We had an amazing time as always in San Pedro. The house was perfect for our family of 15. Cora was amazing scheduling photographer & minister for vow renewal and was great at answering all questions! We had the chef cook 2 dinners for us which were delicious(if u have big eaters/20y/o boys I would order extra food. We used johnny for 3 different excursions, scuba diving, snorkeling, and fishing- him and Victor went above and beyond. Would def stay next door at the new house next year. Make sure u pack plenty of sunscreen and bug spray. Also big shout out to Jorge who always took great care of the property and any repairs we needed.

Best week ever! The house was amazing, the pictures online are amazing but the house is even better in person! Easily accommodated our group of 17 & our wedding with 35 guests! The house was clean and the beach was cleared of sea grass daily. Pool was awesome! Some reviews on google mentioned ants we had no issue with bugs at all I think we saw maybe 3 small random bugs in the entire house the whole week we stayed there, I only mention due to other reviews which gave me pause before I stayed here just wanted to let anyone concerned about that know it’s totally a non issue! Cora & Johnny were awesome! I felt nervous before arrival on all the logistics of groceries, golf carts, excursions etc. but somehow they just worked it all out and everything was there when we needed it like magic, so impressed with them! Perfect example of them going above and beyond, there is construction next to the house and a sort of wall/wood planks separating it which I did not find a bother at all even with our wedding ceremony being held next to it but the morning of our wedding we awoke to workers covering the wall entirely with beautiful tropical greenery without us ever having said a word about it, turned out to be one of my favorite things from the day & something I didn’t even know I wanted. I cannot say enough about how amazing our entire stay was!

My family of 12 celebrated our 60th. Wedding Anniversary at Mandevilla House in Belize in August. The house was wonderful. Well planned, and laid out. We all had our separate rooms and plenty of bathrooms. There was never a conflict for space.
The house manager was wonderful and took care of ALL of our needs. She scheduled all of our tours and we had the best guides ever. She also made arrangements for the cook who was also great and provided not only great food, but more than we could eat.
The beach was cleaned everyday. The garbage was removed everyday.
The house is 30 minutes, by golf cart from San Pedro, but provided a great place for the entire family to interact. Something that doesn’t happen often due to jobs and living in different locations.
All together, I would give the Mandevilla 5 STARS *****

Our trip was simply amazing!! Cora and Johnny are the best. We have memories that will last a life time. Jorge was always around making sure the property looked nice for us. Cora organized our flight in and out, golf carts, fishing tours, sunset cruises, snorkeling and dinner reservations and was there for any questions we had. Johnny and his team took care of all the fishing, snorkeling, beach bbq. We will be back. We feel like they are part of our family and if any of them need a place to stay in the states we will gladly offer them a place to stay with open arms.

I’ll preface this with we only stayed a couple of days because of family issues but there are some things that need to be fixed. The biggest issue for us was the air conditioning. The air conditioner is way too small for the living area. It was hotter inside than outside. The master is also really hot as well as the other master on the top floor. We had an issue with ants too, particularly in the queen room upstairs. The container house also had some ants. Lastly there is a lack of furnishings on the rooftop bar. There was a small couch and a couple of chairs but not a table to eat up there or enough seating for 11 that was in our party. Being that we were only there two days that is all I can say about the house other than it is quite far from town.
I have nothing but praise for Cora and Johnny. They are wonderful people. Cora took great care of us even after we left the house and Johnny Boy Tours is a top notch outfit. Victor even got my daughter in the water with the sharks! I would go back again and again with Cora and Johnny taking care of us. I highly recommend booking excursions with Johnny. You get private and personal attention. I just can’t say enough great things about them.
All of that said. I wouldn’t rent the house again.

The house was great. We rented the main house and casita for 12 adults. The pool, the views, roof top bar area and beach were all perfect. The location was a bit of a drive into town but it's Island time so take it slow and enjoy the views on the drive.

This house is amazing, but the thing that makes this house really special are the caretakers, Cora and Johnny. Cora was available to help arrange anything we needed. Arranging tours, flights, golf cart rentals, a chef, etc. Johnny is an excellent dive instructor, fishing guide. He’ll even pick you up on the boat at the house. No need to drive into town to get on a boat. And Jorge the groundskeeper kept the place looking/functioning great every day.
The house is large, clean, well appointed, has a nice pool, kayaks, stand up paddle boards, etc. The new rooftop deck is beautiful and was a great location for a nice dinner. Excellent location to watch the sun rise or set.
I can’t say enough good things about our experience.

Everything in this process was flaky. Cora and Johnny were so accommodating to all our requests. Everyone we dealt with was helpful and friendly. It was a fabulous house and location. Thank you for a great family vacation.

Construction, materials and equipment everywhere. The house manager, Nurse Cora (NC) briefed us with rules and expectations. We had to buy our own drinking water/ toilet paper and clean the house. We had to strip the beds and sort our towels when we left on the last day. We were not given any keys and workers were entering casita and house whenever they wanted. ($400 cash went missing on day 2 from the casita as there was no safe in that building or in those bedrooms and no keys to keep it locked during the day. All other bedrooms had safes). Stairs into the casita and home front and back doors had no handrail and had at least 10 steps of extreme high incline. In the listing, it was described as only a few steps. There were no stairs or ladder into or out of pool. One of my guests fell on the steps twice leaving her with 2 black eyes and broken nose. She flew home on day 5 because it was so unsafe for her to be there.We were told not go outside from dusk to dawn because alligators will be breeding in their "lagoon". It was more like a nasty smelling swamp filled with debris. However, it was cleaned out on days 6 and 7 of our 8 day stay. We didn't get any clean towels by day 5 so I contacted NC and she told me it was the helps day off and she would have them picked up on day 6 and returned to us on day 7 of our 8 day booking. I demanded we get clean towels and she arranged for a few clean towels. We were given the wifi password but it was extremely slow if it worked at all. We had to reset the router several times a day to no avail usually. Walls were heavily soiled with marks and damaged sheetrock. Utensils were in poor condition and coffee pot often spilled over.I asked NC where can I find a dish towel to mop up the spilled water on the counter tops and she told me to use the floor mop!! I pointed out to NC where there was a trail of ants from the kitchen she told us to go buy bug spray. Casita was an incomplete work zone, with dangerous steep stairs and no handrail into or out of shipping containers it was made out of. Glass sliding door was broken and there was nothing to keep someone from falling at least 4 feet onto the ground.The house was definitely not anything luxurious it was in fact dangerous to go into and out of. No railings or anything to hold onto to climb up and down stairs. Pool had zero stairs or ladders to get into or out of. Lagoon was a swamp filled with possible life threatening alligators.

It was beautiful, secluded, and well kept. The kitchen had everything we needed, and the property managers were fantastic. Cora & Johnny arranged for everything we asked and things we had zero idea we even needed! They were both super responsive and friendly too. I honestly assumed we would pay a giant premium for their services but I don't feel like we paid anything extra at all. All 5 couples had nothing but great things to say about the entire experience from start to finish. Well, other than the fact that we eventually had to leave and go back home. The location is a bit south but that was fine with our crew. It felt very safe, even safer than being in town, and we enjoyed the golf cart ride into town. There are still a few restaurants very close by too.

This is our second stay at this house. Our first with the new owners. The new owners have made some nice improvements to the house. The new furniture was nice. Cora was so easy to work with, before and during our trip. Very quick to respond to our questions and needs. Johnny was an excellent excursion guide. Very knowledgeable and an advocate for the environment Picking us up at our dock was so nice!
Even though the water was a bit low this time around some of still managed to do some snorkeling right from the dock.
The house is about 3 1/2 miles south of town but we have preferred that. We like the privacy that offers.
We found only 2 kitchen towels and 1 dishcloth in the house. The others on the 2nd and top floors didn't have any to do their dishes. It also seemed that all the cooking pots and pans were on the 1st floor. There were plenty of bath and beach towels, and nice ones at that!
We took advantage of the chef and ordered in a traditional Belize meal of chicken, rice and beans and coleslaw our first night there. It did not disappoint! There was plenty of food and a reasonable price. I would recommend this!
Overall, I would recommend this house! It's beautiful and staff is amazing! It's UNBELIZABLE!

Our family Christmas was spent in San Pedro, Belize at this amazing home! Everything was perfect! Cora and Johnny were absolutely amazing with everything, from the fishing trip, beach BBQ, snorkeling, and even dinner reservations. The house was perfect for our large family. The only thing that would have made it better would be if the water was a bit deeper to swim in off of the dock. We will definitely be back again soon!

This was our first trip to Belize. We have been having family get togethers for years celebrating Thanksgiving. This year we decided to go to Belize. There are 11 of us including 5 Grandkids aged 13 to 23. This house (Villa) was perfect for a large group, 6 bedrooms, 5 baths on three levels overlooking a pool, private dock & of course the Caribbean Sea. Beautiful. Cora & Johnny, the caretakers were fantastic! Cora was the main contact for us & helped us arrange everything including groceries in the Villa upon arrival, a catered dinner, a photographer to record our troop & more. Johnny was our snorkeling guide. He & Luis took very good care of us & showed us all kinds of sea life. This was my wife & mine first snorkeling event in our 75 years of life and they personally made sure we enjoyed every moment of it! Our group of 11 highly recommend the Villa Incomunicada. Cora & Johnny if you want to have a memorable trip to the Ambergris Caye! We would do it again tomorrow!

Property was amazing minus the unsafe dock and poor communication. Maintenance man was on site and the bathroom had no curtains making some feel uncomfortable. Was not told they didn’t provide toilet paper until we ran out. Cora then advised one roll per bathroom our bathroom roll had enough to use the bathroom twice. She never advised how many towels we had been provided and then charged us for missing towels but we have no way of knowing how many we actually started with. The food the “chef” provided was amazing but she was not a chef but rather a local cook. I was disappointed with presentation but food was amazing. This place can be outstanding with better communication but as for now I would not recommend or return.
