stay.
Awoke to fireworks at 1am Sunday morning...parking was a little tight.

Our arrival was during a late, rainy night, leaving us drenched and utterly fatigued. Initially, we had booked a different hotel, but it turned out to be a complete misrepresentation of what was shown in photos and described. Consequently, we couldn't bear to stay there. However, our experience took a delightful turn when we arrived at this place. The owner warmly greeted us, making us feel as though we were her very first guests of the day. During our checkout, she took a genuine interest in our grandchildren, treating them as if they were lifelong friends. She even extended a kind invitation to prolong our stay. It was evident that she genuinely cared about our well-being and didn't want us to have a negative experience in OOB (Old Orchard Beach).

I liked that it was right by the ocean.
The walls were very thin and I could hear people arguing. The beds were uncomfortable and squeeky.

Pay the premium for a room that was supposed to have an ocean view I ended up with no ocean view in a completely different room than what was advertised on the website. Also the lack of basic essentials like soap shampoo etc. we’re nonexistent

Location was great!!! Clean pool, picnic tables, grills, everything very clean, plenty of towels, steps to the beach. Will be back!!!!
The bed size, no closet to hang clothes, could use a few more channels on TV.

The location was about a 13 minute walk to Palace Play Land, and shops. Restaurants were plentiful. The pool at the hotel was great and the ocean was only a few yards away. Our host was very nice. The cleaning staff we very kind and helpful.

Staff and owner are very friendly. They are accommodating and stay is very comfortable. Feel very safe when I stay here.

steps to the beach! Really nice staff. Close to the pier but far enough to relax and escape that craziness. clean, cute and cozy rooms.

everything! the property itself was in a great location and everything was clean.
the toilet seat top wasn’t securely attached to the toilet so almost fell in, but didn’t say anything to have it fixed so that was my fault. also, it was hard to enjoy the outside when there was families who smoked constantly below us which was annoying

The location was absolutely fantastic, the staff was great, there is an outdoor shower to hose the beach off you before going to the room which was excellent! Also the rooms have a balcony, I loved that mine overlooked the pool so the kids could swim and we could watch from up top!
The bathroom was very small, also there was no extra cots, and the beds weren't very comfy.

The location on the beach was great and nice to have picnic tables. The "room" was clean, very quiet, and very functional - with a kitchenette with stove top, microwave, refrig.
The furnishings are a little outdated - but we would rather have a lower price and keep it the way it is than upgrade too much and have it go beyond our price range.

Right on the beach. 10 minute walk to bustling downtown. Room was clean.
Older and very small. Our neighbors were smoking cigarettes/pot in their room and the odor was very strong in our room. The parking is so tight and at times there would be a car in our assigned spot.
