We stayed 4 nights over the holiday weekend as a large family at BBH. Everything was clean, made sense and was well appointed to ensure a good visit. The location is walking to Easton beach, with a few little gems of restaurants right there within walking distance also. For an easy no-cook night, the pizzeria was perfect right there, as well as the Italian shop. There is also a nice liqour store which was helpful, as traffic was (typically) insane in Newport for a holiday weekend. The kitchen was great at the house, appointed well with everything needed to make great meals to feed an army. Beds were all comfortable and cozy and the views from the balcony were perfection. Sara was a super amazing host, very communicative and supportive. We had a great time!

We had a wonderful time during our stay at Briarwood Beach House! The house was exceptionally clean, and the kitchen was very well stocked with dishes, utensils, pots, pans, etc. everything you needed. Appliances all worked well. The beds were comfortable too! The children enjoyed playing with toys and games in the house, and we all loved being so near the beaches. There are other things to do nearby besides beach activity. Many historical sites to visit. The loft apartment was great and while it had a separate entrance, it didn’t seem too disconnected from the rest of the house, and we went back-and-forth between the two easily. There were ten of us. All in all, it was a great place for a wonderful family vacation!

Host was easy to deal with. Location is perfect to Newport and all of the highlights of Newport. The house was very centrally. Located near restaurants that we could walk to. We enjoyed everything about our visit especially the cold weather. Newport is a very interesting place to visit with lots of things to do and see.

The house was everything we were looking for, a group of us were in town for the Newport race weekend. The house is spacious, very clean, well stocked and a great location. We cannot wait to go back when the weather is nicer to enjoy the rooftop deck! Sara and Lance are wonderful to work with. I would 10/10 recommend.

The property was exactly as described in the listing. There were 11 of us, all family members who spend the week between Christmas and New Year’s together just relaxing and reconnecting. There was plenty of room in the house for us to play games and watch movies, but still go our separate ways when we wanted some downtime. The house was close to so many activities. We could have walked to Cliff Walk if we had been motivated. Sara was great, and just the right amount of attentive. She answered the questions I had, quickly, and was generally a pleasure to work with. We would definitely consider going back to this house. The location was great for a winter trip, it would be outstanding for a summer trip.

Great location & large space for big family
We really enjoyed our stay & would definitely stay again. The property is a 2 block walk to the beach and same distance to the local coffee/ice cream/restaurants/etc. The amount of space was perfect for our entire family (4 couples and 5 grandkids). The separate apartment provided space & comfort for our family with newborns & toddlers. The roof deck view was great for end of day drinks & allowed those with fussy kids to still feel like they were right on the beach. The house exceeded expectations.

I highly recommend this vacation rental to anyone looking to stay in Newport with a mid to large size group. We had three families of four that stayed. There was plenty of room. The location was excellent (a very short walk to the beach). The homeowners provided a ton of beach gear including coolers, chairs, umbrellas, toys and more. The house was clean, well-kept, and very well provisioned with kitchen essentials, movies, and more. The view from the top deck was awesome. We will definitely be booking this facility again.

Perfect for a Big Family
We stayed at the BBH for the Newport Marathon & Easter weekend. The house was perfect for our large part of 11 (which included 3 couples & 5 kids).
We appreciated all of the baby equipment that the owners had ready and my kids loved the toys. The separate living spaces gave us chance to be all together without being on top of each other.
The location was perfect for the marathon. I had a quick 10 minute walk to the start line of Easton Beach - I loved not having to deal with parking and shuttles.
The owners are very approachable and organized. The house is well equipped and there are plenty of parking spots. Thank you for a perfect weekend!

My friends and I enjoyed a lovely long “girls weekend” here for a birthday. Though weather and injuries kept us from enjoying a lot of previously planned activities we were perfectly entertained in the home. We particularly enjoyed coffee on the roof deck in the morning!

Girls getaway
This property is amazing. It's exactly as advertised. We were a group of 9 women and we all slept comfortably and there is plenty of room to socialize. The back deck was the length of the home and plenty of room for all of us. Coffee in the morning on the top deck was wonderful. The view was amazing. The house is equipped with all of your needs for cooking and going to the beach (chairs, coolers etc). We walked to the beach, cliff walk and several great restaurants. Perfect locations to enjoy the beauty of Newport. This property is highly recommended. Sara was responsive and answered all of our questions.

We had a wonderful vacation and thoroughly enjoyed this house. It was large enough for 12 people and was very clean. The mattresses were exceptionally comfortable which I didn’t expect for a rental property. We especially appreciated having the extra apartment for our 20 something year old adult children. Sara (owner) was very helpful before and during our stay and even came to meet us in person. I highly recommend this rental property.

Very well appointed, beautiful renovated kitchen with everything you may need. Beautiful deck with bbq and a pretty incredible VHS collection. Incredibly close to the beach and restaurants. Everything you would need (beach cart, chairs, etc) for a beach day. Cute ice cream shop a couple blocks away. In a quiet residential area and a quick drive to the downtown waterfront area.

Fantastic family gathering
Our family had a wonderful stay at Briarwood Beach House over Thanksgiving weekend. The main house and attached loft apartment gave us plenty of room to spread out, and the extra kitchen came in very handy when prepping Thanksgiving dinner. The house and neighborhood were both lovely, and being within walking distance of the beach was a treat for humans and dog alike. Sara was exceptionally responsive and easy to work with. I would love to stay here again in the future.
