The apartment was located in a very central location which was fantastic! We were able to walk to the majority of our sightseeing adventures. Unfortunately the water/pipes in the kitchen were loudly squeaking, disturbing the family throughout our 5-day stay. It also may be time to refresh some of the bedding; pillows, comforters, & sheets.

The flat worked out very well for friend group of 4 couples. Excellent location.
Kitchen faucet needed some work. The beds were a bit hard. As most reviews reported, the entryway to the building still needs some lighting and work, but overall it was very good for our group.

We very much enjoyed our stay at 63 Frederick Street. The location is perfect for anyone who wants to be close to shopping, restaurants, and tourist attractions.

The location was perfect, close to town center and near bus lines. The stairwell is a 'work-in-progress' and manageable but should at least have had a light -- one of our crew fell on the way down. The noise from the piano bar is a distinct disadvantage and caused me to spend some nights on the living room couch.

My group of five people heartily enjoyed our stay in this unit. It has a perfect location for exploring Edinburgh. There are so many choices for dinner and pubs, some right next door. We were there during the height of the fringe festival and all the other arts festivals and the Military Tattoo. So the city was quite active. The unit is very modern and clean and we had no complaints. Very nice place.

My family of 8 adults (3 couples, 2 singles) had a wonderful stay at this beautifully renovated and comfortable 2nd floor apartment in Edinburgh.
The entrance and stairwell are definitely not representative of this well-appointed apartment. It was like the black and white scene in the 'Wizard of Oz' where Dorothy walks out of the farmhouse into Oz and everything is unexpectedly bright and beautiful. The rooms are spacious, the beds were very comfortable and having 5 bathrooms made the mornings so efficient. Be sure to bring along some Nespresso pods as we all felt spoiled having a morning espressos.
This place is in the center of Edinburgh with easy access to restaurants, pubs, beautiful shops, grocery stores and within walking distance to Edinburgh Castle.
Our only regret is that we wished we would have booked a longer stay!

Spacious and well located
Accommodating office staff. Great location. Shame about the state of the stairwell to access the apartment.

Family get together
Reason for 4 star overall is lack of lighting in stairway - we had to use torches to see way upstairs

Fredrick Street
Lovely flat in the new town. Quite a few stairs to get up to the flat and front bedrooms were also quite noisy however earplugs were provided. So many bars and resturants in the area!

Fabulous location!!
We loved our stay in the apartment. The location is perfect, walking distance to everything in Edinburgh, restaurants just downstairs, walk to the castle, easy transportation from the airport. The apartment is lovely on the inside with very spacious rooms. The pictures don't convey just how large the rooms are. The baths are all nicely renovated. We were traveling with extended family and everyone had plenty of space to spread out.

A great place to stay
This property was perfect for us. It's a really good size, well-furnished, very clean, and the location is really central. The only thing to note is that there are lots of stairs to get to the flat, so it's not suitable for anyone looking for step-free access (we didn't need step-free access, so had no issues with it ourselves). Overall, we really enjoyed staying in the property and would happily recommend it.

Location and space!
We truly enjoyed our stay. With 6 adults and only 2 days to see the city, this was the perfect place for space and proximity to all the sites. The unit is comfortable and well appointed. All beds were super firm which we all appreciated. We would definitely book back on a return trip.

Lovely apartment, don't be put off by the entrance and stairwell
Superbly equipped apartment in excellent location minutes walk from tram stop and Princes Street. Traffic noise not a problem but several bars and restaurants nearby mean occasional noise late at night may be a problem if you are a light sleeper in the ensuite room facing the road - no problems with noise in the other bedrooms. Comfy beds and beautiful bathrooms. Central heating a bit variable in bedrooms and bathrooms due to high ceilings, old windows and thermostat being located in the lounge area.. Negatives are the very scruffy entrance hall and stairwell (thankfully we were warned in advance) and windows that desperately need replacing but the quality of the apartment and furnishings more than compensates. We were a mixed age adult family group and everyone loved the apartment but due to several flights of stairs I personally would not recommend for elderly people or young children. Would definitely stay here again if we had another big family get together.

Lovely 5 bed apartment with 2 en suite bathrooms, excellent location and well appointed. Great for friends get togethers, pre arrival information was spot on. Really pleased, we all had a great pre Xmas weekend!

Xmas outing
Had a fabulous time in Edinburgh. Apartment was beautiful and well situated to walk to the centre. Plenty to do and see. We had an amazing time and will do it again next year. Thank you x

Spoiled by terrible entrance
This gets a "good" solely because of the quality of the interior of the flat. It was very spacious, clean and well appointed. This included the provision of earplugs which were essential to keep out the noise of the piano bar nearby which didn't ease until after its 3am closure and the party in the flat upstairs on our first night which was attended by a large number of young people. Perhaps one went home minus her underwear because when the blinds were opened the next morning the view over Frederick Street had been enhanced by a pair of knickers which had snagged and were hanging on a cable outside the window.
The property would get a "never again" because of the appalling state of the entrance stairway. Even though a warning and apology was given in advance of arrival that it was "dark and under refurbishment by the owners over which we have no conrol" I did not expect it to be so bad. It was filthy, dark. even had blood stains on the wall and because the door didn't self close it was often left open by neighbours. On party night they propped it open with a bag of rubbish (which tells a story) which left it open for anyone to come in for shelter or any other purpose. It may be that there is no control over the refurbishment but surely the stairs could be cleaned.

Just the best apartment
FAbulous apartment. Gave us a bit of a shock when we first arrived as building was being rennovated and the stairs were a bit of a mess, but once inside - we were delighted.
Definitely be back to stay here again.

Lovely apartment in great location
We were a party of 4 middle aged couples and this property worked really well for us. All the bedrooms are spacious and each couple were able to have their own bathroom. The beds were comfortable and we didn't have any problem with noise, although ear plugs were supplied, which made us slightly worried! You could just hear the sound of music from the piano bar several floors below, but you had to listen for it. There was enough room in the lovely lounge to cook breakfast (as is our tradition when we are away!), eat and socialise together.
The location is brilliant and gave us easy access to Princes Street, the Royal Mile and various venues for the Fringe. I would definitely recommend this apartment.
As one last point, there is currently work going on in the communal stairway, this didn't disturb us but it did mean that there was no light in the stairway when we came back late at night. Make sure you have a torch on your phone or take a small torch out with you.

Lovely appartment in an ideal central location. Really well equipped and furnished. Had a great family get together. Plenty of places to eat out. Chez Jules in Hanover Street is worth a visit but booking advisable.
