Can't say enough about this house. The pics do not do it justice. We enjoyed everything about it from watching the sunrise on the pier to swimming in the awesome pool.
The caretaker Abner was always there when needed but out of site most of the time.
Booking was simple and communication was excellent all the way through. Would 100% recommend this place and would definitely stay there again.

I cannot speak highly enough about this house!!!
The location is absolutely perfect - far enough away from crowded San Pedro to feel secluded without feeling isolated. There are several well-stocked grocery stores nearby and outstanding restaurants nearby (north of the San Pedro bridge).
The house was spacious enough to accommodate 5 of us and could easily have done so for 7 or 8 people. The private pool was a godsend, as was the private dock for taking in the sunrise/sunsets. We absolutely LOVED that they provide two 2-person kayaks - rowing out to the pristine clear-blue water finding conch, starfish, and all sorts of native sea life. It was like being on a free excursion!
Finally, I can't possibly express just how amazing the on-site caretaker, Abner, is! Each morning, when we eventually migrated to the pool, he would swing by to check and see if we needed anything, take out our trash, clear seaweed from our portion of the beach, etc. He and his family are unbelievably sweet and truly enhanced the quality of our stay. We were there when Hurricane Beryl was bearing down on the island and Abner made a special point to keep us updated on its progression and, prior to its projected impact in the area, came and closed all of the metal hurricane shutters that are on every window and door of the house.
Apologies for the dissertation, but this property deserved nothing less. In short, book this house!

This home was our very own private paradise for my family of 5 - ages 18-49. Pictures don’t do it justice. We went the end of June and it was amazing!!! The weather was great, very low crowds, mosquitoes weren’t bad (I’m highly allergic to their bites and don’t ever leave on our tropical vacations w/out Jungle Juice!), and there was no one ever around us on the beach or on the dock! We knew the house was farther out and of course rented golf carts but I have to say, we all preferred being out of the city because the house, pool and beach were so private and gorgeous!! So many people seem to complain about the bumpy roads but we didn’t find them a big deal at all and anyone who travels to other countries shouldn’t be surprised, it’s all part of the fun and experience. It does take about 25 mins to get back to the heart of town but there’s lots to eat and see between there. Also Secret Beach is only about 17 mins away - although I was put off by all the sand fleas that bit me up there in the water so I wouldn’t go back in. Didn’t have problems with that at this house or anywhere else on San Pedro or Caye Caulker. The house itself had more then enough room for us, was very clean, cool ac, and loved having a washer n dryer! Had enough of the essentials to cook meals and is well stocked with toilet paper & towels. We loved the care taker Abner and his sweet family! He was respected our privacy and takes great care of the property/pool, beach front and guests. BOOK THIS HOME!

Tropical Escape definitely lives up to its name. It fits in every dream of a beach house on an island. It is well kept, clean and has the most thoughtful details. It had everything we needed and more. The pool is a great touch, especially if you go during the summer months - I could spend hours at the end of the dock. Abner and his family are the most wonderful people you will come across and they are more than willing to help you get set up with whatever you need. I am already planning my next trip. Thank you!

Unfortunately, there is no privacy due to the caretaker and his family constantly going back and forth to use the pier. We brought fishing gear but it was difficult to find the pier available. In the evenings after dark we figured they would be in for the night. But our nightly swim was always accompanied by the family strolling through on their way to the pier which made us uncomfortable. Its a lovely home, but it is not a 5 minute drive to town as the description states. It takes a good 1/2 hour, which was fine. Be aware that the curtains in the bedrooms are very see-through, whether it be day or night. The TV shown in the upstairs bedroom was gone and that would have been nice to have being that the wifi was in and out for streaming. A generator would be a good addition if even to run the refridgerator when the electricity goes out. We lost all of our meat because of a 14 hour power outage. Candles would also help out being that we were not prepared for the outage. I believe that the owners do not know that the caretaker and his family are being as intrusive as they are. While we were packing our cart up to leave the family was already over at the pool getting ready to take a dip. I would stay again if the privacy issues were taken under consideration.

We have stayed in this home 2 times and love it! It is located in a great place, the water is beautiful and the dock is perfect for relaxing and watching the boats go by. Having a pool is a must and rare to find. We will be back again next year!

House set up was perfect. Abner was so awesome. Reef access and kayaks were used on a daily. Very private and away from hustle and bustle but have nice grocery stores close by. The pool is one of the best we’ve ever used. My family will stay here again. We saw rays, barracuda, nurse sharks, and dolphins swim near our dock. We made so many memories here. Highly recommend this place for a vacation. We did 10 days. I just want 10 more.

My wife and I enjoyed a delightful six-night stay at Tropical Escape. The house was fantastic, and its location offered the perfect blend of tranquility and seclusion. Don't hesitate to make your reservation!

We chose this property because of the number of people it could sleep, proximity to good snorkeling, and the pool. Abner was always available to help with anything we needed and knowledgeable of the area.
We liked the proximity to Mexico Rocks for snorkeling. The pool was a great plus.
Very comfortable home with nice appliances and nice kitchen.

Our stay could only have been better if the roads were better. The property was exactly as described. The beds were comfortable. A small problem with one of the AC units was fixed as soon as we reported it. It all started with Jessi, the representative of the management company. He answered all our questions, arranged our rental golf cart, and helped us plan where to eat and what excursions to take. The pool was always clean. The on-site caretaker was excellent in every way. There was even an Osprey nesting at the end of the pier.

We really loved staying at this property. The house was as described and fit our family of 8 perfectly. We enjoyed the spectacular views and the pool in particular. We were able to kayak to the reef and fish off the dock. Abner was wonderful and full of information. We were also lucky enough to be staying there when the owners were next door and they were the nicest, most helpful people ever! It is quite a jaunt into town, about 30 minutes. We loved this property and would highly recommend staying there! We will be back!

The property was exactly as advertised. Communication was excellent. There were no good knives and when we mentioned this to the property management they brought us a brand new butcher block filled with excellent knives and scissors. Abner, the caretaker who lives on the property was wonderful and extremely helpful.

The house was in a wonderful location! It was right outside of town giving the right amount of privacy and it was easy to drive in if necessary!
The place was also absolutely beautiful and communication with the hosts went great! We will definitely have to come back next time we are in Belize!

The views were spectacular! We wanted something more private and the care taker (Abner) really respected that, but was also there if we needed anything. Loved the upstairs bedroom that opened to the veranda.

Wonderful property with amazing views. Family loved every part of this amazing vacation. Property was wonderful at getting the house stocked with groceries for us when we arrived. Beautiful place and great people!! Abner and his family were super nice and helpful!! There son Anthony was so cute!! They were always there for us. Jessie was great too but we didn’t get to meet him. He helped us get tours and golf cart set up before we got there. 5 stars all around!!

It was an absolute dream!
We needed this vacation so bad. Our time in San Pedro & at the house was perfect! Abner was so sweet & helpful, the local boat guides treated us like friends and we can’t wait to come back! We cooked a few meals at the house and took a dip in the pool everyday.

Happy guests at Tropical Escape
We were very pleased with our whole experience with this vrbo! It is a great house! Jessi, the host manager, was so very helpful and answered all of many, many questions ahead of time. He helped arrange golf carts, food and drinks. And guided us on getting to Ambergris Caye from the airport. He can arrange activities for you as well. Abner, the on site caretaker, was a pleasure! He cleaned the beach area, got us water, answered questions and was so very kind. We highly recommend Tropical Escape.

Quiet and relaxing!
This unit was slightly further north, so expect roughly a 25-30 minute golf cart ride from San Pedro town. Although it is further out of town, the property was beautiful. On days we didn't feel like driving back to town for dinner, there were several restaurants nearby to eat.
The house had everything we needed for our stay and was very clean. I had read in previous reviews that the AC didn't work, but I'm assuming that has been remedied. The AC worked extremely well and we had to turn it down because it was too cold even for us pacific northwesterners.
Abner, the caretaker, did a great job of checking in on us. He is an extremely hard worker and was out every day cleaning up the sargassum on the beach. It truly is a never-ending job. As he cleans up, more is being washed to shore. With him cleaning everyday though, the amount in the water close to shore was noticeably less than other areas on Ambergris.
We were able to use the kayaks and launch right at the end of the dock. Not much sargassum out there. The reef is a short 0.2 mile paddle off shore. Some areas were only 4 feet deep and we were able to snorkel the reef, everyday, right out the back door.
I would definitely recommend this house for those who don't mind a little longer golf cart ride and would appreciate the peace and quiet it offers.
Thanks again to the manager, Jessi, and the caretaker Abner!

Sunny, beautiful, quiet, and comfortable!
What an amazing spot, everything was just as we had hoped! Jessi was a very good communicator throughout the process and Abner, the on-site caretaker, was incredibly friendly and helpful. The home was spotless, the view was incredible, and the beach was amazing. Close enough to secret beach and San Pedro proper but far enough out to be quiet at night. Nothing but us and the crashing waves. Meanwhile, the kids had a great time with plenty of things to do. Couldn’t have asked for more!

Loved it - can't wait to go back!
The property was great! One suggestion would be to split the upstairs into more than one bedroom. There's a lot of wasted space up there. Even though there's a futon in the master bedroom, it would be nice to have more privacy by separating that out into two bedrooms.

Beautiful stay in paradise
The house and pool were a delightful escape. Jessi and Abner took great care of us! Location is a good ways north of town, making for a quiet and secluded retreat.

Spectacular family vacation
What a wonderful surprise!
This house is a treat, away from city sounds and all the comforts of home. Sunrise fabulous every clear day. Pool was a big plus for our 3-thirty something daughters! Private dock so diving pick up was a breeze. Plenty of room for all to enjoy!
Thank you for a splendid warm weather vacay!!

Beautiful house!
We had 2 couples staying here for a week in October. The house was unlocked with the AC on when we got there, so "check in" was a breeze! And Jessi arranged some groceries for us to be waiting at arrival, which was very convenient! The pool is amazing (ask Antonio to turn on the pump so the waterfall turns on!) and was just perfect on the hot hot days. The beach in Belize all has that dang seagrass now, but Antonio was out there every morning raking the bulk of it up for us. He also got out the kayaks and we had a great time going out to explore. It's about a 30 minute golf cart ride into town, which for us was perfect. And there are a lot of restaurants and bars on the North side before town, too. Make sure you go over to Secret Beach, as well - which is an easy trip from here. We had a great time and would highly recommend this house! Just know that the stunning, giant, master bedroom is upstairs and has high ceilings - which means that it's impossible to really cool it off when it's a zillion degrees outside. If you prefer to sleep in an igloo, like we do, you will probably want to sleep downstairs in one of the smaller bedrooms. ;)

The views were incredible and the house was wonderful! We (unfortunately) were there during the invasion of the sea weed so our beach was unusable in spite of the valiant efforts of the grounds keeper to scoop it up. Fortunately we did not have any kids who missed out because of that. My biggest issue is with the kitchen equipment. The pots and pans don't have lids that fit and the frying pans .....let's just say that I missed my cast iron all week. There are only a few spoons that are not tablespoon or serving spoon size but I am sure they will fix that. Sharp knives were missing also. There were a couple of short serrated knives but cutting up pineapples was a challenge. A pizza cutter would also be a welcome addition to the kitchen. The roads are really bad but the tollbooth is gone so you no longer have to pay to go into town (other than the jostling ride!). We had an amazing time! Don't miss the snorkeling!!! Have fun!!!

Would not stay here again.
I have to start this review by stating that I am a seasoned traveler. I have been around the world and am not against paying a premium price for a premium property. The house was adequate for the cost and I believe we would have been happy with our stay had the pool been in better shape. We rented the property for 10 days initially. My family's flights out were delayed by 2 days and we were able to contact the property manager and they graciously agreed to extend the rental for two days, so thank you for that. So back to the pool. When we arrived the pool looked like it was filled with milk. It seemed clean but you could not see more than 6 inches into the water. I own a pool so I know this is not right. We contacted the property manager and they said that they would get someone working on it immediately. It was day 6 before we could even see more than a foot deep. By day 8 we could barely see the bottom of the pool but now the pool pumps and waterfall would not come on. They finally called the pool guru on the island. He came and inspected the pool and when he tested the water he said that the phosphates were out of control and that they would have to be delt with. I asked him if it was safe to swim and he would not give me an answer but I know that he would not get in it. Once again I complained to the property manager and they finally agreed to reduce my rental by a single day. Definitely not enough. There were other issues also. When we checked in on the first day there was not a single bar of soap in the place. They got us some the very next day but after traveling for over 12 hours we had to take a shower using pump soap from the kitchen sinc. Unsatisfactory. Also, the shower heads need to be replaced. The one in the master bedroom would barely pass water. And lastly, it took two days of the air conditioning running at full blast to get the master bedroom cooled off enough to get a good nights sleep. This is our 5th trip to Ambergris Caye so I understand that sometimes not every thing is 100 percent but believe me when I say that we were not satisfied with the rental and would not rent here again.

What a great vacation we had on Ambergris Caye staying at Tropical Escape! The house and beach were even more beautiful in person than in the pictures and was very clean and comfortable for our group of 6 friends. We worked with Jessi from the property management company to arrange our golf cart for the week (including an extra one with driver to get our luggage to and from the airport) and also to stock the house with groceries before we arrived. Our flight to the island was early and with a quick text to let him know, we were picked up early without a hitch. Jessi was extremely responsive during our stay as well as after when we realized we may have left expensive headphones behind. The house is within easy walking distance of a (very) small grocery store as well as a wonderful restaurant. The only couple things I would caution is first, the house is a 20+ minute rough fold ride to town. Second, the beach at the house is not easily swimmable. The water is very shallow and almost 100% sea grass, plus there is an abundance of ugly stinky seaweed. The caretaker does his best to take it each morning but it’s a losing battle (this is a problem all over the Caribbean the last several years). All in all, a fabulous vacation and we would definitely stay here again!

I wish we could have stayed forever
We spent 2 weeks here, my dad, brother, fiancee and I. It was absolutely amazing. It was a little ways outside of town but we had a great time cruising back and forth on the golf cart. There are some pot holes to watch out for but once you learn the road it was no big deal to avoid them. The caretaker, Antonio, was so helpful!! He was always available and friendly. He even gave us bait to go fishing when we couldn't find any. He had great suggestions and advice and pulled our kayaks in and out every day. I highly recommend Ali Mermaid tours if you are looking for a fun day, snorkeling, spearfishing, caye caulker. They picked us up right at our dock several mornings and took us for a great day. The snorkeling under the dock was great too, just make sure you stay close to the dock as boats come a little close. We saw manta rays, barracuda, turns fish and even a nurse shark while snorkeling around the dock. I highly recommend this place!!
