It's right in front of the beach, so great view. Beds were comfortable. Windows relatively soundproof.

Being right in front of the beach means constant truck queues at the border with Turkey. Be warned! Place is dirty, and only the bare essentials are provided. The owner seemed hesitant even to give us beach towels, I just decided not to bother. Tried to make coffee in the guest kitchen, it was extremely old and sour, the kitchen is really run down. I think they should try some other business because hospitality is evidently not their thing.

Across the street from the beach about 550 meters down the main road to Batumi from the border. Balcony for views of the beach and border and for smoking and drying beach towels, etc. Good hot water and pressure. I did not use the television, but internet access was o.k. - sometimes you had to keep re-connecting. I mostly ate at the restaurant down the street - and snacks and drinks from shops nearby, but there is a nice shared kitchen I did not use, but I did borrow a spoon, and there are plenty of things there to make your own meals. The hostess was nice and the parking guy was friendly and helpful. The room and building was very clean.

Sometimes the trucks waiting for the border backed-up to block your view and made some noise, along with cars and taxis beeping going around the trucks.
